  1. hi All types of grass needs to be trimmed. I had cow grass for 1 month, and gave up. dug out everything and replaced with carpet grass. put fertilizers every 7 days and the grass will be green. I personally have planted 6 Eugenias along the the fencing seperating my neighbor, waiting for it grow. it can create a privacy screen for your garden. I am against planting fruit trees unless I stay in a bungalow where land is not an issue. Leave the maintenance to the professionals, reckon about 100-150/mth.

  5. powder coating process: heat up the metal, put the metal inside a fluidising tank, let the resin coat on the metal, put the coated metal into an oven to even out. That means it has to be done off site. my advice, dont waste time on powder coating, it will flake off exposing the raw metal (unless you are using aluminium. Painting is still the best.

  7. Beware of conman, especially those found in classified ads. I recently engaged Joaquim garden landscape to do up my 500sqft garden. very professionally done. They will come every alternate day in the first 10 days to ensure grass and flowers and trees are in order.
  8. Hi Everyone, I am here to share my experience about ADAMAS. Bought 5 wash basins from them, 3 of them leaked from the bottom, the water actually seep its way out from the under surface. Bought 4 Ariston Heaters, 1 of them leak from cylinder cover. Bought 2 sets of rain shower set, 1 of them have manufacturing defect. My advise is, if anyone of you who bought sanitary fittings from them, be sure you inspect before your contractor install them, else ADAMAS will push the responsibility.
  9. I have replaced my autogate from Teng Meng. $1,350 for a complete set, 2 motors, 1 circuit board, 3 remotes, 2 keys for manual release, 1 antenna. Brand is Elcom. so far so good.

  13. if it is a 50/50 ownsership, get a valuation of the house, you and your spouse can "buy over" 25% from father and 25% from mother. and pay the stamp duty of the value involved. by doing this, you and your spouse will owned 50%, then 4 of your will be eligible for a loan for the reconstruction. if it is a joint tenancy, you got to go thru the lawyers, pay about $1k+ to reverse into tennacy-in-common. then you buy over........blah blah....
  14. Just prepare to go for interviews at iras (if any), govt cannot stop us from selling cheap. it is a form of charity. If the house was paid thru proper our proper declared wages and earnings, what can the govt say.? Why I say +/- 20%? valuers and banks does stretch that much.
  15. There is no law to stop parents selling cheap to children, it lightens the kids burden. BUT if there is existing mortgage in the parents name, then the bank has the right to interfere in the selling price.

  17. 20% below valuation is fine. dont go too extreme. cash out everything, after reconstruction, use balance money to do partial repayment.
  18. Hi, this is the 3rd renoblog since I've joined the forum. The idea of moving into a landed came to me in late dec, and my family agreed to give up strata living. Will be getting my keys in late april........
