In my opinion, I.D was paid to 1) give you some ideas on the home design, space planning 2) coordinate contractors, make sure everything is in order I think their pricing is about 10-20% higher than general contractors.

Other than GST, I cant think of any other hidden costs. Most of the IDs will carry out the works strictly based on what is stated in the quotation. Black and White. Nothing more, nothing less. Hence the quotation must be as detail as possible. Most of the time, you will face Variation Orders during the renovation process as some of the required works are not quoted.

I paid $28k COV for: - EA corner unit @ Teck Whye - No west sun - 8th storey - 3 mins walk to LRT It was sometime in August/September. Hopes that helps. -

To add on what Charmainecc had mentioned, I guess the best is to bring the I.D. to the house to do exact measurements and to see what can/cannot be done, what need to do and give a final quote based on the actual requirements. Alot of designers quote based on floor plan. You will realize alot of things would have missed out in the quote. Some intentionally (in order to match your budget) but some unintentionally (cos involve too many things). After you signed the quotation and when you realize something need to be done, it's time for the IDs to sharpen their knife and "chop" you.. hehe.. they will leave no room for negotiation. Before sign, everything can be nego.. but once signed... u can only sigh~ -
i'm sleeping on dunlopillo mattress, not sure which model, but with a layer of cashmere on top. I like it. not too soft not too hard.

Hi all! Decided to start a T-blog to share my experience, at the same time gather some ideas from bros and sis here... I have just gone through the 1st Appointment and the completion is scheduled sometime end of October. I plan to complete the renovation before January 2013. I have contacted about 10 IDs, and have met several of them. Currently waiting for their quotations and proposed layout. First and foremost, here's the original layout plan: Most of the layout will remain, except for the kitchen area..which i plan to have an open-concept dry kitchen with an enclosed wet kitchen. I'm still struggling with the kitchen layout tho'.. seems like cant find a best solution to accommodate both..

Dear forumers, I'v just got myself a resale unit. It's about 142 sqm. I'm planning to overhaul the unit including: 1. To hack off some walls sections 2. Plastering + wall painting 3. Remove existing floor tiles and to re-lay new homo tiles 4. Remove existing wall tiles and new wall tiles up to ceiling 5. Re-lay new wirings + power points 6. Kitchen cabinets. 7. Sanitary fixtures 8. Electrical fixtures and fittings 9. Masterbedroom wardrobe I have about S$50k budget. I'm wondering if it is sufficient and do i still have the luxury to engage an I.D. ? Thanks !
