Just sharing some info on liu li = 琉璃=crystal glass=水晶玻璃。 There is not much difference from making normal glass, except with some "doppings" of metal dioxides(like lead dioxide, PbO2) are required during the normal Silicon dioxide(SiO2) melting process. With transparent and high density attributes, its light refraction index is light. It could be very "sparkling" if surfaces are cut to 60 deg (which split white sunlight into 7 colous) Refraction index is defined as speed of light travels in vacuum/speed of light travels in liu li. It is a man-made material, it is difference from those natural stones. I don't understand, except commercial reasons, sellers or supporters of this material like to link it to fs and praise of it "superiority". It is just a matter of glass-making technology know-how, no more & no less. Chinese know of this technology as early as 商 dynasty, but is no a secret today.

Based on HDB officer's email reply to me, confirmed that the MOP start counting from 2nd appointment. New ruling effects 30/8/10 refers to "resale application". Meaning all "resale application" starts from/on 30/8/10, all kena new rules. MOP starts counting from 2nd appointment date, not OTP date(except for uncompleted homes), nor 1st appointment/resale application. For "uncompleted homes", OTP exercise date as "start date" for MOP(SSD). -

Now at home, got free time, let me do a more detail breakdown(static only, dynamic not considered-brain too limited, need simulator): 1. HDB resale - - ppl sell for money to reinvest, either keep, downgrade, upgrade to hdb or buy pte resale or pte new. Mostly pte resale/new. - ppl buy due to needs, as well as vehicle for rental - MOP is not a real issue. Gov tries to reduce unit's frequency of exchange hand. So "transaction" will be less. - However, but then must stay there till mop is quite an issue for those "investors" who buy hdb & intend to rent out. - 10%/70% no issue for 1st time home owner. "investors" need serious consideration. - Basically, new housing supply (BTO, DBSS, EC) cannot catch up in time, resale demand(real needs, not "investors")remains. Summary: Buying spin narrow down (investor out), 1st time buyer good at bargaining and cautious abt price due to budget....Sellers want to sell? So buyers vs sellers, u see me, i see u. Transaction will have a big drop, after some months, and bounce back, cos buyers & sellers then will become "more realistic". 2. Pte new- - Buyer are most HDB upgraders, especially L99. - 10%/70% is the "killer" here. Those fully redeem hdb owners can escape the 70%, can afford the 10%. - Those still servicing loan for hdb, majority will be "out" due to 10%/70% = younger couplers. - 3yr MOP filters out those "flipping"-especially units with small sqf. Another "killer" for short term investors. - FH/landed/GBC less "exchange" hand within short period of time. Real buyers see 3 yrs mop as "s s water". Summary: Transaction drops(3yr mop + 10%/70% rules), price will follow(L99 most kena, near TOP, developer desperate)to a point reach equilibrium(ppl see good chance & come in). 3. Pte resale - Similar to 2. Comparatively, owners more "eager" to sell at lower price than developers for new projects. Summary: Similar to 2. -

Good questions, I have asked myself the same months before: hope some will pour in after I started. 1. Not interested in hdb resale so I do not bother much abt it. But I think buying demand should drop and therefore 1st thing is COV down. Young couplers likely to wait for EC & DBSS. 2. Pte new - developers will "hold" the price for another 3 months or so before deciding further. Price drop not so immediate/drastic. But those TOP coming ones yet many units unsold - developers will be desperated and start down the price, usually unsold is because of location issue. L99 will be hit the most. Those FH, landed, BCB still able to take the "shock". 3. Pte resale - again most hit one will be those L99. Most ppl buy resale either cos of budget, buy & rent, small portion for own stay. Immigrates will buy, hdb upgraders will "hold". -

