Washing Machines & Drier - Separate Better For Combine?
bepgof replied to cyfis's topic in Electronics & Electricals
Mil who stays with us dislikes dryer - electricity bill, leave "smell" after drying. I guess old ppls are more resistance to change. With today's shoebox floor area and even changing weather, definitely I like to have a dryer. The only concern is the lack of UV light while drying. I supposed after drying, all cloth need to be ironed, whether T shirt or singlet. -
Anyone care to share views as to Japan's nuclear radiation leakage, anything to do with feng shui?.

The older generation say this is retribution. Anyway, they are "fast hand fast leg" race. Everything will be up again in short time.

I have that book, I like his 10/90 rule: - 10% of life is made up of what happens to you, 90% of life is decided by how you react… - We really have NO control over 10% of what happens to us. We cannot stop the car from breaking down. The plane will be late arriving, which throws our whole schedule off. A driver may cut us off in the traffic. - We have NO control over this 10%. The other 90% is different. You determine the other 90%. How?... By your reaction. - You cannot control a red light. However, you can control your reaction. Do not let people fool you. YOU can control how you react. Give u an example… - You are having breakfast with your family. Your daughter knocks over a cup of coffee Onto your business shirt. You have no control over what has just happened. - You curse. You harshly scold your daughter for knocking the cup over. She breaks down in tears. After scolding her, you turn to your husband and you criticize him for placing the cup too close to the edge of the table. A short verbal battle follows. - You storm upstairs and change your shirt. Back downstairs, you find your daughter has been too busy crying to finish her breakfast and getting ready to go to school. She misses the bus. - Your spouse must leave immediately for work. You rush to the car and drive your daughter to school. Because you are late, you drive 120km/hr in a 60km/hr speed limit zone. - After arriving at the office 20 minute late, You realize you forgot your purse. Your day has started terrible. As it continues, it seems to get worse and worse. You look forward to coming home. - Why? Because of how you reacted in the morning. Why did you have a bad day? A) Did the coffee cause it? B) Did your daughter cause it? C) Did the policeman cause it? D) Did you cause it? The answer is “D”

Radiation particles carry by the clouds, blow by wind, come the rain. Wind is Feng Rain is water = Shui. It is real feng shui. Heard abt the story of "Here come the wolf". Real ones no one believed, fake ones all chiong, why like that? Want TS to be called home by the Lord, so can have 4-eye face-to-face meeting? Here is the direction: http://www.weather.gov.sg/wip/c/portal/lay..._id=PUB.1023.13, but bo chun. Everyday we kena so many "radiation", whether natural - comic rays, man-made waves & rays - x-ray, Alpha to Omega rays. Radioactive materials emit rays through radiation that "deform" liviing things' cell structure - result in all sorts of "cancer".

Where And What To Invest If You Have 100k?

Forget abt unit trust, some with uncertain return, those with certain returns but low, cash get stuck for a few yr. Why give $ to others to play? Bonds are for institional players, retailers' fund not enough, return slightly better than saving account. Foreign currency time deposit has to "catch the boat", example, aust $, see below 5-yr curve. Best enter in Jan 09 and quit Nov 09. Now interest for 6 months at 3.67% for aust $50,000-99,999 deposit. Got int + appreciation, why not? But must monitor global economy. http://finance.yahoo.com/q/bc?s=AUDSGD=X&a...&q=l&c= https://uniservices1.uobgroup.com/secure/on...&height=400 Aim only NZD & Aust, RMB not worth as long as it tie to USD. Stock so far I find is the best return. Of course one needs skills. Skills is gained from bottom, then slowly built up...Some strategies: - buy only those with high transaction vol. - Check dividend history of counters. Aim those constant yet give high enough divident. Some counters declare div a few time within a fiscal yr. Of course must compare with the mkt val. - Understand each sector(tpt,agr,tsc,fin,mfg,serv,prop....)s' near future prospect - I traded stock/shares since 1992, still learning. - Good to have such experience when one is young. - Now still holding abt $250k worth of stocks, with paper loss. Do homework, wait, monitor then strike at "right time". Opportunity waits for no ppl. -
NS done at 21, after 3-4 yr u = 25-26. I wouldn't pay a one-yr working experience hon deg holder $6.3K/month, yet to consider relevant emplyer cpf contribution. After P. holidays, sat, sun, anual leave, left abt 230 working days. 6,300x12/230 = $330 per day! A 26yr old can help bring in more than $330 a day for the company? I guess only stat & gov bodies can.

