  2. Seller has the right not to sign that form. This is nothing abt nice or not nice. If the seller sign that form, if anything happen. The seller will be responsible for it. Here's what may happen now that sellers and buyers may be more active as the Ghost month comes to a close: 1. Demand for DBSS (Design, Build and Sell Scheme) flats might drop. DBSS flats were previously for those whose income exceeded S$8,000 but are below S$10,000. There is no longer this sandwiched class in the new ruling. People earning S$8,000 to S$10,000 can now either buy new HDB flats or resale HDB flats and be entitled to a Housing Grant. 2. Demand for 3-room resale HDB flats will go up. Many more singles will be given the housing grant to buy a resale flat and many of them are likely to rush out to buy 3-room resale HDB flats. 3. Some of the demand for mass-market condos, especially those priced between S$1,000 psf to S$1,300 psf will drop, as part of the demand will shift to ECs and HDB Resale Flats. 4. With more higher income families (those earning above S$8,000 to S$10,000) qualifying to get the grant for HDB Resale flats, this might push up demand for HDB Resale flats and there might be upward pressure on COVs (Cash Over Valuation). My outlook for property prices All in all, I do not see the possibility of Singapore property prices falling much in the next six to 12 months as we still have a tight supply situation within this period. Most of the 25,000 new HDB flats announced by Minister Khaw Boon Wan to be built in year 2011 would probably only be completed in year 2013 at the earliest. Next year, Minister Khaw again promised to build another 25,000 new HDB flats. So I worry that there might be an over-supply of new HDB flats in year 2013 and year 2014, especially if it coincides with a slowdown in the Singapore economy. By 2013 we might be in the midst of a global financial crisis. Year 2013 and year 2014 will also see over 30,000 units of new condos being completed, so there might be an over-supply situation in condos during the same time period as well.

It added that nine per cent of refrigerator models are not up to the mark as well. NEA said there are about 60 registered suppliers in the market for these appliances. Under the Environmental Protection and Management Act (EPMA), registrable goods in Singapore must be registered with NEA, affixed with Energy Labels and meet the prescribed minimum energy efficiency standards before they can be supplied in Singapore. And more than 500 air-con and 400 refrigerator models have met the requirements put forward by Minimum Energy Performance Standards (MEPS). MEPS aims to remove the most energy inefficient air-conditioners and refrigerators from the market. NEA said it will carry out regular checks on unregistered suppliers selling appliances that do not comply with the minimum standards. Such appliances will be taken off the market, with effect from Thursday. Offenders will be given warning letters/e-mails or be liable for fines of up to S$2,000 upon conviction. -CNA/ac
  5. When we went for inspection during exercise OTP, we look around. Seem ok. But once they move out. House empty. We saw sth that we don't see.. b'coz it was cover by their furniture or stuff. We thought we can keep the room door. In the end, had to change all. B'coz their dau like to do drawing. They say air con still working. But when we try. WAH PIAN.. noisy. In the end.. had to add budget and change the air con. We just tell ourselves.. ok. at least they left 4 ceiling fan + 1 wall fan, all working for us. They also left alot of old tiles behind. So we ask our contractor to change those wall tiles that had hairline crack, using their old tiles. As we didn't change the kitchen wall. Their heater is working but when I test it out, realize their wiring is not correct. So.. I ask my electrician to re-wire to make it right. Some of the thing , u will only find when the house is empty.

  7. call HDB 1st. Is the window done by you or you inherit from the previous owner?
  8. I didn't do 2nd inspection as my seller request to stay 2 more mth. My spouse say.. no point checking as they will be still staying there. SO.. we only try out all keys. include room, main gate, window grill, etc and keep 1 set of this. When I bought my 1st HDB 10 yrs ago, I also don't remember go down to inspect. In the 1st place, what do you feel on the seller. Some time give and take. If push too hard, resist will be higher
  9. If they reject u for 2nd inspection. During 2nd appointment, HDB officer will ask you. Have you did your 2nd inspection. U just tell the HDB officer. NO. They refused to let us do 2nd inspection. If the HDB officer didn't ask, u also can tell him/her that the seller refused to let u do 2nd inspection. BTW, do u plan to reno 100% or keep some? If reno 100%, IMO.. don't need to check. Check simi.. all u want to whack
  10. blue tac.. cannot .. not strong enough. 3M will be better but high cost if you going to hung quite a number of lanterns. Then you need to remove one by one. Very waste. May be you can think of cable tie. Cut and thrown after use.
  11. Hmm.... I didn't think abt that when I bought my resale flat. What I'm looking at is .. can keep the floor or not. Location good or not neighbor ok or not direction good or not. When I hack away their old wardrobe and bookshelve, I build another one at the same location. Actually, the worst part is.. behind the kitchen cabinet, there isn't any tiles. Which I don't think can able to check. In the end, we need to ask my contractor to find sth colour close to the rest of the wall tiles to fill up the empty wall at the kitchen sink.

  15. Are you refer to the cylinder Mat? Base on my father, he say that is FREE. Can ask from them. That time promotion. they give 1. 12.7k gas cylinder 2. hose 3. Regulator 4. Cylinder Mat They claim worth $131. BTW, I didn't get the cylinder Mat as that time, the install uncle say his van run out of this. He say.. can just ask 1 when next delivery. As we already bought a protective mat from Ikea for my cabinet. So.. we don't think we need this Mat.

  17. Ya.. mine on sing gas. Last yr has promotion mah.. 1st cylinder free and free regulator system. Only need to pay $40 as deposit. Then 1st 9 cylinder order within 2 yrs will get $5 rebate each. But.. I only use finish that free cylinder after 1 yrs. Now on 2nd cylinder aka 1st of the 9 cylinder. How to consume the balance 8 cylinder within 1 yrs. My consume is low.. so value different.. not that great. Further more, if change to Union Gas, need to purchase another set of regulator system.

  20. base on what you had say "unless we did not exercise the OTP when the deadline is up." You mean the seller issue you the OTP but u (buyer) had not exercise the OTP yet. How much deposit you put?

He also said there will be a record launch of 8,000 flats by HDB in September. Of these, 5,500 will be build-to-order flats, and 2,500 will be from sale of balance flats. The HDB has also raised the ceiling for elderly folk eligible for studio apartments from $8,000 to $10,000 and from $3,000 to $5,000 for singles to enjoy a housing grant. This grant is also raised from $11,000 currently to $15,000. Prime Minister Lee Hsien Loong had earlier announced the income ceiling changes at the National Day Rally on Sunday night.
