  2. well, you will learn as you go along. Life is like that. Eg when i first bought my home, my furniture is all typical compressed wood, yes dirt-cheap and it looks nice at the showroom (where got showroom show broken furniture). Over the years, i changed everything to burmese teak wood because it lasts. (and yes must pay a premmium for it). And now that myanmmar is opening up, hopefully more good jade and teak comes to singapore to reduce price :-)

I always check the tenant on the following a) students tenants - 2 months advance payments (i don't care whether their overseas parents are rich or not) b) employees - employment pass with companies. I always make phone call to their HR. I don't trust agents myself. For electricity bills, it should bear with the tenants name right ?
  4. may i know the tenant nationality ? I have a malaysian tenant and sadly she leaves tomorrow 2nd april. She is with us for 3 years and she is an understanding person. first day - i told her the rules, etc But after reading so many stories, i have drafted my rules and agents comes, will pass a copy to them
  5. The tenant wants air-con, and i am a flexible landlord for the following clause a) base rent + $100 per month aircon (optional). If this month super-hot, can turn on air-con. If forcast not so hot, no air-con. b) it comes with fan already. Is $100 a lot ? my concern is electricity bill goes up, and they will usually turn on 24 hours (over weekends), which means the air-con unit will also have to maintain. Any of you experience on air-con usage from tenant ?

  8. say i've use my leather sofa for about 4 years and the firmness of the sofa reduces. Is there a way to increase the firmness of the sofa ? if yes, does that mean the company will re-sew and stitch the leather properly after increasing the firmness of the seats ?

  10. when supply > demand , it will lead to price fall. Now say you buy during price fall and you have few properties at hand. Question now to yourself will be to rent out. 1. Who can you rent out to when singaporeans keep wanting to push foreigners away ? Or is it just to feel-good factor to have many properties at hand ? 2. maybe govt try to make singaporeans own more than one property, then the local will surely want more foreginers to take up the rental.
  11. topic here is to help the threadstarter on help availability on purchasing of hdb flats. If outside topic of hdb, definitely $1k not enough. As to how to earn more than $2k, i am sure the breadwinner has to think of something, rather than we think for the breadwinner.

  13. just to add another good point of having led lights - which most of us tend to overlook. If using normal lights, when i switch on the lights, the lights may take 2-3 second before it is fully light-up. You realized this when this is flickering to charge-up. Imagine switching on a pc, you realized that as technology improves, we tends to take it for granted that it must boot up fast or shutdown fast (to go home quickly). any seconds delay, humans tend to get agitated. Yesterday i fixed a circular led lights on one of my rooms and when i switch it on, room get light up instantly ! I compared with another room with normal-lights which the latter has a 2-3 seconds delay. Technology aside, but human being like me cannot wait for that 2-3 seconds. Go for LED lights if you can.

  18. me not good in pty thing, so i say what i know ...please correct me so i can learn as well old hdb - bigger space compare to smaller bto. old hdb - mature amenties / market nearby. BTO - don't know where it is located. Old folks remember old hdb location compare to bto location. old hdb - fengshui good because it has breath in human qi (just a nonsense from me). BTO - no qi at all.
  19. another finance guru there ... i think most people understand the fixed deposit rate, 2%, so that they they can extra 2% after one year. But if u ask people to invest outside of fixed deposit rate, they always ask "how much can earn" ...i always tell them your money must earn above risk-free rate. No need to explain risk-free rate to them, just tell them minimium must beat cpf oa account - which is 2.5% risk-free. That means it is better off putting money in cpf oa than keep in fixed deposit. (of course there are pros / cons - but i am purely looking at interest rate only). So if insurance agents tell you can earn 4%, tell them no need, because if you put money in cpf special account, you confirm guarantee win 4% without any risks. So why take un-necessary risk when insurance cannot gurantee 4% ? Sometimes the proposal agents gave are misleading ... From the above examples, everyone should now know what is "risk-free".

People who borrow now understand what is called "compound" Similarly many people also don't understand the time exponential of investment. they thought that investment can wait first, and delay later later later until realized : aiya i should have invest in the younger days ! i have many friends prefer to do share contra, but it is rather a short-term view or strategy to make-ends meet. Recently met a 45 year old buddy, he told me he contra make $300 ...he sounds so happy. But i know this is not the way. There isn't a long term plan. Investments over long term takes discipline and is painful that step-by-step takes. Contra is different - you win or lose over x days. For me i start buying unit trusts for my children and they can make use of time to generate more.

How much servce it costs ?

  24. hi collins Would like to raise a query here on general electrical stuffs. My technical jargon on electrical stuffs no good, please bear with me =========================================================== What is a ballast ? LED used a separate transformer power source which works with the LED lights. Eg If LED lights is 15W, then the transformer must be appropriate to support it Old HDB building use ballast and attached to hard ceiling wall especially using circular lights. My ballast shows 36(40) watt at the ceiling. If i buy a 17W led to replace traditional cicular lights (they have the same shape, only that it is led) - will this cause problems ? Questions 1. What will be the consumption of power then ? 17W or the ballast Watt ?
  25. Thanks bro for the questions 1. from time to time, i have to entertain guests at home, so currently my condo fits the needs. But i feel getting bigger space is a big plus. (i won't go for landed) 2. agreed on your children question, but when have grandchildren, eventually everyone trust our own parents to take care. 3. i don't have intention to sell any, just want to add-on on the focus on "space" only. Maybe you can advise me that you forsee that housing market is now the buyer market or seller market ?
