Seem no one interested to give some insight. Let me start. 1. After selling yr existing unit, sure you can "add yr name" into yr mom's existing unit, approach HDB brance they will asssign lawyer to do this, or you can get your own lawyer, of course need to pay money. "Add yr name" is actually referred as "Transfer of ownership" on grounds of family members and there is monetary consideration ans is "by way a gift". You must decide you appearance as co-owner is in the form of Joint Tenancy , or Tanancy in common. 3. Yr mom's unit present is under HDB's mortgage loan? If so, things will be simpler: After "yr name added", approach HDB brance, tell them you want to do partial payment, lumsum payment, or shortening the loan tenure....and deduct $ from yr cpf account....cos you are a co-owner! 4. Or yr mom's unit presently under private bank loan, & you intend to switch it to "2nd hdb concessionary mortgage loan" under your name, after u become co-owner? Must meet many conditions to be eligible to apply for "2nd hdb concessionary m l". You need to check with HDB personally, or you can online check your eligibility. Wish things happen in accordance to what you plan for.

I've 9 bros & sisters, I positioned 2nd count from bottom. When my MIL/wife start the music, always reminded me of my late mother who always started from DO, then Ra, Mee, Fa, So...then down again and same cycles kept repeating. I understand how you feel, quite misery at times but say to yourself: "what to do!"Can imagine what I have been through all these the years. Take this as a "challenge" to perfect your skill/kong fu to deal with such situation. I dared to say that yr MIL's style is very unlikely to be changed, you need to "change" to adapt the situation in order to get peace. I truely experienced the chinese saying "Home peace everything prospers"

Don't spend time watching transcations, waste yr time. Hold & wait till 19/5 when deadline up for partial debt to be paid by Greece. Iceland/Spain/Portugal/Greece/Italy s' total GDP < 5% of wholeworld. The stock mkts are "over reaction". Many co's dividend payable due this month/june/july, just hold. The problem is china at this time curbing the property mkt, adding salt to wound.

Hi kalimantan, fyi San Yuan(三元) school & San He (三合)school, believed in using Bazi & directions(方向), but not classical school. Bazi = year/month/date/time, also called "4 pillar" & each pilar has one 干支,so total has 8 words = 八字. Tang dynasty's 李虚中 first invented bazi-calculation based on YEAR, but found conflict later- all born in same yr has same fate? Further improved by Tang Dynasty of 5th generation's Taoist 徐子平,added in month/date/and 干支(time), therefore reduce the possibility of "error" by 8 times. As time passed, (don't know who already) some "clever" fsm/taoist "incorporated" the bazi into the "directional factors" and concluded thus which element/direction facing are "good"...... Anyway, personally found this "bazi" theory is crazy, especially the "directional factor" which is really "hard to be digested/believed" -

Background: My mom-in-law( MIL) has been staying with us since day 1 we married in 1993. Before this, wife & in-law stayed in one-rm rental flat. MIL takes care of my 2 children since day1, now elder is 15 yr, second is 13 yr. We experienced through ups & downs, from 1rm rental to 5 rm then condo and now back to 5rm. MIL does the cooking all these years. Wife & myself can't cook. My parents passed away in 1984 & 1994 respectively. MIL "nags" also: Morning/dinner time music starts Note the following comments: - Basically nagging is a show of concerns, but expressed differently and may appearred to be ear-spooky & tension-pulling, think further: - How many years can she live on this earth? - What has she "done for you" all these years? - Take the nagging as "music", try to appreciate it. - She needs to talk to express feeling - Always remember :talking is better than no talking On the other hand, - Always try making her feels happy, good mood, so less "nagging" - MIL's knee started having problem: told my wife, quickly bring MIL for oversea tour as many as possible, before "too late". - MIL initially refused gel inject to knee which costs $5K (to save money). I told her: "If health which money can buy and we have the money, let money settles it". She took my words. Show those "little, little" concerns towards by asking how she feels today, bring her out for a meal/stroll, elder ppl especially need flash air & big open space to relax their tensions. A chinese proverb says literally sound like this: "Trees want still but wind non-stop, children wish to feed but parents no longer there".

Now got a clearer picture of yr situation. 1. Just spoke to & confirmed with an agent friend : The COV to go into cpf account issue is still in a "discussion" state, expected to be in force pretty soon, likely to be after the General Election(PAP & WP candidate-would-be, just knock on my door last night & the night before), as the present's high COV issue seemed getting "out of hand". PM Lee in March, in his speech, already "hinted" not only this but may include "all profit" to go into cpf account & the minimum sum keep increasing....hor hor hor 2. If this ruling(COV issue) to be into effect, there bounce to have a "cut-off" point/date, I believed, you are safe. Seemed the "50% proceed to go into cpf if apply for 2nd hdb loan" ruling not applicable to you, cos you have effected the 2nd HDB loan before the announced date. 3. You have paid 10% to your BTO flat, and can get bank mortgage load up to 80%, and now empty money in CPF OA, yet you need the remaining 10%.... wow, really headace. Reno cost yet another burden ! 4. Have to thick-skin a bit to borrow this 10% from siblings/friends already. Forget abt the bridging loan. Reno loan still can settle later. 5. Quickly get a 80% mortgage loan without lock in period + the 10% cash, then get key & apply reno loan, wait for 2nd appt, then you will be more relaxed. 6. But, remember the "3 month in advance clause" in mortgage loan. Once know the 2nd appt date, calculate the timing, quickly inform bank yr intention to do full redemption, so you can save some interest. 7. Wish you can settle mortgage loan, 10%, reno loan & move in to your BTO before 2nd appt. Only then you can shake legs.

