  2. You are required to pay stamp duty if you are the party named in the document to pay the stamp duty..   3. Dun confuse sealer and matex. Tink of sealer as part of the plastering, not a paint. All walls need sealer to lock in the plastering dust, in preparation for a painting. Without sealer, it's like trying to paint over dust. Next time u paste masking tape over the wall and peel, u will see a dusty patch left behind. If got sealer, no paint will come off. Sealer gives the impression of "waterproofing", but actually wad it does is that it blocks the paint from seeping into the plaster. Without sealer, the paint will just seep more and more into plaster. Paints are chemicals with colour pigments with different permeability, and when it seeps into the plaster, there is no guarantee that the resultant effect is a consistent colour. thus sealer is useful cos it creates a consistent surface for the painting. Matex is a white wash. Is just a cover up, not meant as a final finish, and ideal for ceiling as most ppl prefer to have a matt finish ceiling. Using other paint may create a low sheen, some ppl dun like.   4. 3 compressor for such apt with no current limitation is correct. Usually, the living area.. the aircon is sized for a party.. say 10 ppl, then CNY party will be nice. Usually, all 3 bedroom will on the aircon together, so 2 compressor supporting 3 rooms is also correct, since the largest System 3 compressor is about 38K BTU , which is not enough to fully support 3 rooms simultaneously. I am assuming.. occasinally got throw Xbox Kinect Dance Central II party, when on aircon.. expect cool down within 5min, got direct sun hitting at least 1 wall.
  5. 2 storey to 3.5, need to determine if the existing foundation works can support the additional load. If additional piling works required.. the cost will not be so low.

  7. rewire because.. 1. If u got wire problems later, u gonna have ugly trunkings later on. (unless u dun mind trunkings) 2. Extensive reno, usually means hack walls, new walls, new layouts. Either way.. there will be wiring work done. 3. These days.. got wirless router/MIO/SCV broadband/openet.. these require new locations.. so wiring work required anyway. 4. Old wire may mean corrosion and result in less carrying capacity.. will heat up and potentially melt/start fire. 5. New lighting and aircon fixtures.. require a lot more points that old designs. need wiring work anyway.

  9. If u turn on no more than 2 bedrooms at any 1 time, it will work perfectly. However, if u turn on the living room only, it will be ok too. Any other combination.. it becomes highly unpredictable. If there is a choice.. go for 2 compressors, or get the 4A38VA.

Typical occupiers, are substantially renters(foreign singles), local singles, and spinsters. Impression gotten.. these are middle or above middle income types with nice cars.

  14. Airflow got nothing to do with outdoor unit, as the outdoor/ indoor unit only circulates aircon gas. Your indoor unit needs servicing. The rotary fanblade is choked with dust. If u got mitsubishi easyclean models, u can DIY detach the air vanes and see the fanblade, just use a paint brush to dislodge the dust by hand rotating the blade. For other models, u need to dismantle the tray assembly to get to the fanblade. This is rather time consuming, and normally done by the aircon technician. Ahem.. aircon suppose to be serviced professionally every 3 months. Not say kiasu.. but if u use daily.. the fan blade really gets choked up.
  15. U need to see how the granite top and the basin is mounted. Usually, the granite top has it's own steel frame bolted to the wall. The cabinet below is independently mounted. But if u say the cabinet is rotten, means got seepage issue. Need to resolve that before redoing the cabinets. Carpentry stuff.. do 1 piece only.. the contractor very unwilling to do. Need to have sufficient size job then they entertain.

