  1. There is no fixed rule, but it is wise to have skirting in place, whether HDB, EC or Condo, simply you don't know when you will tear down the old & replace with a new one. ID/contractors tend to "save cost", so they will say whatever "reasons" or "excuses". Another area is the tiles behind kitchen cabinet. Before the quotation, I told ID I want to see the tiles up before the kitchen cabinet....
  2. 1. Read your OTP document, clause 12. 2. If both seller & buyer can't reach an agreement on 2nd appt date, HDB will decide a date. This date MUST BE within 8 wk from 1st appt. 3. You will be the rightful owner right on/after the 2nd appt. 4. If seller were to stay beyond 2nd appt, MUST first seek your permission to stay on. 5. You can impose "rental" to grant their stay, but not sure if this against HDB's MOP rule. Ask HDB. Let us know what HDB says on this. Thank you.

  5. FS is getting more commerialise and the ways FSMs do, sigh...$eye, $mouth,$mind. My humble advise: Avoid these FSMs who recommend, or he himself own shop selling these "FS" items. Simple principle : Can accountant who records and collect cash, does a good job?
  6. Suggest you take this as a lesson, pay comm to him/her. This kind of thing cannot be taught in school, need to pay "expensive school fee" to learn. Lesson learnt makes you wiser next time. If you were the agent, how would you approach the buyer to sign this comm agreement? I guessed this agent must have been rejected by buyers of signing such before, so now he "mix" this doc together with OTP and ask you sign at one go without proper telling you the consequence of signing. Again, try not to take part in any "game" where you are not familar with the rules of the games, or, be prepared to pay "expensive school fee". Pls do not feel being offended. I myself paid this "expensive school fee" before, so I dared to say such.
  7. Hello Ah Hia, Feng Shui is the study of Heaven(天时), Earth(地利) & Human(人和). Very interesting can be simple yet complex too. If one can exercise these 3 elements right for a certain event will yield the optimum result. - Much western management theories stress 人和- network, contacts, PR, communications, hardworking, etc... all under this element. - 地利- about geomancy/geophical, building structure, table arrangement, window opening, all the hardware, etc - most of forumers' posts actually surround about this element - what make them "think" FS is only about this? - Heavenly timing, 天时 - Astronomy, stars movement/collaspsion, weather, seasonal temperature changes, etc. Bazi calculation is fundenmentallybased upon assumption that a new born baby is a new born star, and how it/he/she follows the orbit rotation.....This portion is very "玄", is actually classified under part of 玄学, eg 紫微斗数. Imaginary, difficult to comprehen. When I was young, my late father taught me how to read/interprate 通书. How to choice best date for "动土“....So, quite naturally, I started to read from this to that.....I prefer reading than watchinh TV programme. My son follows my pattern lao...

I have various SCV points: - Hall, TV console x1 - Study area x1 for retuer's input to internat using coxial cable. - MBR x 1 - another rm x1 What contractor did: install a 1-4 splitter connector in junction box (change the old box to the bigger new new to house the splitter), lay 4 seperate coxial cable from ther to respective point of installation.

Then there come all the "readings" services. - My late father came from China to Singapore before Japanese Occupation, cos he had a elder brother stayed in "Kung Kang" now's Hougang. My uncle was famous in Bazi/palm analysis/Dun Tou then. I have 9 bros & sis. My late father passed all ours DOB to him when each of us was born. My uncle wrote the adviseds in thin-pink-coloured paper for the next year, and passed down each year end without failed. - He passed away when I was in primary6. However, he skills all passed down to his only son (older than me)who is now staying in AMK and still doing Bazi analysis. His wife(my ant) just passed away last yr. - Back to the advises my uncle wrote. The advises were specifically catered to each of 9 of us. Advises like to burn "joss paper" stroke the one's back for certain times, facing certain direction, and burn away within certain time during first day of CNY. Avoid water/fire in certain month of the year, good to do this & that, etc. - There was one advise he verbally passes down to my late father about me, not long after I was born: Watch out for a fatal incident which may lead to death when I reach 32 yr old. I am now 46. - My late father revealed me this "advise", only when I reached 29 when I was preparing my wedding! - He passed away 1 year after I married, then I started to realise what a great father he was ! He had kept yet watching this "secret yet burden" for so many years. Simply do not want me to live in burden. - Anyway, the "advise or heavenly secret" did not realise onto me. - What I'm trying to tell is that: I'm not against any Bazi/palm/fortune teller, but better do not let "people" to read & tell your future. His words, whether good or bad, will cast a shadow within your heart & become a burden. The palm, face, behaviour recorded one's past & upbring, only in general-I strongly acknowledged. Can Bazi really "store" all the events in details is one question, if so, then whether can that "someone" decodes accurately is another myth.
  10. It depends on extensive of renovation. Usually 2-3 days. May take a week if hack here & there & application not clear enough. In my case, a technical office came & witness how the wall was hacked. 32 yr old flat.

