You have the point, could possibly happen likely only after GE: 1. 100% sure yr eligibilty to sublet. 2. Find tenent, agree terms & condition, do not sign anything yet. 3. Apply on line. Sign TA with tenant 4. Submit support documents later on. -
I think the "minimum sum" is not an issue to you as yr hdb loan has been cleared (those paid $(OA), I think inclusive of minimum sum) - you can use cpf to pay the 15% after signing otp, stamp duty as well. - Be sure you can loan the $ desired from bank - safer rule, as i always mentioned, to have 40%(cash +OA)+ stampduty ON HAND, then consider buying a private .

If the EC has been more than 10 yrs & become a private property, then yr parents can buy resale hdb: -If EC has become private property, sure can be rented out without restrictions. - Cannot rent out for revenue immediately, mop 5 yr if take hdb loan, 3 yr if take bank loan - As long as got $, singaporean or PR, no other restriction. -
Hi dream916, Ask developer to replace the tile, not patching up. Take down the repairman's ID/company name/contact/tel, etc, take down his words. If he says no tiles available, tell me u will get engage an ID and replace yourself & send the bill to his company. Draft a letter for him to sign-important. They will ask you to sign a completion form, be careful, if not up to your satisfaction, do not sign. PM me if u want an ID for standby for just in case. Sneakers always like to lie, if lie cannot work they will steal, still cannot get, they will rob, if cannot rob, they will kill.

Online approval is correct. HDB will write u a letter asking u to submit "support documents" -TA & tenants' particulars, photocopies this & that...be prepared. -
Any income is taxable, unless do not declare & do not get caught. Another exception is "tax exmpted" income like stock dividend. Interest earned from $ keep in posb, any other?

- Start from 2013 July, minimum sum will be raised to $134,000. Worth considerating the following if u want to buy a private while keep hdb(fully paid) -Actual purchase price = listed price + (LPx3%-5,400)+ abt 3K for (legal, admin,etc) - 5% cash downpayment - within 14 days to exercise OTP, then pay 15% (CPF, OA) - Progressive payment start... - Can loan only 80% of LP - LPx3%-5,400= stamp, by cpf Conclusion: - safe if u can clear 40% of LP+ stamp duty (by cash & cpf) -remaining 60% by loan, best yr joined combined income cpf OA can pay the monthly instalment (best <30 year tenure) - can meet the minimum sum. - Keep rental yield from HDB for rainy days. *** Mistake from previous post, i think. Say if you used 100K(OA) in yr HDB unit, this 100K can be use to offset the minimum sum rule. I think, correct me if I'm wrong.

Sell yr hse, $back into yr OA, then ...... Why sell? rent it out for $, buy private lah, see my previous post: The "minimum sum" issue is comparative easy to control than the 120% rule. The 120% rule applies for 1st & 2nd property, but when buy 2nd property, (OA+SA)must keep at a balance of 117k. Believed many bank loan takers do not really aware a risk that one day their accumulated instalment payment(by cpf) reachs 120% of valuation price of their property, and eventually receiving bank letter ask them to pay the instalment by CASH, though their OA still have million dollar. This is especially true with "high" loan tenure, say 30 years. Example as follow: 1. Property price=520K 2. Valuation = 500k 3. COV=20k 4. Maximum allowable amount to use in OA to pay for this pty=500k x120%=600k 5. 5% paid in CASH (inc deposit + OTP fee) = 500k x 5% = 25k 6. COV paid by CASH 7. Bankloan amount = 500k x80% = 400K 7-1. Stamp duty = 500k x 3% -5,400=$9,600 (cpf) 8. So, OA has been used up to pay at this point = (20%-5%)x500k +9600=$84,600 8-1. You are therefore allowed to use only =600k-84600=$515,400 to pay the remaining! Say: 8. Loan tenure =30 year = 360 mnthly instalments 9. Intestest=3%, presumed un-variable thoughtout 360 mnthly instalment 10. Monthly payment = $1686.42 = $1,000(interest) + $686.42 (payment toward principal) 11. 3 years will pay = $60,711.12. 12. 30 years will pay = $607,111.2, See 8-1, u are allowed to use only $515,400, the balance of 607.1112k-515,400=91,711.2 has to be settle by CASH! though you have a million in your OA. 13. You will receive bank letter at 360-55 = 305 instalments, ask u to pay remaining monthly instalment in CASH! 14. If interest rate increase? Will get bank's letter faster! 15. Advice: cut tenure period as short as possible to cut down interest! Did I miss out anything?

