  1. Basically, inspection is for you to check that the owner have shifted out and not left anything unwanted behind. This is because subsequent haulage will be borne by you. It is also for you to check that the house condition per what you viewed and agreed to buy. Any damages you highlight to hdb and the cost of repair (eg. Ceiling leaking) will not be borne by you. Its also for you to check that the seller has left behind everything per the inventory list in your option.
  2. Haha. I'm not sure. I think if normal hinges I wont use. But I think blum has thosw big drawers that can handle 30kg 50kg loads. Those are the ones I will get if I were to get.
  3. I shortlisted a sofa from star living but have not committed to get it yet. I dk what I'm waiting for actually cos I went to many other places but couldn't find any other sofa I like. One thing for sure is the CS at star living is quite good!
  4. First coat of painting done! Our bedhead will be installed against the grey wall. Painting was paused after the first coat as we were changing our windows. Painting will be resumed after our windows have been changed so that the edges can be properly painted together with the rest of the house. After a few days of waiting, the windows have been installed! We picked dark tinted windows for the entire house except for our kitchen windows. For the kitchen, we selected light tinted. From what I have understood, there are different types of window tint. Dark tinted, light tinted, blue and green glass. Blue and green glass are slightly more expensive. As we have a long stretch of corridor at our living area, we decided to have dark tinted windows so that it is not so easy to look in. You literally have to stick your face to the glass if you want to peep. Initially, I was afraid that it would be too dark on the inside. But its quite clear and not too dark. In fact, I think it really helps so that the sun doesn't literally shine in on a hot afternoon. Just some information on windows for renotalkers. HDB bathroom windows can be changed to those top hung kind. I did that for mine. Usually, HDB toilet windows are louver kind with the metal wires running inside. Most IDs will tell you that you have to change back to this kind of window, at least mine did. But my contractor informed me that there is a kind of glass which HDB will approve which is laminated glass which removes the need for the metal wires and the glass is also clear. Too bad my toilet windows have already been replaced and I am not so particular about it. Our contractor is like a surprise man. He does not take any photos to update us on the work progress. At most he will just call me to tell me the main works that are ongoing on that day when he is there. To him, if he calls me, means he is disturbing me. So he tries not to. He informed me that the vinyl flooring would be installed, so we decided to go down one evening after work and surprise surprise! Window grills for the windows are up! The electrician has also installed the LED lights in the rooms. Big mirror in the living/dining area has also been installed. Our vinyl flooring has also been installed. On top of that, our shower screen and tempered glass bathroom door has also been installed but we forgot to take pictures. Floor polishing tomorrow and we are all set for the carpentry to arrive!
  5. All the paint swatches are buey zhun one. Some tell me outcome will be lighter, some say slightly darker. Hahaha. End up just go by feel.
  6. Based on my understanding, there is no glue required at installation. The harmful gases are emitted from the vinyl itself which are at safe levels. Vinyl flooring employs a clip on locking system which locks the vinyl into place and you can replace only the strips that are damaged or discoloured in the event that replacement is required. There is no need to strip the entire flooring just to replace one strip of vinyl. Some vinyl floorings employ the "older" in out method which is basically a male and female connection and is held in place by the walls of the room or a stopper at the edge. Again, there is a choice to only replace any particular strip of vinyl. You might want to consider vinyls that are sold in Europe as I am told that emissions standards in the EU are far stricter than local standards. Hardness and thickness of the vinyls should also play a part in your overall consideration. They are not the same and there is a standard to measure the hardness of the vinyl flooring. I am also told that the reason why evorich is so popular is because of its aggressive marketing which in turn translates into the premium that you will pay for its branding. Krono is relatively unknown in the local consumer market. While inovar focuses on large scale commercial and industrial projects. They are just starting to break into the direct consumer market. What I think is most important though, is to get what you like in terms of design, quality and texture. It is afterall for your home. Lol
  7. if i did not remember wrongly, krono comes from germany. based on the pictures, i hope that the entire strip of vinyl is not repetitive. otherwise you will end up with an "all too natural" flooring. the person laying the vinyl flooring for you also needs to have some sense so that the natural strips are not too much or overwhelming. fyi, there is also another brand called kronotex. for evorich flooring, there is some texture for the flooring. so you might want to consider if you like smooth flooring or you like textured flooring. I am not sure if evorich has smooth vinyl flooring. but i have not heard complains about evorich as yet. they are indeed one of the biggest vinyl flooring providers locally. during my search for vinyl flooring, i considered the 2 brands you have mentioned and also inovar flooring. based on my understanding, inovar has both textured and smooth vinyl and have similar colors for both sets. the salesperson who met me was actually more convincing and really managed to sell me their flooring. like sold in europe, healthier, etc. Vinyl flooring is essentially rubber which emits some kind of chemicals and inovar sells itself as being the one with the least emission gas. i cannot remember exact what is the standards but apparently its better than evorich. but its not significant. pricing wise, also comparable to evorich. they even got a phone app for you to check if your flooring is compatible with your skirting or room. anyway, in the end, I did not get flooring from any of these companies despite my extensive research. there are many different vinyl flooring and i have come to accept that they are in essence all the same. why should i be paying for more for companies that do more marketing when essentially, vinyl flooring is still vinyl flooring. if really so harmful, then cannot sell in sg already. just my 2 cents though. haha
  8. Hahah. Ya. I agree with what @ahyong81 say about contractors and ID. But somehow with so many ID firms popping up, you really don't know who got "liao" and who don't. Even in my case, did up swee swee for others. But reach me, everything cock up. So now I found this good contractor, I will just approach him for my works and hope he don't cock up. Hahaha

  11. Very wasted for me. it didn't occur to me that same card can be used for locks of different brands. Hence we just went with the normal lock and key. your grey ceiling and feature wall has turn out quite well! based on your picture, i think we used the same shade of grey for my MBR feature wall. i felt that it was too daring for me to use it for my living room. I used a lighter shade of grey for my living room. For ceiling i painted the edges of the cove light instead. your toilet looks wonderful! are you going to get the painter to repaint the big pvc pipes?
