  3. To add on:- 1. For resale flat - No income ceiling if you are not getting grant (with grant, ceiling is $8k). Not eligible for grant UNLESS you take your name out of the condo (take name out meaning your dad have to return your cpf money including accrued interest to your cpf account if you used to use your cpf to finance the condo - have to write to HDB for waiver exemption of 30mths waiting period. With the exemption granted, then you can take HDB loan and CPF housing grant for resale flat only and not BTO - you will then be eligible for BTO, but if income ceiling exceed $5k, not eligible for HDB loan). Only can take bank loan if you are still owning private property and intend to buy resale. 2. No. As you are private property owner. U are not consider 1st timer. UNLESS you take out your name from private property.   5. on a separate note, can i tag along to ask a different questions? i just received HDB letter on my first appointment date. the letter state that HDB will send down their tech officer to check for unauthorised renovationwork. then there is a paragraph stating that we as buyer is also advised to engage our own QP to check for abiguity and unauthorised reno work too. is it really necessary????? or just hdb's way of covering their own backside.....?
  6. since you are just starting, when signing the OTP, just ensure that both parties have a clear understanding that fittings and fixtures refer to non-movable stuff like aircon, sanitary appliances, fittings and fixtures, grilles and which ever stuff that both of you agree to be included. which does not include your plasma.

HLE validity pegs at HDB resale application. so long it is valid during the resale application, it is consider valid - don't have to reapply for 1st appointment - that's why my agent told me. thanks for sharing this with us. i used this info to question my seller's agent on the supplentary agreement and she said that it is the market norm and usually if HDB finds out, they will only be let off with a warning. obviously they are only concerned about their own commission. but after trashing this out, we agreed on a later 2nd appointment to tie up the loose end and state strictly no extension.

  13. 2. my agent wrote 'non-movable fittings' in the OTP schedule. buyer is at a losing end. but i believe what comes around goes around. if the damage is intentional and whatever rogue behaviour exhibited by seller (or buyer) will return in other kinds next time.
  14. 1. you can check HDB's website. http://services2.hdb.gov.sg/webapp/BB24APPT/WelcomeDate.jsp 2. from what i know, 1st appointment is via internet. your agent have to keep a lookout for the desired dates which both seller and buyer has agreed - bearing in mind that the resale application should not exceed the number of days written in your OTP. your agent should be able to know when to apply to get the desired date - at least mine know. 3. yes. HDB allows agent to one chance to revise 1st appointment date. have to have written agreement between seller and buyer - ask your agent - my agent drafted a letter to revise the 1st appointment date. 4. you will have to sort out with your buyer. better is to compromise at 7weeks-give and take la (unless can meet softies like us who gave in to 8weeks). it's stressful. all the best.

  16. are you under HDB housing grant? if yes, you cannot let the tenant overstay after your second appointment. if you are not under house grant and is free to take over the tenancy agreement, you may want to consider (ie to take over the tenancy and charge the tenant accordingly for overstaying). if like this, have to reschedule your ID work then unless it is urgent that you have to move in on time. JMHO.
  17. my seller will not sell us their place if we do not agree to the extension. our wait to get our key is some 6mths. i just hope that they keep their end of the agreement to take good care of our place.
  18. can also check if your dad is covered under eldershield. write or call CPF board. my dad had cancer and passed away last year. a month later we found out that he had eldershield coverage. the sum although small may be able to offset some costs. take care.

    my friend told me to apply at HDB. need to pay $5 http://www.hdb.gov.sg/fi10/fi10205p.nsf/WP...ns?OpenDocument but i just gave my agent a call and ask him to get for me (he sent me a pdf copy); FOC for us cos his job is pretty easy so far.
