your flat layout is exactly the same as my in-laws place.. where I usually spend my weekends there The layout is very efficient and therefore the place can actually be quite spacious, especially the kitchen and master bedroom.

Should be moving in after the 7th month. Anyway a lot more shopping need to be done... No worries, good things are worth waiting for! Your first appointment coming soon. Should be able to enjoy your x'mas in your new home..

More pictures... Aircon unit **** hall... not sure why the plastic covering has been removed? The trunking is run via my kitchen through the common toilet into my master toilet and finally to the aircon ledge... 4 holes.. Aircon unit in MBR.. the trunking went inside the TV feature wall and out to the aircon ledge... no visible hole.. phew.. Surprise! Surprise! The laminate flooring has arrived! Probably will be installed soon. Will post pics once it is done. Not sure whether Ace Floor is good, no mention in the forum at all... Baron WC... can't see the entire WC cos BigAngel only took pic of the logo.. Kitchen flooring... the colour is a bit out cos i adjusted the photo which is quite dark. The kitchen flooring is flushed with the dining flooring after we hacked off the strange kerb in between.. still waiting for the glass panel and swing door to be installed. Sure, no problem!

My kitchen! Looking forward to the carpentry work to start... note that we have erected a false wall in the kitchen with gypsum board. Wanted to create a flush surface so that the cabinet will be a straight line. The paint colour of our MBR seems strange... need to check with our ID. We have chosen Monsoon River (ICI AL22903), not sure why it looks soooo yellow? A view taken from the living hall. Most of the wall surfaces are painted with Morning Dew (ICI WW25748L). Except the bedroom passageway which is in Sandstone (ICI PL26349). The main door is painted with Raffles (ICI GL20331). Will be replacing the main gate with wrought iron gate so dun need to paint...

I agreed. The rubbish chute at my parent's old flat is hidden inside the cabinet. Everytime I open the cabinet door to throw rubbish, the smell is horrible. And with the chute hidden inside the cabinet, it makes cleaning less convenient... and so as time passes, it may be neglected and become really dirty.

Our Mitsubishi Starmex Invertor System 4 (26+10+10+10) which have just been installed early this week cost us $3800. We are initially quoted $3680 for a lower power unit for living room (22+10+10+10) but decided to go for a high power unit for max. cooling capacity.

Currently living with my parents and two brothers. So my wet towel is hanged in my bedroom. In future, will probably hang our towels in the bathroom.

Not necessarily so... from my experience of talking to many ID firms (including the recommended ones), I think at the end of the day, it is down to the specific ID you are engaging. An inexperience ID from a reputable firm will probably still give you lots of headache.

I also have expose insulations. Saw one of my neighbours have each of the exposed insulation wrapped up indivually with aluminium foil. Probably will ask my air-con man to do the same for me. Not sure whether it is good?

Yeah! All our air-con are done! Wow, the living room indoor unit is so huge!! cos we opt for a more powerful one... on the first look, I am stunned. Will post some pictures this weekend. Now still a bit of painting here and there, some lighting yet to be installed... after which will take the measurement for carpentry works! Sooooo looking forward to completion...

The effect of the mosiac turns out very nice against our greyish slate wall tile! Like the silver sparkles... seems to brighten up the space.. hehe..

Cheaper To Source For Contractors To Do Different Things?

If you are not doing major overhaul for your place, I think it is still possible but will be very challenging... Without a main coordinator, the key issues will be (1) people management and (2) time management. Try to understand the process of renovation to know the sequence of all the jobs involved and the time needed for each of them. Maybe having a timeline planned with ample allowance for mistakes/delays will be helpful. Be prepared to take lots of time off from work to supervise the workers and the work done in order for the process to run smoothly. I would advise you to source for quotation from contractors/ID firms first to confirm that the amount of savings justify for all the extra efforts needed. -
Behind the mounted TV? Won't the water accidentally splash onto the TV wiring?

Will be doing a wall-paper TV feature wall at my master bedroom and a laminate finished TV feature wall at the living hall. The carpenter will be taking measurement these two days. Probably need 2-3 weeks for fabrication and installation. Will post pics on my T-blog once they are installed. Hope it will not be too late for you.

Instead of painting, I would suggest putting mirror on above the TV. You can choose black tinted mirror, bronze tinted mirror and normal clear mirror. Laminates are also commonly used from TV feature wall. Now the laminates come with many designs (motifs, wood grains, leather-feel, etc) and texture (matt, high-gloss, metalic, etc). Nowadays wall papers also comes with many different designs and texture. We came across one wall paper which has a "pebble-wash" kind of feel. You could ask you ID to play around with different materials, texture and even lightings for your feature wall.

After much consideration, we have decided to go for fabric sofa. The leather sofa need to be polished with leather cream once a couple of months to maintain its look. And if it is not done, the damage to the leather is irreversible. I am afraid we might turn lazy in future... Most likely we will be customising a L-shaped fabric sofa. Probably we could make two sets of coverings to create two different looks? Then I will have a spare set in case of emergency spills during festive seasons... We went down to Santuary Dian two weeks ago to check out their servicse. We are very pleased with the services by Karen who patiently explain to us the characteristics of the various materials... even though we told her we are still shopping around and are still not ready to make any decision at the moment. We probably will be asking them to customise our bedframe for us as well..