  12. My contractor is also a very nice uncle. He will go up but he does not take photos for me. He say when I got time I ownself go up see better. But I do know that everytime something is done, he will go up and inspect.I think most contractors are very nice and friendly people.
  13. After the whole issue with our ID, we engaged a contractor to complete the remaining works such as replacing the windows, doors, painting works, flooring and carpentry. Almost every other day, something new is added or some works ongoing. Our contractor, like every other contractor (i believe), does not text us any photos and seldom replies to our messages. He also does not bother to tell us what works are being scheduled unless we ask. If there is any issue that requires clarification, he will call us instead of text us which I believe is more efficient. If we discover any 'defects', we will just send him a photo and wait for his call. Just 2 days after we engaged him, our aircon opening was boxed up together with the gaping hole in the ceiling left by the plumbers. This is the box up of the aircon opening in one of our common br. the aircon compressor is outside the window. These windows will also be changed. smoothing of walls and first coating of sealant had also started. the plumbers did not bother to remove the debris such as my old WC. but they bothered to take away all the s/s water pipes they replaced.
  14. 60months is like 5yrs. If they dare to give such a long warranty, it means they super confident of their workmanship. Lol.
  15. due to our kitchen layout, our kitchen sink was limited to 31.5inches. When we first started with our renovations, we had wanted to get an undermount granite sink with 50:50 double bowls. after reading this thread, we starting looking at kraus sinks on amazon. but kraus granite sinks although reasonably priced (qualifies for amazon free international shipping to SG), exceeded our maximum length of 31.5inches. with no other choice, we started looking locally. We visited hoe kee to look at the blanco sinks. We only found one that could fit into our kitchen and came with a 50:50 double bowl. However, the problem was with a 50:50 double bowl, the regular sized pots and pans couldn't fit into the bowl. we agreed that this would pose serious challenges when it came to washing and decided to forgo the 50:50 bowl. We then visited bathroom warehouse with the intention to look at craysil granite sink. there is only one model that will fit into our kitchen, comes with a double bowl, but in an odd shape that i do not really like. luckily for me, once we reached the kitchen sections, my wife chanced upon this tempered glass monic sink and immediate said, "i like this. can it fit?" although it does not meet any of our criteria of what we wanted for a kitchen sink. suddenly, double bowl or single bowl doesn't matter anymore. granite or stainless steel also ok. its overmount, deep enough and can fit the regular pots and pans. immediately told the salesperson to get me one new piece. one less item to look at. just a sidenote to fellow renotalkers. I read that blanco sinks have some hazing issue after usage that can be difficult to clean off. perhaps this can be part of your consideration. apart from our kitchen sink, we have also settled on our hob and hood. Bosch 2 burner gas hob with black tempered glass the reason why we chose bosch is because after you remove that circle gas burner, the silver metal piece is flush and makes for easier cleaning. the hole is also in the centre which makes it less likely for food or overflowing water to drip into the cabinet below. I have noted that many gas hobs have their tempered glass mounted on top of the metal piece which will make cleaning slightly more difficult as they will get trapped at the sides where the tempered glass and the metal piece joins. Techno hood we picked this tecnogas hood mainly because of its design and with the LED touch controls. .which seems quite cool. i'm not sure how good it is but its definitely not comparable to fujioh which everyone is raving about. the reason why we didnt get fujioh was because it was big and bulky and we are not expecting to do any heavy cooking. i am also not sure how to measure the effectiveness of a hood to decide which works best. maybe its because i'm not interested.