1. Get it straight first. The 1yr, 3yr, 5yr MOP ... date is based upon 2nd appointment or so called "completion date". You bought in Jan = completion in Jan 2010? or completion > 5 march 2010? If later then 3yr (can't sell, can't whole unit sublet) 2. If non-subsidised, then can buy private anytime, but yr hdb still under loan right. And you need to take loan for pte right, then 2-1. Need to pay 10% cash upfront as "booking fee" instead of 5%. 2-2. Max loan quantum for pte = 70% of valuation. The new rules are more to curbs(or prevent) ppl from BUYING, especially those with WEAKER financial basis. Now the pte loans are super "CHEAP", all ppl chiong to borrow, gov scare when time turn BAD, lose job.... then default payment, then MPs very busy entertaining residents, NEA has to send many park rangers to chase away campers at beaches around the "small red dot:...... Got money also don't buy now! Whether resale or new! Price sure drop, especially resale mkts. Developers likely to "hold" present prices for another 3 months or so. -

My understanding of "subsidised" are: 1. First hand owner(BTO, DBSS, EC), whatever loan types, whether grant or no grant. 2. Resale with grant.(stay within xxxkm to parents) 3. Resale with HDB's "concessionary" loan. Now u understand why Ah kong stresses "concessionary" so much. Correct? -

Just come back from lawyer firm for 15% payment, stupid fat lady lawyer asked me: how long have I been staying in present 5rm, I said < a year. She asked: are you sure you can buy privite property. My wife open eye big big, stared at me, then her, as if wanted to faint. Fought with little tigers so many times within a year, returned home sound & safe. Escaped the MOP, 5% become 10% booking fee as well as the 80% become 70% loan, & the 3 yr SSD.Wow, 4-in-1. Too early to say "heng". The fundament drive to these new rules boil down to new houses "could not be completed in time", and mkt players are smart to quickly chiong & buy to rent or resell, or keep for own stay or for next generation.....So, the demand is fundamentally there but new rules skew benefially to those who are "cash rich". I sort of anticpated these already, but expected only after GE. I've mentioned earlier, THG also keyed in those "variables" into the simulator and know the possible effects of each variable. Buy putty (those use to fill up wood's gap, brown color) ~ $5/can. Slowly patch up the gap or holes. Try some first to see if color matching. Use someking of gel-based polish (for polishing those done wood furniture), floor becom very slippery & shiny. Can't do anything to the scatches, unless grinding & relaqucer them. Bad abt Pacquat flooring are: 1. Subject to scatches easily. 2. Wood strinks after sometime. Especially with air con on .....

Guess the contractor is yr uncle, or friend of.....so, eberything based on trust. In 1992, I did the similar, everything based on "mouth" - told him (mil's sister's husband) my budget, items to be done, everything turned up to be swee swee. I even helped him "polish" the floor, made the stove's base.....very fun. -

Should be already approved, HDB is more concerned than you on the hps. Will take abt a month to receive the letter. If you do partial payment, you'll receive letter too for the reduction in the premium payment....or log on yr cpf to see if the deduction takes place. -

Is quite a temptation to borrow which may lead to default payment later on, but MAS is in good steering of this. The "credit card" has caused many to be declared bankruptcy aleady. Default payment lead to forced selling, like our big brother is experiencing, chain effect/ball rolling effect all come. Then either print money and give away or "tighten the belt" or "bite the bullet". I think oriental prefer the belt & bullet, instead of throwing money down from helicopters(only gov can do this).

Sorry for my bad command of english. - Evil spirits (ES) like mankind to worship, submissive to them, knee before them. - ES have some supernatural power, could "reside" themseves in any objects which ones "fond" of. - Ones = Man kind who have strong worldly material greeds, devil/evil needs, unrealistic needs & ways of get things done through "black magic",.... - Fond = Liking very much. Before fond, always "temptations" come first. - ES can fulfill ones' need but always want something in exchange (soul, heart, free will....) That was why i do not suggest to buy any forms of so called "fs items" to boost qi, not to mention status. ES can reside in these to gain "control" of human being, if ones "treat" these items > than their parents......(place these before/on top of ones' own parents - just a description, there are more examples that "worse" than this description).
