  1. The wonderful part of having HDB Mortgage loan is: whether partial(in multiple of $5k) or full redemption, just go to branch office & settle, no fee, no lock-in, no penalty. Can I go there every month to make partial payment of 5K? What'll happen?

  3. Believed your developer or MC, has bylaw to choose a limit range of gate, stainless steel S316 is the most costly so far I have ever come across, if those "wrought Aluminuim" @ $950, quickly grasp already lah.

I also try to use as long as possible, but.... -compressor >$600, easily spoilt when at engine at high rpm & sitch aircon on/off. - 4 Absorbers >$1,500, usually 3 yr the spring & gas no good already, lost the "damping" effect - Timing belt >$2,000 with engine gasket..+ time loss - Battery, 70AH >$100/pc - Tire, normal, cheap >$70/pc - Engineer Oil change+ filters >$300, worth to get good brand - Some more road tax + insurance - Got scratches here & there, I don't bother All "waste" money, but convenient.
  5. Today just managed to let go 200 lots of C & O, prepared to forego the divident of $0.04/per share book close on 8 July. Div $8K. One must look at big picture first: - Greece's debt is a structural problem, the lending or bail-out is temporary. The EC countries need to "win back" the confidence of private criditors, in terms of restructing measures, which take long time. - Though US has "improved job employment figures, home sales, retail sales....", all these figures can go down anytime. US's debt is also very terrible, ppls keep spending "future" money. If yr friends keep buying things on credit, u still want to walk side by side with him? - China curbs property, when stopping?Once bite, ppls take 6 months to erease the memory. - Gov likely to do some curbs on property here, after GE, especially the COV issue. All these are "not good signs", though S'pore or Asian countries in general, have bright futures and prosper well. Stock mkt is very sensitive to "news" & volatile, up this moment & down the next moment, always "run" ahead of economic situation of a country.. - One must keep on reading to have "1st hand" info, if you get "news" from newspaper- it is too late. - Based on experience, build the anticipation ability to see/smell/hear/think what are happening, then what will likely to happen next. - Again wait for the day of 19/5/2010, see what happen.

I try to change car every 3-4 yr, before major overhauls which are really "costly" -Timing belts, - Compressor -Absorbers -tires,break, coolant, battery, engineer oil/gearbox oil - are consumables, get them changed before complete breakdown

  9. Goes to DIY store, buy the spirit-based pen (many color to choose from, with metal inside, need to shake before use), do touch-up on the edges. Use a ruler to guide the pen...
  10. Red Kitty, 1. You must have been "conned" by agent on the submission date: He can only submit resale application for the THREE parties at one go. 2. Question is if u were informed of yr existing seller's intention to buy resale by contra when you paid the deposit? Or at which pt of time you noticed such? 3. Since comm agreement has been signed , u need to pay, pay not before 2nd appointment. 4. Don't too happy yet, you don't know what will happen on 1st appt, any one of the 3 parties "forgot" to bring needed doc, or like home titl deed "lost", then, very good luck to you, the whole transaction, come to worst, might be "voided", if needed doc cannot be re-produced in time and the 2nd appt cannot be done 8 wk after the original 1st appt (although doc did not bring...). 5. I guess, HDB pays "special" attention to cases like this (lost doc), & make sure COMPLETION done within 8wk after 1st appt. My case was like yours, 3 parties involved, one party "misplaced" title deed and dared to appear on 1st appt & told hdb officer such, waiting all parties' time! Pls note, cpf board take "3 weeks" for forms to be "effective". Can use this as "tool" to "play" the other parties out, make their necks longer.
  11. To make/DIY: Lian Hin, 263 Jalan Besar, tel: 62946801. They sell stones, especially Granite & Marble. Measure & make, can cut holes here & there, many nice "edge patterns" to choose from. Tell them your measurements, they will cut and you have to DIY. Granite is much better than marble. Marble's surface will look "dull" and non reflective after sometimes cos of "compressed minerals" . Granite is much harden, almost anti-scatches. My Kitchen's top get from there. (Galaxy....) To buy loose & "assemble"/DIY: Try PolyArt marble at 284-286 Changi Road, tel : 64474026. Those old coffee shop marble tables... May I know the reason for DIY? Birthday present? Want to "make" something sentimental where money cannot buy?

  13. Buy a house of 500K is cheap, duplicate a key at $6 is super expensive? $3 a bowl of mee in coffee shop is expensive, $12 for the same at restaurant is cheap? I think this world is up side down for thing like these.
  14. Wife & MIL see lizards as if "big enemy". Once spotted, this lizard sure die, no way to escape. - Spray bygone until lizard blurr blurr, fold up used news papers & www - Hide at small corner, then pour hot water.... - In kunpong time, I used to catch lizards with a coconut-leave stick, one end tie a movable knot, then slowly move the knot to front and talak, wow...long time never use this skill already. Very effective method to catch not to deter.

  16. Induction cook is efficient, good for "open-concept" kitchen, even good for the "steam boat".   17. Want to make "pull-push-cart" with 4 castors? Might as well get a "taiwan brand" collaspsible trolley, 120kg capacitory, at abt $80. Remember to put reinforement bars at sides if the platform area is large. I'm a "handon" man. I even built RC planes, with my own design(airfoil), using balsa wood.
  18. Vinegar is acidic, have chemical reaction with cement at those gaps. Mop floor everyday with diluted detto. Forced windy, make air moves, reduce humidity will make less fine condensation on floor.

  21. I doubt so. Seldom touch kitchen stuff, my MIL's territory, sorry lah can't really remember. Unit sold in Sept 09. TOP 2006. ABS material usage in capentry is quite recently (~ 2 years). My present sliding wardrobes also partial using ABS sheet, instead of "laminate". Personally, I prefer Alu. for the trimming, hard & solid, though the color a bit dull. Next, my kitchen top is solid black granite "glaxy... don't know what", 16ft, cost me almost $1,500.
  22. Mosquito plant cannot "repel" mosquito. Lemon trees do, because of the strong smell of the leaves & flowers. Lemon tree attract butterfly also. Imagine, 13th floor, butterfly also can "detect" the smell, lay egg, .....
  23. Nowadays, ppl like "quick fix", keep mentioning "efficiency" and provide lots of "lip service" and not "effectiveness". These ppls like to do things first & correct later, without realising the truth of doing the "right thing right at first try".
