Things that you might wanna clarify... based on the stuff I had been through. heh. 1) Wash area toilet, do u want basin/tap? likely want to have corner basin with tap 2) Any shower screen required for your 2 bathrooms? Tempered glass usually. yes 3) May need additional plumber charges to do the WC piping in wash area if not already done this one needs to be done la... but not sure if it's additional plumber charges 4) Ask for price cap of the tiles they are quoting u. Homogeneous? Ceramic? Size of tile? etc. will definitely ask when I go seek for final revised quote from my shortlisted contractors 5) Presume that haulage and stuff are included in hacking?? usually the more comprehensive one will include... the H** L** one... a bit CMI... 6) Only quoted 1 bifold door. For toilet? bathroom? all 3 toilets? I only want bifold door for the wash area 7) Do you intend to do any boxing up of pipes or recess walls? hmmm... this is something to think abt... think need further discussion... 8) Any false ceilings or L-box? will likely do for living rm and dining area, and passway lor... MBR will be bonus (if i got spare cash, which is quite unlikely) 9) Presume you are not changing bedroom doors I want to change doors ... and door frames too (need to check condition) 10) Balcony glass doors? Yes... but don't know what frame... wooden? WPC? normal kind? or frameless? 11) Any door for kitchen? Esp if u cook. semi-open concept... to have kitchen island counter at the kitchen entrance; likely no glass door 12) Whole house window, casement? sliding? powder coated? NA? colour tinted? All have different cost. Does it include the louvre windows at all your toilets? Or your entrance foyer (not sure if u have, but most EMs will have) Thinking of WPC with green tinted glass for whole house. wrought iron window grilles for dining area and foyer window; but WPC alum for bedroom 2 and 3. All to be sliding if possible 13) Electrical works? For EM can be 2k-3k, depending on your requirements. should be ard $3.5K at least 14) Do you need to plaster smooth your walls? Some old EMs can have really rough and uneven walls. Would want to plaster smooth lor... think condition a bit chui... 15) I remembered that u wanted to change your toilet entrance, that would need a quote to hack, make good, and fabricate new wall. yes 16) Changing your rubbish chute? yes 17) Assume they do floor skirting for your tiles.. better to confirm. Some quote as separate item. should include la... i hope 18) Confirm with them that prices include GST! Yes! GST can be a few $Ks... Don't worry too much about the initial low quote. Mine was $29k initially. After I asked some questions, it became $42k. lol. The final quote may not even be final until midway through your reno as you may change your mind about some things or discover that some things can't be done that way. Plastering is so ex?? I remembered in my later discussions with other IDs... they charged abt $1.8K to $2.2K for plastering of whole place... (can't remember if it includes the ceiling...) And after plastering, I think will need to apply sealant to the wall, before painting... not too sure if this cost is already factored in... or counted separately... I've been thinking of installing a wireless ip cam at my new place too, so that I can view thru my iPhone, or laptop, if there's someone at the door, without having to go downstairs, if i'm at the MBR upstairs. The motion detection feature would be a plus too to find out who pop by my place in the day, when I'm not ard. I'll prob get an outdoor unit, since I'll be installing in the recess area (which is likely to be unsheltered and may be subjected to rain, during bad weather). Would be a plus, if the unit has infrared, so that it can function at low lighting conditions too. My plastering was below 2k, think 1.8k... maybe becos i used contractor, not ID btw csingeu, on your 35k quote, i think the itemized price is quite ok, but maybe becos it's your mom who asked, so some items are missing and make it looks cheaper. Sometimes there may be some surprise find in neighbourhood contractor... my fren's mom just anyhow find one from the shop downstairs, ended up the uncle is cheap, good, and honest... hahaha i also need to learn about IP cams... would like to install one but keep procrastinating Share this post Link to post Share on other sites
