Human is very contradicting. -To minimise usage of natural resources(NR) to save earth yet want to be productive? - Want democracy for freedom of usage of natural resources, yet "want" other to minimise use of NR. - Keep "spending future money" to enjoy "hapiness" yet keep interfering into other people's business?- Can imagine a country's whole population need to work for 10 years "for free" in order to pay the present debts? USA. - How I wish I can "buy" things in credit (wish not to pay till end of life) to enjoy life everyday & everyday like to "pook" ppl here & there for fun ! - Better to be Tazen living in jungle use no electricity, no fuel, no gas, no plastic, no paper, no chemicals....
  3. Once a person "lost control" of temper, he may be seemed speak or act "unresonably" to the third party, this scenerior is very common. Whether professional or commoner, all have "emotions", but with different threhold level towards "unfair treatment" Something must have bite into Jim's comfort zone seriously, and made him myopia to tackle the root cause, but to act like a "mad dog" barking and biting who's arround him. Be understanding.
  4. Sorry to tell there isn't any "good quality" bi-folding door available in the market, regardless of the materials, pvc, aluminium, wood, glass, ... Ppls choose bi-folding because of limited "space", suggest you to change to "top hung" sliding door, not those "bottom track" - limited life span. Glass with powder painting aluminium, so far, found to be the best.
  5. Actually, I like ready-made also, but the "color" and exact size to fit in hesitate me. For example, Ikea's book shelfs look super nice, sigh ! the measurement & color..... not "blend in" with my existing. How to buy ready-made kitchen cabinet/wardrobe/TV console ?? I even customised a "stone bench" covered with granite, placed outside main door. Granite same as my flooring ! Look very "compatible", haha.
  6. -Yr contractor is correct: shorter distance so fumes & oil are better sucked away....Too far the distance, hood's suction creates a "short-circilation path" of air on the surface. Good Hood design used not plastic - always subject to high ambience temperature. - My present one is 73cm, but chimney type - more powerful, so 73 cm is not a concern. - Personally, I found 60cm is ok, you hood could be protruding "too out", so yr head always get knocked...
  7. Many thanks. In fact, My SIL has a daughter now in P5, most of the time staying with us. My concern: she is <35 year old. There were a few "red-hot" occassions, I stopped them from mentioning/thinking of "divorce", now because of BIL's involvement in a molesty of maid under influence of alcohol, make me more firmly believed the sayings " leopard cannot change its spots", " cannot teach old dog new tricks". She's the only younger sisiter to my wife, 10 year younger some more,.....sigh, long story.

  9. All liquids "soak into" granite easy & fast, unless the granite has been "saturated" to some extent. Not necessary to be "corrosive" fluid. Say putting an oily jar at base & put on granite top for a few hour would cause the stain, then use porous paper to "suck" the oil out. Saturation can be by means of mopping the granite daily with damped cloth for almost 3 months. Disfussion means, make the stains soften first & by effects of "higher densed" stains flowing toward "lesser densed" liquid(eg clear water), repeat a few time to make the stain less obvious.
  10. Serious, the stain get "soaked in" to the layer. Yoongf, any recommendation? Disffusion method work? By putting a wet cloth on top for say 30 mins, hope the stain "disfuses" to cloth, repeat the cycle a few time? Or a less-dense(but evaporate fast) liquid is better?

  14. My present house (23 storey) has windowless grills, but with 2 horizontal bars at lower end - I follow my previous condo unit. I felt with window grilles, views get obstructed. Anyway, my children already 15 & 11. ID initially told me the contractor has "no experience" as to my requirements. I've rejected a few samples (too soft) until a found a "solid" hollow aluminium bar with epoxy-powder painted.
  15. MIL stays with us since day1 I get married. My wife is the elder & she has a 10 year younger sister. They stayed in "rented" flat, so I "invited" them over. MIL sweep and mop floor everyday! When sweeping, all windows/main door closed......can imagine ? Anyway, many thanks to her efforts, I can always sit/sleep any where on the floor. With the rug (abt 6 meter x 1.5 meter), she asked: "how to mop the floor ?", after that rug landed in store room.

Points taken. - I'm still wondering whether worthy to park 5% +15%+ stamp duty for a project's TOP, say in 2014 (3 years away), however, I also recognise the fact that early birds eat "better" stuff - in term of floor, view, stack, etc.. Leave the progressive payment one side first. -Also notice those "small" units very hot, besides "investment" and "cash flow" reasons, what else could have led to this?

  18. Felt FS believers/practicers are rather "pang tang" over door facing staircase or lift. HDB stair is in Z-shaped, depending on how you look at it, can be "DOWN" , or "UP". Lift can be either "Down" or "UP". So? - I bought a 1st hand 5 rm in 1992 for $124.4K and sold in 2007 for $450K. - Main door directly facing one of the 2 lifts. Never mind, staircase on right hand of main door (view from inside) is "DOWN" ~2 meter from main door. The "UP" portion nearer to neighbour. - Whenever going out or coming back home, found super convenient, especially when carry heavy stuff, need not to walk far. - MIL like to wash common area (5 units per floor) practically everyday, the water from common chute area, and she just "sweep" the water to the "Down" staircase (floor trap is located 9 steps down), super convienient! - Never mind, when MIL wash, some neighbours will automatically help also, understanding neighbour, feel touching.... - Frankly speaking, I really missed the lift and the "DOWN" staircase.
  19. -Wow, change properties like changing clothes. -4rm condo, holding for 2 yr, I double "how much" one can fetch, after deducting stamp duty. -Now stay HDB 5rm for 2 year, looking for EM My advise: - Since 2 princesses still young, no hurry to look for "good school", hold the idea of shifting. - What a economical waste for not working - just to look after children? - This is the "precious moment in life" to experience social work life and keep oneself "contact" with outside world. One will "miss" when old - Also is the "precious moment" to work & save for not only children, but old age as well. Ditto - Parents usually "sacrify" for children - move house for good schools. - Good strategy is to hold 2 properties (bought at low), and sell away one in high. Wait again for the low to come & "grasp" then "let go"...
  20. 1. Homogeneous tiles for a 5A, hall, room, how much? How to quote? Must specific some price range, eg tiles price (<$2.5psf) then make sense. 2. Kitchen cabinet, 17 ft, how to quote? You don't know the L, T model, top & bottom?. Must have 4-eye meeting to discuss then make sense!- 3. Glass door??swing?, slide?one pc, top hung?,bottom slide? too many specificcations to narrow down! Must meet & discuss, if not, is a one-way "assumption" - waste both parties' time. 4. Many.....Carpentry works, too many laminate to choose, teak? Naytoh? Oak?Ramin? just too many. Unless one who doest know all these and let one part decides for him. Implying that deciding the price as well. A good quote is, after meeting up or even site survey, with clear breakdown of material use, psf price, or even method used.... Not a "general" quote- wasting your time, and you are trying to compare prices for "something" which you do not really understand.
  21. - Those who like to put rug, mostly are husand-and-wife family with no child/children. - The same for "open concept kitchen" - husband-and-wife team, they don't really cook!. Actually, in 1994, I bought one from IKEA for almost $200. Get scolded from MIL....eventually kept in storeroom for a few years, then throw away during a spring cleaning.

  23. See above for my close estimation, ID MUST see the actual site before quoting a reasonable, accurate, figures. If contractor can quote u, based on yr description, pls don't trust, figures can vary a lot, must specify the materials you want.
