Hi,

I managed to find a nice resale flat throught an agent who represented me as a buyer. I wanted near mrt, at least above 6th floor, north facing, convenient, very new resale flat etc...she could find for me. 1% is a lot to pay, but I think it's worth it. She also tried to negotiate the price for me before OTP and I even managed to buy below valuation. Any paperwork I didn't understand, I could ask her, she helped me a lot. Usually agents specialise in certain areas, no? So you should try to find one that specialises in Hougang. Good luck.

You are lucky to find below a house below valuation... at current market situation houses are now moving up again .. COV are around 15 to 35k.

Currently the resale market is moving up a little again. The COV Cash Over Value is now around the range of $20 to $40k. Which is quite MAD.

TO be honest to everyone who is planning to purchase, there is limited house in the market now but there is too many in demands looking for house, according to my 5yrs of experience, every year during the 7th month GHOST festive, prices will usually be lesser and cheaper but this year it is not.

Surprisingly I have a few buyers on hand who is SO cash rich that they can purchase in full using cash and cpf. Our internal agency discussion had all agreed to the point that the embloc buyers are back from their hidden nest (Rented Flat or Condo) and now they are out again to find a place for their own, instead of wasting money on renting a place to stay with rental getting more and more expensive at current stage.

If anyone needed my help or advise just PM me, I could provide free advise.

I am usually online in forum from 11pm onwards since, I am also doing my research on my own house renovation and purchasing plans

my agent is gd... he manage to get me a unit in serangoon for COV 6K during begining of the yr..maybe i am lucky as well.. =p i met a very kind seller...

If u intend to use an agent.. make sure he/she is gd..

I agree. Most of my friends around me met irresponsible agents. Only a few met good ones.

Which floor is your house? COV 6K is a good deal.

Seems like there's no recommendation for DTZ agents here. Mine's pretty good. In fact, he helped me to save 10k for the COV.

You can search in the internet if you are looking for the good agent that you want but i like your idea that you are going to consult them.

Mine one is quite good, managed to sel my flat by him and 'protect' my rights... Now, getting him to find one for me with low COV too, but I think I am too choosy, so can't find one yet... But he is very patient with us.. hehe...

Dear all,

I encountered 2 bad agents when I sold mine and bought another flat recently so I'm sure I can do better than them in terms of service and integrity...what happened?

1st agent who sold my flat (introduced by friend)- Promised to help me look for another flat but never do it (not a single viewing), New owner has paid $180 for my valuation report long ago, 2nd appt completion done, I still have to chase him. The day I went for 1st appt with Hdb, he cheated me to sign a draft document to fix 2nd appt in 6 weeks n told me that is standard. When I asked the Hdb officer, he told me that standard is 8 weeks unless both buyer n seller agree to fix the 2nd appt earlier. Is it because he can get his commission earlier?

2nd agent whom I bought my flat (walk in myself with no agent) - Knowing that I need to rent a place after handing over my above mentioned flat n waiting for the taking over of the new unit, I discussed with the agent before signing the OTP form n he promised me the owner will hand over the keys n unit to me ON 1st appt with Hdb which sounds good that I don't have to rent a place n move my furnitures 2 times. When the agent n myself are discussing to request Hdb to bring forward the 1st appt date..he denied our promise n gave the reason as miscommunication. Saying the owner can only release the unit to me by end of feb or Mar 2010. Said the owner played him out. We quarrelled over this issue n worst of all, he suggested I rent the unit from the owner while waiting for the transition period. Initially he offered to compensate me $1000 for the 2 months rental which I rejected. We compromised n both of us come out $1800 each n this time a draft black n white document signed between myself, agent n owner which i pay the owner upfront $1000..no more verbal promises. 4th Jan to inspect unit n 5th Jan to hand over keys to me n i have to pay the remaining balance of $2600 rental. On 4th, the agent handed over the keys but the tenant's furnitures n stuffs r all over the house. His answer was the tenant just returned to Singapore n will move away his stuffs latest by 5th which I agreed coz i'm not that unreasonable. Nothing happen here..no mover. On 6th morning, my movers picked up all my furnitures n stuffs from old unit delivered over to this new unit. Super cramp!! Called agent n he promised the tenant will move his stuffs today. When I questioned him "what if the tenant never remove his stuffs", he replied saying he can asked people to remove his stuffs. Sounds good coz I really have no place for my 2 babies to sleep. Time passed no mover comes...called agent again. This time he replied me there is nothing he can do...I fXcked him upside down n insisted him to come over to see the situation. Around 8pm, the tenant with frens came to move his stuffs..later came the agent. Spent quite awhile to move away the tenants stuffs. Left behind was those big gym set which occupied one of my common room n 42" Lcd which was wall mounted. Around 9pm+ we shifted here n there..cleaned the rooms so that myself,wife,2 babies, my mum n brother can have a place to sleep. Tenant requested to let him put these 2 things here till he got a mover which I agreed to. Few days later, they were taken away. Now waiting for our 1st appt with Hdb.

I enrolled to become an agent under Dennis Wee Group. I'm not that kind of person who eat the whole bowl of rice by myself. I do share...ever heard from agents that have to pay GST? I can absorb GST by paying it from my own pocket since I'm earning the commission from consumers...ever heard that 2% for seller is standard? I'm negotiable...what is standard? No after sales service? How about a free 32" Lcd tv or cash Ang Pow $688 from me? I even called back the new owner who bought my flat...I want win-win situation to have long term relationship.