  17. BTO is already a citizen-only purchase. The prices of flats in Sg shd be subject to free market forces, as there are too many neighbouring issues to deal with if we say.. mature estate flats are priced lower than next door older flats. The real issue is actually the amount of subsidy. Long ago, when BTO was ard 200K, the first timer grant was 40K. Now BTO is hitting 300K.. the grant is still 40K. The grant has not kept up with inflation. In my opinion, grant is the best way to directly help citizens.
  18. My opinion is that foreign involvment is good for Sg, and we should fear their presence. Sg was built by foreingers, using foreign money. This can never change without massive restructuring of local culture. We need to be clear about the distinction between foreign buyers and foreign speculators. A PR couple working in Sg buying instead of renting is a genuine buyer. We should not treat them as foreign speculator. We always talk about "what if the foreigner decides to abandon ship and sell off". Lets be real. Is Sg economy so weak or concentrated that there will not be a local who can absorb the supply if foreigner leaves? The foreign interest is well diversified, and as long as we make sure sg is attactive, there will always be a demand. Property is no longer just a place for residential occupation. Most ppl buy it to live in, many ppl use it as an investment option, some ppl use it as a hedge against long term inflation (succession planning). Others collect it as throphy (Sentosa Cove/ high end Orchard Road). And when I say ppl, I dun mean just locals, but global investors (Indonesians/China) as well. As long as we make sg a wonderful place to be, where ppl feel safe to send their daughters to sch here, this demand for sg property is real. With such genuine demand, instead of limiting foreign involvement, we shd build more and meet the demand. Furthermore, the property market has many segments such as BTO, Resale, Pte, Landed. Foreign speculation in 1 segment does not mean it affects all segment. Does speculation in private condo ramp up BTO prices or resale? The jury is out on that. Then there is this issue of sustainable and stable economy. That is just one school of thought. Other major economies like HK are more gung ho. Are they worse off? My opinion.. there are more than 1 way to get to a better Quality of Life. CPF rate is pegged at 2.5% and up to 5%, slow and stable. I'm sure if anyone who were to rely on this stable rate for retirement planning will be in for a shock later on. Simply put.. we need to be a lot more agressive to maintain this quality of life, and clearly.. current policies are not addressing this issue. Clearly.. there is a massive housing shortage now, and this has to be ramped up, rather than say.. slow and stable growth.
  19. PLC? or those E27? PLC shd last few years. If PLC burn out fast, that means the ballast used is incompatible with the PLC. Ballast is designed for only 1 wattage. Cannot anyhow swap wattage with PLC. E27.. realiablility really really subjective. so far.. my opinion.. only Osram and GE seems to be stable.

  21. Some reno.. .. the drain pipe and compressor piping dun run in same casing. So.. the thick trunking is on top, while the smaller drain hose runs elsewhere. thick trunking goes outdoor to compressor, drain hose goes to toilet floortrap.

If determined is from your unit, then bo pian. If source is from level 10 pipe.. (supply water/water heater) , false ceiling repair not yr problem. Remember to take as much photos as possible.
  23. Aircon got a pan at the bottom of the fancoil unit, and this pan collects the water and drains off towards the toilet. the pipe must be below the fancoil unit. I dun see how u can have it below the L box. Only the ceiling mounted aircon got water pump to pump it any direction. If u really dun like the trunking at the bottom, wad u can do is to built a false thick beam and mount the fancoil on the false beam. The drainpipe is hidden in the beam. The beam is high enough to maintain the gradient to the toilet. Alternatively.. u use partition board/carpentry/featurewall to make the wall flush with the aircon trucking.
  24. My position to all matters regarding sg society.. No govt is the best form of govt, ie.. dun be a nanny state. Markets are naturally efficient. Supply will meet demand naturally. There will be ppl who say good, there will be ppl who say bad. Opinions are appreciated.. but is it really unbecoming to rely on the govt to solve self-perceived problems. Sg ppl really got to take ownership of issues rather expect others to solve it for them, if it was ever an issue in the first place. I am pretty sure if the govt does nothing, we will surely be too busy solving own problems rather than sitting ard asking for others to solve them.
  25. Silicon is hopeless. Try something better. I recommend Shelleys Blockade. Is very sticky and much more durable. Cost $10.xx at Homefix. some sinks have thinner sheetmetal, so warps easily. But normally for undermount, if u got put generous solid surface overhang like 10mm, then seldom leak.
