Council of Estate Agencies (CEA) to be setup to regulate Real Estate Industry Among the measures to be introduced: - Tighter licensing conditions for estate agencies and their agents - Code of ethics and professional conduct for estate agents - Discipline and dispute resolution mechanism - Public education PUBLIC REGISTRY OF AGENTS - Estate agents need to pass a mandatory industry examination - Undertake mandatory continuing professional development of six hours a year - Public registry of real estate agencies and agents will be set up to provide a comprehensive listing of all licensed agencies and registered agents to allow consumers to check on the particular agency or agent they are engaging "Regulations on Conduct of Real Estate Agency Work Agencies and agents will be required to comply with new regulations on the conduct of real estate agency work. These include a code of ethics and professional conduct for estate agents, standard prescribed estate agency agreements for sale and leasing transactions and other measures aimed at avoiding a conflict of interest, such as the dual representation of both the buying and selling parties. Upon handover or move-in Yes you can engage more than 1 agent, but since you have no time to handle calls probably better to just engage 1 or 2 since the agents will also be calling you alot to arrange viewing... Better to have simple furnishing

If the rooms are about the same size should not be much of an issue, but some EMs the room on the 1st level is quite small compared to the rooms on the 2nd level...this maybe an issue... but personally if I am a tenant staying in EM, i'd rather stay on the 1st level, dont have to climb stairs and nearer to kitchen ^^ Congrats =) (I shall remove the ad)

Have a friend who is a teacher, she says some students nowadays have no respect for the teachers at all (especially mother tongue teachers), because mother tongue isn't one of the core subjects... I agree if the kids comes from english-educated family they won't be bothered with mother tongue if the notion goes through...

This is very true, people who enter this industry and choose to ethical need some kind of "backing" to survive the first few years...either have relative in the industry, have a good network of friends to work for or just plain lucky......most are unable to last. -

Gains from sale of one property is not taxable, but consecutive gains from other properties may be taxed if the person is deemed to be trading -
Yup, if you can afford to....go for what you really like to do, rather than doing something just for the money. I'll graduate in August this year, in my line I don't really need a degree...but I took the course because I wanted to learn more...

I've been using mine for a couple years...so far so good, Apart from books I also have 2 Guitar Amplifiers on the 2 lower shelves, my Amplifiers are quite heavy....the shelves are still straight.
