Me too. I bought all electronic item at small neigbour shop. No problem when I ask for after-sale service from product agent. The only thing I can think of is big ticket can use CC and some even had 12 mth installement plan. has Free gift, promotion etc small shop, cash or ATM. Why they are cheaper. Other than headcount , also advertising cost, display area cost , operating cost -

@forgotten, at least your seller ask. My seller just pass the message to the agent and tell the agent to inform us. So, even we want to say no also cannot. @davidbslee, keep for 1 mth. If they ask nicely , we will agree as we also need to do reno during that mth. But I don't like the way they handle the thing. And they delay the handover time. From lunch time handover the key until 10.30 pm, they just drop the key in the letter box. Then ask the agent to inform us. Go to the letter box to collect the keys. darm angry that time. -

My 4 nytaoh door include door knobs, installation & hinges $205 each. Door only has 3 or 4 design to choose. Door knobs only has 1 design but has 2 or 3 colours to choose. Those standard round type.

yes, you are right. I miss out that part. I also did that to my seller. For 1. don't allow us to let us bring contractor for measurement 2. scold us right infront of the contractor 3. close the door, right after her scolding and don't allow us to talk. Even we did SMS her husband few days ago and SMS again before we went up. 4. After they move out and insist they want to keep the letter box key. They demand to keep the letter box key but never come and collected those letter after 1 mths. My favor to them. 1. Once we move in. we sent all those letter back as "NO Such person" 2. After that round, 3 steps : open --> read --> thrown. -

Don't bother about Classic Door. Get Nyatoh Door Veneer doors can't withstand scratches. If your house has kids, get a Nyatoh door

direct HDB include BTO. No grant except AHG (Additional CPF housing Grant) However this grant is only for household income not exceeding $5k. -

If you opt for this, an interest at the prevailing rate of 5% per annum will be charged. -

ya. Want to buy that unit no matter what. Location good mah. Good facing. The unit condition still quite reasonable. Once we agree on 44K, we also sign and exercise the OTP on the same night. Gave $5k immediately. we no need to ask the agent to stop viewer. He himself stop those viewer. B'coz we are walk-in buyer. He will get both side commission. He told us himself. He stop all those with agent for viewing and he claim he stop 1 walk-in buyer b'coz that buyer very yaya. He don't like him. He say he feel good talking to my husband. So he told that yaya buyer. Seller don't want to sell liao. He say. We listen lor. Ai yo, you don't know.. my husband set those requirement very hard to find flat arr. Then I add on mine. Make the things more jia-luck After all the requirement filtering, only left 4 block fall under our radar. Then not all unit in that 4 block some more. -

Yes. If your HLE or Bank Principal-in-approval loan is not enough to over the valuation price. Or does not have enough cash to act on surprise. -

yes. If she is looking at 4rm. she only can compare with 4 rm flat transactions. 5rm and EA are another market liao. How to combine all into 1. Even HDB come out HDB re-sale price unit table. also 4 is 4, 5 is 5 mah Another example, My husband saw a unit in my block for sale. He KPO , went and ask the agent, what is the valuation price. Agent say 420k + 50k COV we check the past transactions. Last record is 420k. -

No one know. Logically, yes. 2 week. How much different it can be? especially, valuation price is depend on last transaction. As what you had mention, that area hardly has any transaction. Share with you on my case. The nearby block valuation was 330k-340k during Sept 2009. (Even for unit that are in original condition, low floor, etc) We sign OTP w/o knowing the valuation price, only agree COV 40K. Unexpected, the valuation report come out 326k. Both of us (buyer and seller) are in shock. We was surprise on the low valuation as we are expected 340k. We even budget 380k for this purchase. Seller was so upset and want to call off. But the agent advice him for not doing so. In the end , seller want to up COV to 44k. We agree. I did a check and realize for that block, it hardly has any transaction during 2009. The last transaction was 2008. The valuation price is base on 2008 price. -
The time you submit for BTO application has to be 30 month. Right at the beginning. Eligibilty to buy New HDB Ownership/Interest in Property in Singapore or Overseas other than HDB flats You, your spouse, any occupiers listed in the Application Form or their spouses must not own or dispose or have an estate or interest in any other flat, house, building or land* o Within 30 months before the date of application, and o Between the application date and the date of taking possession of the flat * includes but not limited to: * HUDC flats (Privatised and Non-Privatised) * Properties acquired by gift * Properties inherited as beneficiaries under a will or as a result of the Intestate Succession Act * Private properties * Properties owned/acquired/disposed through nominees regardless of properties location Base on what I read and understand, as long as you can proof that the property is inherited. You are not bond by the 30 mths. BUT, please double check with HDB. Rule change time by time.

what if the valuation drop? Does she want to do again and again. Valuation report need est 2 wk to do. By then, her OTP expire liao. 1k deposit lost. If 40K COV is not part of her plan, why sign? -

marshmallow, provided your spouse don't mind. If might look very small thing but it might cause conflict in the later stage. I remember I read somewhere , a newly couple give spare key to the parent (husband's parent). Then the MIL is very curious type. She check the wife wardrobe.

best is, you walk urside. 1st, New Bedok Reservoir MRT is mention will be build at Bedok Park. But where is the exit? It is not announce yet. Oh! and there is a long and big drain. Will there be any direct walkway from Isle to the park? Or you need to walk all the way to baywater then can U-turn into the MRT?
