i guess you guys look from the perspective of BUYING a flat i share with you on perspective of RENTING. - i landlord, tenant came to see my hdb place. I recently have 2 tenants and both want my rooms immediately. Unfortunately i can only rent to one. Anyway here are some strong points a) my maid clean the flat everyday - whether have tenants or not. b) i paint every 5 years with bright colors (not red, but soothing colors) c) old things i throw away every half year. Upgrade individual furniture bits by bits d) windows open 365 days. e) toilet must be super clean - try to surpass hotel toilets (not in design but by cleaniness) f) Most important a flat must have REN QI - not as in crowded or many people that tenants find it no peace, but more on absorbing ren qi in house after people left. Difficult to define this. But when people walk in, they must feel that "this is it, no need to hestiate"

Whose Duty Is It To Pay Stamp Duty In A Leasing Agreement?

i recently sublet a room (not whole flat) - also need to stamp duty to be honest, if there any legal issues, it is too expensive to get lawyer and both side will not earn. (who wants to pay $ to lawyer) Anyone make use of stamp duty to legalize your own issues (or bring up certain issues) ? -
Need to buy a bed frame for a tenant Should i go to any typical furniture shop around bukit batok (where i stay) or ikea ? nothing fanciful.

receive a few PM from financial planner. However your wrap fees are higher than what i expected. I have one which provides the following a) .08% fixed annually whether it is cpf or cash investments. b) no sales charge for investments c) allow me to have extra non-wrap account for my children - eg i contribute a few hundreds for my children account monthly and can invest in equites / bonds. What i contribute is what my children get. (i don't have children bank account) If any company can offer lower wrap fees, please pm me -

100 fixed at bt batok Tomorrow a few tenants coming to view common room at bt batok central. I put up $550 + 100 aircon - for single tenant ONLY. Therefore there should not be any excusess that other tenants are using. One of the tenant is going for repeat visits to my place again. I hope to rent to her because she is pretty lah :-) But eventually money notes still better looking :-( -

FS has no stand in the court of law. But FS has given the human the impression that it can improve lives (everyone wants to be better off than the other person). Since you like the place, go ahead and no need to have 2nd opinion. In another words, don't let a FS influence you. But if FS influence you, it is not your fault as human tends to worry on the negatives. Have you ever wonder when you were young and innocent (school days), how come FS thoughts and opinions never come / or make impressions into your life ? It starts to appear when we become adults and start working. If you apply the same motivations in your younger days (eg like study hard, responsibilites etc) into working adult life, that there is higher chances of success in your life. For myself, i stop FS as much as possible as i believe it is all about one's hard work. But i do not deny others from accepting FS as there isn't right or wrong answers.

wow, glad the resident (Andreja) did speak up. Honestly i've nothing against other units since agent show us only ONE unit that faced the AYE. But i like to bring up certain points a) yes any one work on 9am to 5pm, but when night falls, it does not mean AYE no traffic. When around 11pm ownwards where there are less traffic, cars will more likely to speed up and create the speed sound which is worst than many cars jam without moving. b) how about Sat / Sun - the unit owner must close all windows and turn on air-con since there are less likely have less traffic, but will have cars speeding. c) going back to the bench mark sounds db in the phone application, I retest the same noise check in KopiTiam (food court in shopping area, at around 6pm + where i was having meal). There are crowds sitting and people all talking (i am sitting alone). And the noise average is about 70+ db. So rather than understanding what is "tolerable sound" at AYE, anyone can use the typical KopiTiam noise as a gauge. If you cannot stand the Kopitiam noise, that means you shld not buy a similar unit that face AYE where the average sound is 80+ 20 - quiet bedroom 40 - library 60 - normal conversation 80 - normal traffic 100 - power saw 120 - pain d) However there are some landed properties around the inifiti area (not facing aye), which i would say it is much quieter and looks very neat from outside.

..and to add on from my previous post. If tenant ask "what if" unit price falls ? I still charge a fixed base of $100. This is because i will have to service the aircon unit eg cleaning, gas, etc If tenant still not happy - ask them to leave lor. -

usually i will show the average bill BEFORE air-con. Then i will charge one-off $100 to the tenant with air-con (did u provide fan as well ?) However i will tell the tenant that $100 is fixed plus variable. Variable because singpaore import everything, therefore if the unit price increase, he will also pay the increment which is the variable part. -
Few weeks back accompany my bro and sis-in-law to view a private condo, and agent bought us there. This was a Sat afternoon, 2pm, man i am surprised that no one was at the swimming pool. Only 3 of us. (Agent will be late for about 15 min.) During the 15 min, 3 of us can hardly talk, realised that it was near AYE highway (with cars and trucks speeding at aye. (Tip : download an noise db apps to measure the sound.) We measure the db sound at the swim pool and was shocked it is about 80++ consistently. 20 - quiet bedroom 40 - library 60 - normal conversation 80 - normal traffic 100 - power saw 120 - pain Then we were brought up to an unit facing the AYE. Air con was switch on and Windows gates or grill were shut. We open up all windows. It was so noisy that the agents themselves also want to close it. (agent probably piss off with noise too) Although it is freehold and valuation was above 1.2m++, appraently the owner willing to drop to $1m. We decided to give it a miss since it is too noisy. Moreover no one can forever close windows and turn air-con 24 hours just to avoid noise.

"power" is invisible in human eyes. There are no certificates that says "monk A is better than monk B". (To be honest, i am just a scientific person, everything i want to do - must be able to see with naked eyes and prove with evidence ..) Tell you a real fact ... In March 2012, I recently took the guts to move my guanyin statue from one location to another, and also change the statue (go to near sim lim area to buy new statue). All these after x years, nothing happen to me. But i took the guts. Even discussed with my wife, etc. I also think who can transfer the "spirit" from old statue to new statue ...(u know ah ...people say "invite god easy, send god away difficult) Am i better now ? I don't know. Nothing bad happen so far, except creating more space in the living room. My family and job all ok. I don't buy 4d/toto etc so nothing happen to my gambling luck. Now a bit of this process since most of you might be interested. a) bought a new urn - added with some fengshui coins and some beans, transfer old "powder" to new urn. Place in front of guanyin and let it stay there permanently b) bought a new guanyin statuue - with more color on the face, eyes open, etc That is all i can say so far. 1. any taoist monk or thai monk with power can blessed Guanyin. Or you can make appointment with temple to have monk chant and blessed. 2. Two different gods - u mean chinese guanyin and jesus can put together ? or u mean 2 same chinese religious ? 3. if got one space for altar - either buy a bigger altar, a separate altar, or remove one of them and put in temple.

no doubt i can see the "fengshui" scenarie, but how often i stand there and look ? It is the same as people want pool view, garden view - honestly how many of us will stand there and look ? Most of us working very busy, and most of the time we prefer to see "what our boss look or intention for that day" ...that is more critical.

When you invite a priest or monk in, they have to do something to "please" you. Eg he ask u to put objects here or there. What if the monk ask u NOT to put anything ? Will you be assured or start having doubts of his ability ?