  12. Ah Hia, cool down, let others express their views too mah. Doesn't matter whether long or short story. Again my personal opinion not "teaching": Your guys get Feng Shui mixed up. FS is a sicience but not like 1+1=2 that simply: - All of us know we can't really "control" fate (end result), simply too many dynamic (not static)variable are invloved making the formular very complex, however, we do have "some" control & influence over our conducts thus affecting ours destiny. - Ppl try to quantify things, making these easlier to be explained in classroom or even developed "formulars"(bazi)(fly star), etc to make some calculation with regard to fate, based upon DOB, NESW direction. - Taking an helicopter view, FS is all about strengthening "Qi" and avoiding "Sha" within a living ebvironment, so to lead a healthier live, no guarenteed leading to "fortunate end". Healthier live also depend on many other factors, as what some of you mentioned: food, exercise.... - In nowaday's living envoirnment, there are simply too many "visible & invisible" "sha", both originated from living environment and human around us. Modern management theories got teach how to "handle" these "sha" originated from people. - Feng Shui is not black magic. Some theories/toughts tend towards "imaginary" which leaves room for people to define to each his own. The more you know, you will find FS more complex. - I intended avoiding "palm reading", "face reading", "forturn telling", even FSM consulatation - simply you will keep in heart those "bad" coming events. You do not precise know when it arrived & ended each day live in fear. Why pay money to invite this? Again, just my opinion.

  15. Simple lah, after you knowing your 2nd appt date, pay a visit to your house-would-be & check if owner(seller) inform them about moving out. On actual day still not out, get police to chase them out....

  17. I admire/appreciate those who do the painting DIY. I did mine in 1992, 5 rm, 3 ppl, 1 day & 1 night(till 2am) - can't forget the joy! -package food/drink -sleep/rest on floor -whole body/hair got paint
  18. I DIY painting in 1992, both emulsion & enamal types. Things to notes if DIY: - Better all at one go within a day, including night, full gear. Standby someone to package meals/drinks. - Be careful, look "light" in catalogue, when paint on whole wall look "darker" - Ceiling is the most difficult, best done without light installed. May need ladder for those corners. - Spray some water before painting and wait 1/2 ~ 1h, paint will more adhere onto wall, for emulsion(water based) paint. - For rought surface, plaster, let dry, sanding, clean with damp cloth. - For enamal (gate, pvc pipes, etc) standy a few metal container with different width of brushe, soak in Korosin(spelling?) first. -After painting, everything throw away! - Feel proud.
  19. For sharing, my own account for below 2 files (letter received from CPF baoard) with regard to purchasing of 2nd property. Letter highlighted the 120% VL & minimum sum rules. Be careful. - Bought hdb resale 5 rm in Aug 2009 - Sold private condo in Sept 2009 Files delected intended on 9/5/10.
  20. Correction: for 2nd appt, maximum 8 wk away from 1st appt. 1. On 16/4/2010, before you number show up on screen, talk among seller & agents, agree the date for 2nd appt. Remember, seller has right to choose lastest date as far as to 8 week after 16/4/2010. Meaning, on 2nd appt date, the seller MUST hand over the key to you, in front of HDB officer. 2. Once get the key, all's yours. You have absolute right not to let seller stay.....
  21. Same ID who engaged different companies. I considered she failed the coordination work. Imaged after plasterering, some drops of plaster on the wall & painter just painted over. Along casement window edges, surfaces are as bad as roadside stone & painted over. Has nothing to do with paint type but the coordination part was poor. I have an major reno cost me close to 100k.
  22. Yes you do, just checked HDB web, 50%. For joint applicants(2nd property), minimum sum can become husband+wife =1.5 time, instead of 1 from each. 120% VL & minimum sum rules confuse many ppl, incl me. Use yr singpass to check again.
  23. 1. Seller has right to stay there till night before 2nd appt, rightfully the house is their. 2. During 1st appt, should discuss with seller the date of 2nd appt and confirm with HDB who handle yr case. Date will be printed in the doc. Maximum period for 2nd appt is 8wk after OTP's sign date, remember this. 3. U may consider to collect "rental" from seller if u grant them to stay after 2nd appointment. Let us know if this collection of rental under such condition is against the mop.
