  1. No so technically & economically feasible at balcony. I'd experimented using a flexible roll-up solar panel producing 900mA, 17V (open circuit) @ abt $300, connected to a 26AH, 12 V lead acid battery($50) and a 12V-dc operate (10W) LED white lamp (~$40) with a on/off switch. Battery is charged during day (depend on sunlight) & discharged (10/12 = 830mA) at night for about 4 hrs. In less than 3 weeks time , the battery bye bye - found battery to be prematured death - high cycle life and improper control of charging voltage ! The setup also quite messy (panel, battery, wire, switch). MIL & wife making lots of unwanted noise.

Just for info: Yishun site receives a new benchmark bid According to The Housing and Development Board(HDB) , a 99-year leasehold residential site located at Miltonia Close received a total of seven bids with top bid of S$165m or S$405.6psfppr by Hoi Hup Realty.The top bid is 31% above the next highest bid of S$126m by Master Contract Services and 69% higher than the lowest bid of S$98m. The site is of close proximity to Northpoint Shopping Centre. Nearby education centres include Huamin Primary School, Chung Cheng High School .The site can be used to build an estimated 345 residential units. The bid sets a new record for Yishun area, surpassing the previous best by 4.5% (S$387psfppr bid in Jun 10). Yesterday's tender drew seven bids compared to no bids for the recent Jurong West executive condominium site, indicating that developers are becoming more selective in the bidding process. We estimate the break-even price for the site at S$700psf and average selling price (ASP) of about S$800psf. We believe the ASP is achievable considering the recent launch of The Estuary (608 units, Launch: Feb-Mar 10) located nearby witnessed strong demand and was fully sold at price levels of S$650-850psf.   10. "investment" could have a few interpretations: 1. Own stay, wait for appreciation & sell 2. Rent out 3. Vacant, wait for appreation 4. Flipping=subsale For 1,2,3 need reconsideration for those L99 resale.
  11. 1. Have you and seller reached consensus and listed items to be kept or removed? If don't have, foget abt the inspection. Inspection just to "make sure" things still there, or no longer there when time draw near to 2nd appt. To see the unit again better completion, can always call up seller or seller's agent directly, saying ID want to do some measurement....ask yr whoever to pose as ID and bring measuring tape along and...... 2. Don't need agent at 2nd appt. But agent want to collect comm from you at this time, if you've agreed to the comm.
  12. Sorry lah, older ppl trend to lag behind in term of speed, memory, technology. But good at make use of "loopholes". They already open the floodgate big big covered with nets, to catch big fish only, small fish all filtered by the net. ERP also open many many to capture $, no $ where got foreigners want to come? At first is cashcard, then come EZlink card, follow by credit card, kena sabo by these cards. Went in carpark with Ezlink card-no problem, want to come out barrier not open - little print at machine there: this machine can read Ezlink card, pls use cashcard. Can come in cannot go out! Press the button, OL asked : what time you came in: My standard reply is always: 1 minute ago ---Who is more updated???Why like that?

  15. You're well updated. 1st class transportation blue print, seow seow lar. LRT more or less a "mistake". When SBS first got the "license" to run LRT, many problems surfaced due to being "new hand". SMRT seconded quite many her staffs to "help" then. When the first 42 stns were in operation, remembered many ppl were "laughing" at SMRT: 42 stations covered 67km of route. Com, Que, Nov, New, Kem were like "ghost" stations. The "otopus" network is now being formed. I've quite some time did not take mrt. One day while talking to an uncle at void deck, he told me he just finished a cup with his friends "under the Paya Lebar " mrt stn, I caught no ball at first, now..., that day "lost" in the DBG underground stn, peisah....

    The "hole" go to tiolet of yr neigbour below in "U" form. Yr tiolet ceiling also got "U" which link to yr upper neghbour right? After hacking, contractor has to put a gasket into the "hole" then put the sitting w/c on top.
  20. No such thing. Only the recording format, quality issues. Of course, reader must, in the first place able to read the supported format. Blu-ray is the most tokong, can read all now, not too sure what new patterns will come out in near future.
  21. Can't see the difficulty in installing curtain with "thin wall", rail just need to mount at the "ceiling" of the protruding wall. Got half height & full height curtain. You can use "2 layer" curtain = 1 thinner, 1 thicker for different light conditions....... Blinds - difficult to wash, roller jam, blade tear (replacement problem comes)after some time with strong wind constantly, more mechanical problems.
  22. Actually not surprising, apply to some major cities only lah. Unlike Singaporeans so "mt", they don't understand what is "mobile population" . The daily number of ppl in/out shanghai = whole population of Singapore. That was why I said "wherever the hungry tigers go, nothing left".