Backout After Signing Contract With Id
bepgof replied to littlepiglet's topic in Housing Rules, Policies and Procedures
Nothing to be pissed off about. Most IDs are like that. Experience counts. - Just tell him to void the paper without paying anything, if he fails to appear for final discussion at site. This is your right. - Write a letter to his co to state the above. -

Timing, what, skills, knowledge, etc etc are equally important. Timing more or less can be traced from past historical trend, eg past 5 yrs Aust dollar curve vs SGD. - Property price curves, almost abt 7 yr a cycle...... WHAT- Business, stock exchange, currency,..Quick return with "less" risk, got such thing meh? Only heard high risk high gain - Business, take long time to establish, entry/exit/competition/life cycle/rental/breakeven/legislation....so many areas to take care of. - Stock, comparatively easy, of course, must know the risks. Take time to understand mkt behaviour and counters performance. Anyway, zoom into certain industries will do, eg finance, property, TSC...."too big the net catches no fish". Always reserve 20% spare to "breakeven" if mkt down. Skills/knowledge take time to gain/polish. Only after burn, then understand how to prevent not to be burnt. - Existing hdb resale 5rm is my "3rd" house. - Abt 250K cash "stuck" in stk mkt - Have ever converted 72KSGD into 50KUSD in UOB. Wrong timing, USD then down down down. At a loss, converted USD to NZD(8% int), for every 3 month auto renew with priciple add on, quit( convert to sgd and close account) after abt a year when NZD shoot up vs SGD. Must understand bank's conversion rates hor, opening/closing account for UOB is free. Premature withindrawal(before 3/6/9/12 month is up) need to pay abt $27. -
Some were built in 1950s by the then Singapore Improvement Trust. HDB formed om 1 Feb 1960. Queentown is the first satellite town, follow by toa payoh. The Bukit Ho Swee fire, in May 1961 was then a "test" to HDB. What's HIP? I changed almost everything for the 32-year old flat after buying, except main door's frame - sentimental value. http://www.hdb.gov.sg/fi10/fi10320p.nsf/w/...ry?OpenDocument

HDB has just celebrated 50th anniversary. http://www.hdb.gov.sg/fi10/fi10320p.nsf/w/...rl?OpenDocument. Before lease expires, many things within building reach their useful life span liao, eg, pipings, cables, lighting.etc etc.

Foreign currency time deposit: - Example, UOB, - Put SGD in saving account. - Down to bank counter, tell you want to open timed deposit account for foreign currency (eg Australian dollar) - Teller will tell yo the buy/sell rate and interest rates at different interval (3,6, 9, 12 months) - Decide the amount you want to invest. Decide the interval. Decide auto renew or manual renew. Teller will transfer SGD to AUD and account alive. - You gain interest + currency appreciation. http://sg.search.yahoo.com/search;_ylt=ApX...mp;fr=yfp-t-712 Stock market: -Example UOB Kayhian - Have saving account with UOB. - Open CDP account. Open a trading account with UOB Kayhian. Sign up internet trading. - Once everything done, can "play" liao. -
Another Recession?
bepgof replied to Passionfruit's topic in Landed & Condo Private Properties Renovation Discussion
Property pricing has been categorised into HDB & "private". - HDB has BTO, EC, DBSS, "resale". - Private zoned into CCR, RCR,OCR, leased, freehold, condo with strata title, terrace,semi-detach, bunglow. When tsunami wave comes, all kena. Only which kena "more serious" and which kena "less seious". The BTO, EC supply waves very strong, L99 condo supply wave also very strong. URA's data on supply already underestimate, not up to date. Read below, just look at the curves, forget abt the long winded wording. http://agentbotak.wordpress.com/ -
This is basically a "lifestyle choice" question. "This" cause leads to "this" effect. Youngsters nowaday want to taste "sweet" first, enjoy life first, go oversea "holidays" many times yearly. Married no kids but keep pets. When no cash to buy property, then cry father & cry mother lor. Keep buying on credit and broke lor.

Another Recession?
bepgof replied to Passionfruit's topic in Landed & Condo Private Properties Renovation Discussion
The 3 in 1 crisis in japan not really affect property price here, but will have some short supply of parts, seafoos, etc etc. Instead, the rebuild will stimulate the domestic mkt there, as well as to "fight for scare resources among countries". Energy price will go up in near future. The worrying part of property pricing is the "supply tsunami" here. I think around end 2012 or early 2013 the "tsunami wave" will land here. -
How Much Cash Money To Pay For Cov Resale Flat
bepgof replied to dannywmp's topic in Finance and Insurance
Stamp fee calculation is based on "purchase price" not "valuation price" = purchase price x3%-5400. = 535kx0.03-5400=$10,650 - Legal fee(~2K) is usually absorbed by bank in full if loan amount>350k.Negotiable if long standing with good credit record. http://www.moneymind.com.sg/Tips_OnBuyingAProperty.aspx -
Valid & logical.

I C. Contradiction in actions/decision makings by one do happen all the time in life. Do realise that the inconsistencies in principles/belief are resulted due to ever changing environmental, situation, ppls, place, timing, etc etc. That is why there is a term called " contingency approach" in management. In short, it is called "it depends".... Forumers doseek advices/opinions IN THE OPEN. 一 句 話 說 得 合 宜 、 就 如 金 蘋 果 在 銀 網 子 裡 。A word at the right time is like apples of gold in a network of silver. I don't mind to be insulted, if I deserve it.