A clear Tenancy Agreement with tenants' particulars(scaned passport, employment pass, etc) is more than sufficient. IRAS wants to earn money also. -Need to check tenants' (if foreigners) valid identity and approved period of stay within Singapore... - Make sure # of occupant within limit. -
Procelin tile cracks easily due to different directional forces exterted onto same tile. My kitchen entrance wall (one side plain, one side laid with procelin tile), plain wall started having horizontal hairline crack, smoothen, then come again. Never mind, the crack goes to other side of wall with procelin tile, tiles crack. Removed kitchen cabinet, relay tiles, fix back cabinet, now wait & see. Identify crack caused by heavy object falling or uneven forces exerting onto tiles. (use rules of 1 meter length, or strings pull tight & check the leveling of tiles around, wrapped hammer with cloth & knock tile to head sound if hollow underneath tiles). Quite unusual, better check with developer what causes this & get the root corrected. I have never heard of same procelin tile (heat treatment) have different color/tone, unless they are a few years apart. Natural stones like marble & granites are another issue. New house, tiles should be of latest batch or design, should not be out of production so fast. Remember, developer has the responsibility to replace the tile, not only to make good. For sure he wants to have a quick fix, save costs for his company. Even if he causes other tiles to crack while removing/replacing new tile, he has duty to make sure all job done.

HDB/URA/IRAS work very closely. You submit this, will receive that very fast. Unlike private bank, so screw up, update them address already still send letter to old address. Starhub is another, sent to my previous's previous, must call them up to check......

The ID/contractor must be the one coordinating painters and plasterers so if they paint before its ok definitely means they aren't doing their work properly. You are precisely correct on this. After experienced what I have had experienced, I suggested my ID to get both the plasterer & painter from same co for her own good. I have false ceiling/downlown, whole house re-plastered, before sanding start, painting started and left all the urgly maks - might as well don't do plastering! ID got a bad scolding from me and now still in progress of clearing the **** - problem is ppl is already move in. I hold back 10% retention sum because of this. I have to do the sanding on my own! Today will do partial re-painting. I again told my ID: "I do not want to see 2 tones of color in one wall".

Technically possible. - Car is sure "wasting money"- need not to be big & branded, so long as to transport u here & there can already. Petrol/insurance/parts replacement are going upwards, roadtax heads east for a few years. - Condo, paying $370/mnth for maintenance fee, bbq, swimming, carpark, tennis, security...Personally concluded "not worth" after staying 3 years in Baywater. Higher living standard always need to pay more, this rule applies to all. - Learnt 1 important rule/fact here to make more $$$: make your first $100k cash first, whether by saving, selling.... - "Learn" to invest yourself, test your judgement....be prepared to pay "expensive school fee". - My experience :coverted SGD to USD, earned interests every 3 months, rate kept dropping (loss $), convert USD to SGD then to NZD, earned high interest and gained capital gain! But now no more such lobangs. Waiting for RMB to float. -Standby for rainy days - get a taxi license or swimming instructor cert, be a part time real estate agent to gain experence....Insurance agent needs to talks a lot, right segment....... - Need financial planning, best equip with spreadsheet knowledge. Calculate yr annual income vs expense. Set target. Explore new income sources, always start from part time then full time... - Must know the rule of breakeven, then u know where u stand.. Sorry too many to write already out track the purpose of this thread...

Rental is considered part of your income, so taxable. Why ppl rent out, keep one room locked & without reporting to HDB is to escape this income to be taxed.

