    Top 3 for me in terms of costs were: 1. tiling (floor and wall) 2. carpentry 3. sanity fixtures (taps, mixers, WC, water heater etc). I think value add will depend on the buyer's preferences. Most buyers would probably want to renovate themselves. 35k for your job sounds reasonable. Hope this helps!

Seems like there will be quite a lot of hacking going on with the replacement of the tiles etc. Will your parents and you be staying in the flat while the renovation is ongoing and what are you going to do with the furniture in the living room and kitchen in the meantime?     wow the excuse by the delivery guys for not assembling your furniture is ridiculous but I'm even more shocked by the customer service of the ikea team regarding the refund of your assembly charges! I hope you get it sorted out soon!
