  2. Location aside, as dawson will only complete in 2016, can we forsee that 7yrs later, our regular hdb prices will raise by that much plus a bit extra since bto generally is supposed to be cheaper?

  4. anyone can apply for as many bto as one wishes to as long as you have not go down to hdb to select a flat; ie if i applied for sales of balance of flat, i can still apply for boonlay meadows whilst waiting for the results of sales of balance of flat to come out. i can still apply for any other bto as long as i have not select any flat from HDB - i had called up HDB to check on this. HDB said that once you select a flat under any exercise, their system will cancel all other bto applications.
  5. you must be prepared to give up the unit since you are game to bargain the cov. for us, we did not managed to convince the seller to lower the cov, cos there is not much complaints about the unit (save for the lack of built in wardrobes, the rest of the house is in good move in condition). so we got our carrot head chop. but if we don't think about it, we really like our purchase.
  6. ya. that is why we agreed on a very late first appointment; almost 5 mths from OTP! We very nice right? so hope they take good care of our house. but even with HDB's 8 weeks regulations, will HDB extend upon request from seller??

  12. my cov is less than 10%. on first appointment, do i pay to HDB or the seller??? if pay to seller, the seller dont turn up for second appointment then how???!!!

  14. bunk in with your parents first. you should not put the burden of your misjudgement onto your buyer. i just bought my first home paying ridiculous COV as we like the unit a lot and we need not do any more renovation (hence the reno budget we dump into the COV). we had already stepped back and given the seller more than 45 days to submit the resale application as they are also having hiccups with relocation. now i am sleepless thinking about whether they may try to delay further should they face further problem with their relocation. we want to be understanding, but now my boys are sleeping in their grandparent's living room while we wait to for our first home. my first appointment is still months away. please hor. spare a thought for the buyers.

  17. HDB's rules state that must have valid HLE prior to signing of OTP and also HLE must still be valid during first appointment. Not sure about second appointment; anyone can clarify? My HLE expired in end Feb, any idea if renewal of HLE takes how long? My Qno. is over 300 for 20 available unit... this is our second try at HDB's ballot. looking forward to next months BTO to try our luck again.
  18. nesh, there is no separate box to tick for priority scheme. on the big table, some of the boxes are in yellow colour (eg Jurong West 4rm choices). then on the footnote it states something like 'for locations highlighted in yellow, as the available flats are limited in these locations, the priority scheme will not apply'. i applied for Jurong West 5rm choices of which it is not coloured, meaning priority scheme applies. that's why i have also received the letter.
  19. if i remember correctly, only applicable BTOs; but not sure if it applies to BTOs in matured estate. for balance of flats, priority scheme is not automatic - have to see the footnote stated by HDB during each exercise - see my previous post.
  20. do you all remember that when you applied for the Oct balance flats, there is a big box for you to tick which area and which room type you applying for? for some popular areas, and because the balance of flats are little, priority scheme is not applicable. it is stated at the footnote. so those who have chosen areas/room types where priority scheme is applicable will receive the letter.
  21. i read in another separate thread (on separate issue) that the couple who broke up prior to receiving of keys, they had to return HDB the grant in CASH....

  23. If you are not an alumni member, or have clan, RC associations, you won't get a chance to register in Pei Chun if you don't stay <1km from the school. My bro's friend stay very near to Pei Chun (he said the nearest residential block to the school) but the son can't even get in.
  24. hi Don, i did managed to get back my $5k on deposit through a letter appeal, but didn't comment cos i don't think it is the same case as what you are going through. while i understand that the downpayment is forfeited, i think the rationale of paying back the disbursed grant with interest in CASH is a bit harsh. People took the AHG is for reasons of 'lower' income ceiling and need the additional grant to assist in reducing cash payout in mortgage loan. Expecting a 'lower' income applicant to cough back the disbursed grant in CASH due to a failed relationship on top of forfeiting the 5% downpayment is a triple whammy. If the AHG is too hugh, you may want to try to appeal for repayment back using CPF money. If it is managable, might as well return them back the $. JMHO.
  25. just to add on, some kids need to go childcare cos both parents are working. childcare fees can range from $300 to $800 per month depending on how upmarket they are - have govt subsidies; a few hundreds i think. school fees for pri sch is cheap, but if your kids need to take school bus, you can factor in another $75-100 per month - school holidays also need to pay. also, need to buy savings/health insurance for children (if have 'spare' cash)...that'll be another amount. sometimes plan too much also no use - only scare yourself.
