Landed House Maintenance Advice

Hi I just bought a semi-d which are fairly new (7 years old). The house is in fairly good condition and I would like to do a general painting and mini reno before I move in. Besides painting, is there anything I should do to maintain the house? Do I need to re-waterproof the external parts of the house? Like windows or planters and the concrete roof? Thank you so much for your inputs!

Are there any leaks or seepages ? if not no need to do waterproofing, just surface repair ba.

Aircons, storage heaters maybe due for replacement. Solar water heater is worth installing.

I was considering solar water heater but ended up installing heat pump water heater instead.

one problem of solar water heater is that you will need to get one with heating element as during overcast days, you will not be able to heat up the water. So you will end up using the heating element which would be like any normal water heater. 
 

Anyway the cheapest solar heater I found previously cost about 6k excluding brackets needed to mount to the roof.
