  1. hi Gan Ling, to answer your question: 1. hacking and redo. hacking typically cost 3-500 dollars. redo wise, its all based on per ft run. some might get a better deal but kitchen cabinets normally cost 120-150 psf run. so if u are doing a top and bottom 10ft cabinet, it cost around 2400-3000. also must factor in table top. at 10ft, it can range from 700 to 2200 depending on whether u are using simple solid surface or branded ceasarstone. 2. hmm... it depends. are u rewiring whole unit or just a portion? 3. by mbr cabinet, do u mean the big wardrobe? if yes, its around 150++ to hack, and based on 10ft wardrobe, its around 2300 for casement. some might get a better deal. 4. I assume urs is a 4rm resale. 1.3-1.5 might be a reasonable pricing. 5. hack 2 toilets and redo? its a big cost. on average, redo one toilet cost near to 4k. 2 toilets will be around 8k. hack both around 1.5k, retile everything around 5.5k. install doors around 500. install toilet bowl and shower set another 500.
  2. depends on ur budget. it can stretch between 30-50k.1st thing u must know is, what materials u want to use. 2nd, carpentry, as we know, the more u build the more it will cost. and always budget in perhaps 10% for those ad hoc or misc jobs e.g. pulling extra powerpoints, changing of all water piping etc etc etc.
  3. Hi TS, no need to hack all wall tiles. Just relay those tiles that are cracked will suffice. And yes, the ramp is a problem. Normally people will keep the ramp, but they will extend both sides of the uneven floor to become cabinet space. Alternatively, if your kitchen is only 1 side, u can choose to make the remaining space into either all ramp or all step.
  4. ok, I am just being fair to u and the ID , this is what I felt. I know most people will say everything is according to black and white. but in this instance the ID is partially wrong as they did not tell you this is a additional charge before the modification was done. however, if based on moral and understanding, I think its reasonable enough to pay 50-50 with the ID if the additional cost is not too big. this is because modifying the door cost money. some more is using half glass change to ful glass. the half glass will be rendered useless. so this kind of modification, in fact, costs money. BUT, who wants the modification of the door in the first place?
  5. this is a grey area. but whats with the door change? change from casement to sliding, or normal sliding to glass sliding etc. must know what are the changes
  6. well, let me give u some advice, for all to see, instead of just pm-ing u. 1. normally if u deduct fridge, your base should left around 15ft +/-. $600 is too ex for this works. 2. again, shower kerb for 2 don't cost that much. 3.this is an extra cost. 4. this price normally is given by movers with company. non company movers will give a lower rate. but of cos, with company will be more careful of your things. 5. expensive, since item 3 also has some materials concerning with flooring 6. a bit ex. 7. still alright if its inclusive of grilles (though higher than market price by a bit, but they still need to earn , haggle price all depends on u) 8. a bit ex 9.ok, acceptable 10. I don't know how design is your designer cabinet, but at more than $160 per ft run, its expensive 11. ex 12. no comments as there are many variables to it 13.ex 14.ex 15.ex 16. acceptable 17. ex 18.ok, acceptable 19. only (e) is questionable. what do u mean by run exposed pipe after city gas? 20. no comments as electric items not firm up yet. 21.$1300? to me, I don't think it cost so much. infact, if u go to a contractor, which I think he is able to do all the above items, u don't really need an ID. some more have 7% gst?? 31k gst is $2170, I think u should save up this gst money to get yourself an awesome TV or fridge. verdict? way no due to many overprice items.
  7. for each. it should be around 220-230sqft for each, but I just like to round them up to 250sqft to account for wastage etc however, if ur unit is the top floor, it will be 260sqft++ cos the ceiling is higher
  8. for btos, its around 250sq ft. +/-. overlaying results is 20mm ++ depending. there is no fixed thickness because, if the existing wall is a bit slant, tillers will try to straighten it up , thus resulting in different thickness in different places
  9. Normally, u can't get a Reno permit yourself. This permit can only be done by hdb register Contractors . that saying, the tiling of the toilet mostly will be done by the contractor, because no one will just help u apply a permit and let u use your own people. Reason is because, if the works are not done properly e.g leaking, hdb will find back the Licence holder, and not the owner, Nor the worker who done the works. for carpentry , nope u don't need a Reno permit.
  10. Hi lion gel, these are my thoughts. 1. Hacking a bit ex. Can pm u for cheap hacking 2. No measurement on that so can't comment 3 to 5. Cost of doing a toilet. More or less ok. 6. No measurement, but to me, it is quite ex since toilet are quite small 7-16. Ok 17. Must see design 18-19. Must see design 20-22. Ok 23. Elect price more or less is ok 24. No dimension given but again will pm u hacker to double check 25. Glass must have dimension in order to calculate the pricing
  11. u are suppose to tear off the plastic cover. its just like when u buy a car, when the car comes out from the container, it is covered with plastic stickers. they need to tear off the sticker to reveal the nice metal cover.
  12. actually, your ID or contractor just break up the costing for the works to look nice and cheap. I totalled up the wet works costing for one toilet. its costing is higher than market price. maybe they mark up higher price to offset the cheap hacking cost that they quoted u.
  13. inside of the partition wall u need to add support before u can fix the mounting onto the partition. if not, the mounting will not be strong enough to support the weight of the tv
  14. I don't think after 12 years, there is still HDB warranty in it. I might be wrong though...
  15. hi kotan, it depends on what u are hacking/moving/disposing. because different jobscope have different prices. anyway I pm u one professional haulage people. u might want to check out with them.
  16. hi joyce, some items in the quote is over-priced. e.g. hacking, construct shower kerb etc , tiling of the toilet. and what?, 2 mirror for $400? install fittings and accessories for 1.4k?? the carpentry price is also a big high, but if u are buying for the quality, its ok if its comfortable with u. I would suggest to u, that find a cheaper source for the following, since the following, its just plan works: hacking, wet works, tiling, plumbing. anyway, had also pm u contractor that are able to do the works at a much lower price, but with worksmanship still up to standard.
  17. yes u can arrange a pure hacker to do the job, and then a contractor to do reno. this will pull the price down by a few hundred dollars. had pm u a team of hackers, u might want to call them to ask the price.
  18. hi doc, its too vague based on the above description. I have dropped u a pm. perhaps u can send me some floorplan, and roughly ur ideal works to be done
  19. I don't think so... but before ur unit commence hacking, they will send up some officers. perhaps u can ask them on this.