I personally strongly believed in learnt the fishing skills and catch fishes at one's own pace, instead of being given the fishes. Take time to learn/practice the skills to perect the skills, ppls nowadays instilled with "efficiency-oriented" minds & thought $$$ can settle all things. My philosophy is to understand , appreciate and thus develope sense of "enjoy" of taking part in the process......$$$ comes second. -
Froggy, some unclear things here: 1. You're taking HDB's 2nd loan for the new house?Got apply HLE? 2. One person/couple, depending which scheme, cannot own 2 hdb units at one time, so u cannot collect keys for new house because of this policy, right ? But there is a "overlapping" allowance time, not such how long is this period. Anyone cares to enlighten? 3. Why the bank says COV goes to cpf account? Unless you are taking the 2nd HDB loan, then 50% of CASH proceeds will go to cpf account under new rule. U would still have some CASH receivable.

Scientifically, you should already know yr "strong points" & "weak points", likes & dislike & character & which "qualities" are more dominant, ie Active, public speaking, got "charm" like a light bulb, always precise mind like scientist/mathermatician, do thing like to be precision (perfect), .... In management, we know that human's style is very inflexible (old habbit die hard, or you can't teach old dog new tricks...)instead of change your style to suit the job, it is always wiser to find a job which fit in our "comfort zone". Should stay focus on WHATs you want and plan,organise, lead & do minor correction along the way to achieve the goals, instead of hoping by placing "Ikan Bili" items can improve your luck. Must always analyse the situations & tackle to the root cause. Or if you're really desperate, get a fsm is another way, but has to be open to him & tell what your desires, so he can do the analysis correctly and apply the right "medicine". Heard of "make things happen" & "wait for things to happen" theories? -

"you up I up", "you down I down" - better be follower be than leader in this mattery as S'pore is small. Money =m1+m2+m3, see MAS's monetary & fiscal policies. India & China also up their rate to "tarak" & "absorbe" the "liquid" into banks, so make no flooding over country. Too liquidity up CPI and currency worths "less value".

Har? COV go to cpf account? No lah, what goes back to cpf is (valuation - what you have paid by cpf over the year -accrued interest). Can use yr singpass to log on to CPF board to find out the exact amount need to return to yr account if were to sell yr property. The balance + COV are cash.

Aiyo, don't say like that. Experience counts.., 2 experences only, so far. 1st in 2006, borrow $$369K for a condo, did partial, then full redemption, filled up forms here and there, meeting up at lawyer firms, see doc fly here & there. 2nd in 2009, $466K, doc here & there....lucky got wife keep/file all these doc orderly. Kena one time, mentally not prepared, bank revised interest rate dur to unrest in middle east, luckily it was within 6 month after 1st disbursement, I could switch to "fix" rate. After that my wife loves "fix" rate very much, no matter how I present the interest figure we could have saved, I gave in. I'll seach for the interest revised notice letter & scan and post it here, if I remembered correctly, should be about $200 increase monthly!. hope can give some awareness to someone who read. Also ever approached banks for bridging loan, but gave up the idea cos of the interest rate.

Not "job-fit"? Human-relationship skills no good? Too many "gossiping" ppls around you? Feel no "strength" and depressed? Let's recognise the fact that it is not that easy to find a "right job" which "fit" our skill/likes/characters, one always has to "blend in" to the environments, some can do it easily some just very "stubbon"- insisting his own styles. Human relationship building is a "2-way" traffic and its take time....... Take a short break, organise your thoughts, do some physical exercise. Ask: worth to carry on the job?, start new search?, time frame?.... Above are what I will do if I were in your situations, as layman. FS knowledge will encourage me to ask these: - Which elements are "excess" & which are "shortage", in environments(workplace & home) surround me. - My style "collide" with job requirments? From what you described (briefly) seemed that you are experiencing some kind of "mental unrest" and felt some negative Qi surround you to stop you from doing things positively, if true, I guess & suggest: 1. You have "too many" activities in you daily rountine, and your home are "messy". The "fire" element is dominant. 2. Try increase the "Metal" element in you home by eg: folding clothes/towel.. nicely, put in respective place, do a spring-cleaning, throw away those unwanted, keep things nice & tidy & in place, do some "planning" before actions. "Metal" Qi helps bring in wealth. 3. "Water" element could be excessive which causes "depression" and relunctant to interact (improve) relationship with others. Avoid "blue" color things in nature, like shirts, cups.. Stimulate "Earth"- increase "brown/yellowish" color in yr daily life - eg ,wearing "b/y" shirt, put "b/y" woodenbaskets in kitchen, put photoframe in b/y,cup... I'm sorry to say that putting 1 or 2 static "fs items" would not help stimulate your flavourable/required "Qi"s. One must first identify which elements' Qi is "short" or "excess" in his environment, then do compensation to suit him. Do some reading on fs-related articles or books will help increase knowledge on this area.. -
Oh! thank for the web site, I understand the bagua, I've read "I-cheng" also. I understand the lunar calendar methodology - use moon as reference, 12 month a year & every 60 years one repeat the whole cycle. I understand during Jun 21/22 or Lunar's 7th month, Earth is the most further distance away from Sun (longer day, shorter night), but received maximum "radiation" of sunlight at northern Semisphere, but can't "digest" or can't find any "convincing" theory of assigning "direction" to the 5-element. Note: I'm electrical/electronic trained, a baptised christian in 2002, the one and the only family members among 9, believed in One God. I'm married with 2 children, aged 15 & 13 (boy & girl)