May be can try contact School of the Arts along Prinsep street, give this as a project to their students. Abt 2 yrs back, saw at present location at Old School @Mt Sophia, got art schools there, students doing something like that. Worth to take a tour and make enquiry.

Hi, Retirement means "off the job", I guess it should be read as "off the full-time job". Meaning, can do partime job. Case to share your real, solid, practical pointers as to fulfilling the various aspects of needs (finance, social, emotions, etc)while retiring Example: What job to do to substain "financially strong" -not depend on children, etc. Or What to prepare to face this day.

Sorry, I guessed I somehow misunderstood your first post. - Look at the peelled "paint" carefully again, see any layer (plaster layer) came off together with the paint. - If so, the plaster's layer is not adhered strong enough to the base layer - new plaster was applied without wetting the base layer! A "short-cut" by the plastering guy. - May be your painter did not apply "primer" layer so make adhersion force of paint not strong enough.

Personal experience: easy come easy go, hard come hard go. I'm 4 yr to 50 yr old. $ is just like a gust of wind, comes and goes from and to nowhere, makes one wondering "what's going on". Willing to share my "history": - I earned $2/hr during poly's holiday, many many yr back. - "Earned" $90/mnth as CPL as fulltime national service. - Starting pay $650/mnth, after ROD from army - 3 months before ROD, bought a 2nd hand "Honda Rider" for 2k. Minor accidents here & there. Gave up motorcycle after being sent to hospital by ambulan 2yrs later. - $1064 in 1984 while joining MRTC.... -Married in 1993, borrowed 18K from granny's "coffin money" for reno & some stuff. Earned and cleared within a yr. - Got a 5rm hdb in Sept 1992, for 124K, cleared loan 6 yrs later, all cpf. Sold for 450k in 2007. -First boy come to world in 1995, now in RI sec 3. - Bought my 1st 2nd hand "Toyata Starlet" for 21k in 1996. - Girl come to world in 1997, same day she came, first time car accident - knock by ppl. She now in sec 1, Bedok Green. - Cars keep changing from Mitshibishi Lancer/Kia 7 seater/Mitshibishi/now Toyota. - Bought a 3 bedrm in Baywater, cleared loan within a yr. Stayed for 3.2 yr. Bought at 616k in 2005July, sold for 850k in Sept 2009. - Business travel......."take plane like taking bus" - wife quoted, > 20 countries. See snow, sun rise/set on offshore platforms, sand storm in Egype, warded in Korean hospital, housefly bigger than thumb in Brazil jungle, swimming in yellow sea,......many many unforgetteble... - Enough is enough, switched job.....no more travel! That was 7 yrs ago. - Now as a small & humble manager, 6K+/mnth salary. - 80k loan ,out of 528k, yet to clear, after another 10 months. - Car loan 24k, can clear anytime, but do not wish to. - Abt 200K in stock mkt "in" and "out". Average can "make" 2k~3k/mnth. Last yr recorded 36k income from Feb to Sept. Stopped from end Sept 2009 ~ feb 2010, for resale house & reno. - Back to market again Mar 2010, till now already made abt 14K. - Enjoy hobbies whenever has time, with wife & children. $ comes & goes like gust of wind, be contented. No start & no end. But we come from dust & will go to dust. Get wisdom - $ cannot but, worth to spend time & efforts to "chase after".

Near missed to reply. Never too bright. The key is to install "a few" switches for a room, or a particular area. So one can control. My precious condo applied the same concept. Note: Nice to install "warm light" for romantic/soft ambience, but no good for reading. -
How I wish to have a "crystal ball" to see my future, but you want metal ball, some more 5 inch dia, solid... You may contact Mr. Sunny Pang @96695286, boss of Sunny Metal, tell him your requirements. He will customise one for you, but..., I guess, will cost you at least 3K for pig iron. Before this, good to ask whoever(fsm?) asks you to get this about compositions of this "metal ball". Pig iron?, mild steel? copper/zine alloy?Nickel? I will try to see those local ball bearing makers got such lobang.