My situation in year 2007 was: TA for 12 months, 2nd appt at 11st month, buyer willing to wait till TA expired, we served notice to tenant on unit's exchange hand before TA expiry but they could stay full, last month's rental paid to me, I paid to buyer... The "tricky" part is this "term", buyer is entiltled to all fixtures within unit. Agent did not explain this at first, until after buyer signed OTP..... watch out for this if you want to retrieve some items , act fast before too late. -

Recently, my malay colleague suddenly mentioned to me why chinese so "pun tan", stove & sink cannot put together or face each other...., I use 5-element concept explained to him (anyway, he still blur blur after my expl) Kitchen is a place where "full of fire". Those who're FS-awared understand the importance of balancing of the 5-element within a house, within a body, within an organisation, or even open space surrounding him. Stove is "fire", those reflective/silvery spoon/plates/cup also classified as "fire". Excessive "fire" element within a space/house will lead to active activities, many moments/actions, mental unrest, unnecessary arguements....... To count "fire" is to increase "earth/soil" element, not increase "water". "Fire" & "Water" meets together will "collid" each other. Counter measures: reducing reflective areas, eg change silvery steel to those non reflective, put brown-color cups or basket, round off those whatever "sharp corners" within kitchen. So the "fire" Qi will be reduced. Wealth related element is "Metal" Qi which associates to precision, solid, full, neat/tidy. To increase/strengthen "metal" Qi will help bringing in $$$$. Don't believe? Next time visiting friend/relatives' place, see their house neat or not, open their cabinet/waredrobe see if things fold/store/place properly or not. "Poor" ppl's house tend to be messy within. Open-concept kitchen is more suitable for those couples who seldom cook or don't cook. Those who often cook know the "power" of this "oily stain" - goes everywhere, nomatter how strong the sucker is. You need to "seal" the whole kitchen when cooking, so this oily stains will not go to hall or rooms. Cooker wash hair often too, lucky I'm not the cooker. If you want more "wealth", learn how to increase "Metal" element within your house....

In yr situation, likely to do a "full redemption" right after money transfer back to yr cpf accountwithin short. Should take a mortgage loan without "lock-in" period, but read carefully, ususally must inform bank (in written or on prescribed form) 3 months before actual full redemption take place. From this forum, seem worth to take "sibor+ 0.6~0.7%" type of loan. But ask what are the the "hidden costs" like lawyer fee/admin fee/conveyance fee & many many other fees, or sometime banks lump all these up as one package & say "free" but...good luck to you!

May be my words appeared to be too "harsh" & deviated from my intention, I apologise. Precisely, "comfort" is the key to a place where ones stay. Previously, I've shared my encounter in one of vietnamn's hotels, where a mirror fixed directly opposite the bedhead, woke up mid-night with half-waken mind & saw "someone" in the mirror with messy hair, can imagine the situation? What I do not really understand, over these years & up to this point of time, is how the NESW has bearing to the environments and thus the effect on human body, especially the placing of objects. Just my wish someone here can share & enlighten on this, besides the weather & climate changes due to earth rotation & its axes is tilted at 23.5 deg, revolves on an elliptical obit around the sun. I strongly believed FS's "5-element" concept (but not the directional portion, i considered it as "myth"). My understanding of "mirror", in term of 5-element concept, it should be treated as "neutral", thought under most situations it is "fire". To elaborate, if mirror faces (side or directly) a pool of water & reflect it house, it will bring "Water" element(Qi) to house (distance, size of mirror/pool vary the intensity). If it reflects bright light, it brings "fire" element (Qi) to house, if it reflect tall, upward tress, will bring "Wood" element(Qi). If a mirror itself is tall & narrow, or triangular upwards, itself constitutes some "wood" element. However, most of the time, mirror reflects light at 180 deg, it is usually classified as "Fire".
