North East wind should be here already. Blk 743, bedok reservoir road. There is a playground, walk up the path to top of the slop. Usually 4-7pm, sat/sun lagi more ppls. All ppls from different corners of singapore will come, got angmor somemore. The one and the only one place in singapore having thermal trust (must be north-east wind)with proper landing area. Bicycle park in Tampines's little hill also have thermal thrust, but lousy landing area. Jetty near the slope, got ppls playing RC sailing boats too, very fun. The smaller reservior at junction of tampines ave1/ave 10, ppls play speed boats there every sat/sun evening. The field next to it (CDF HD) also ppls playing RC plane, both electric & gas.

New school takes at least a year or 2, or more to be built and operational. Will take a couple of year to know school's performance whether tokong, so-so, or lousy. The tokong, so-so, or lousy will affect the demand therefore the price. HDB uses mkt data approach for valuation. Wow piang, you give seller $1k, he gives you OTP doc, with ONLY his signature signed at last page with date stated. You have 14 days " to exercise" this OPT. "to exercise" means put your & spouse's signature on every single page, accepting all the terms & conditions stated there (don't leave any fields blank), pay $4k to seller, agent put his signature there too as "witness" of this "exercise". Read clause 11 & 12 carefully. When give $1k to seller, can ask him those questions I mentioned to see if you are good or bad luck.

The $1k is called "Option fee". $4k is called "option exercise fee". Two of them added together formed the "Deposit". 1. Check online the 1st appointment date: If now submit, will be sometime in end Dec 2010. http://services2.hdb.gov.sg/webapp/BB24APPT/WelcomeDate.jsp 2. 2nd appointment, the furthest away will be 8 wk from 1st apointment date. Usually without unforseen circumstances, within 6 wk is achievable. Read clause 12 of OTP. Anything which causes more than 8 wks will render OTP null, but HDB has discretion to make it in force. 3. Make sure seller sign and put today's date. 4. Commission % is very "personal", 0.5% is possible.

Just some guidelines & some "holes" to prevent to fall into: 1. Give seller $1k to exchange for his OTP (make sure with date & his signature on it). 2. You've ONLY 14days to exercise (both start & end date inclusive)OTP, later than this mean $1K bye bye. 3. Get valuation report from seller(pay $180 whoever has paid for this report). 4. Get this report, secure a good bank loan. Take note the cancellation charge (usually 1.5% of amount borrowed)& offer validity (Usually within 6 month for cash disbursement for resale property). 5. Exercise OTP ASAP, a few days' interest wouldn't cost u more. Attenting HDB's resale market talk now too late liao. 6. Standby a $4k cheque with seller's name as payee on day for exercise OTP. 7. Pay attention to clause 11, don't let agent put 90 days to submit resale application submission. You'll be at loosing end. Find out seller's next accomendation issue. If seller still "looking" for such, then very good luck to you. Cooling days measure effective liao? 8. Agent very likely will ask you to sign: - Commission letter, read carefully(% & schedule of payment, gst)then sign.Pay on completion day ONLY, no date earlier than this, remember. - Renovation-related doc, ie idenmity form, etc - Ultilities account transfer form, etc. - What else? Old liao, memory deteriorated liao. 9. Wise to ask agent to create an inventory checklist, on OTP signing day, record down those major items that you wish/want seller to remain after completion date. Meaning, those no appear in the list are to be "out" by seller on completion date. 4 parties sign & acknowledged this checklist. 10. A few days before completion date, ask for inspection, to ensure those items remain there. 11. Ask agent WHEN he will submit resale application form to HDB. 12. Abt 3 days after submission, ask agent for when is 1st appointment date. 13. Just extend yr neck out & wait, HDB will send you letter to remind you what to bring on 1st appt date. 14. On 1st appointment date, before being called in to sign this & that, discuss with seller/agent which date is your preferable date for 2nd appointment date. HDB office will ask the same question to both seller & buyer the same. If no common agreement is reach on this between seller/buyer, HDB will decide the date. 15. Standby to receive bank's letter to kick start loan payment.

Since after NS, I have switched A(~6month)+B(~5yr)+C(~6month)+D(~13yr)+E(coming to 8yrs), include present = 5th job. - The 2 6-months jobs, ke "future", so decisively quited without looking back. - B, still young, wanted to widen horizon, many ex-colleagues still there. 2 rounds of "exit interview". - D, very challenging, killing field, must learn how to change, change & change, like what OBM said: "change". To tire to change liao, quit. Boss called to come back, I siad "good horse does eat u-turn grass". - E, "good place to hide" If found: - "ke future" situations, stop immediately - fs no good. - "want to widen horizon" - fs good, looking for "better" fs. - Change, change, change - fighting with fs, very tired but very satisfying. Gained a lot. - Good place to hide - best fs.

Read my post again, one should exercise OTP ASAP( anyway have only 14 days, very rush to get a good bank loan)to avoid fraud. Agent will advise you to give the 4 % to YOUR lawyer (or your bank's appointed lawyer, if you don't appoint yourself one)right after the OTP is exercise (cheque put exercise date) Attached cheque with OTP doc to your lawyer, not to seller(unlike HDB's), nor seller's lawyer. If seller has outstanding mortgage loan with bank, yr lawyer(act in between you, yr bank and seller's lawyer) will keep the 4% first and work out other sums and pass to seller's lawyer (he'll work out seller's sums)who will in turn inform seller to collect on completion date (one hand pass keys to his laywer, one hand collect money(4% + yr bank loan...)from his laywer. If seller has fully redeemed the property, then your lawyer will write to him when to collect money, to pay outstanding maintenance fee, property tax, etc..(lawyer will work out the sums)You have to verify the sums. My wife is smart, spotted the problematic sums and corrected lawyer's sum, finally proved wife was correct. Buying new private property, the procedure/timing will be slightly different... 5% booking fee (pay immediate to developer), get OTP, pay stamp duty to developer, got 4 wk to exercise otp, sign S & P, get bankloan & get appointed lawyer from bank, pay 15% to developer (give cheque to lawyer), wait for ground breaking completion when first 10% (of the 80% loan) start disburse and when monthly instalment payment starts. Clear? -
Seem like you understand fs's qi a lot. Can elaborate what has this qi to do with wu xing(5 elements). What is this this qi(good) and sha(bad qi)come from, generate, go to, travel, stay, EFFECTs on human being. Anything to do with Tai Sui(太岁)(Jupiter) And the sun, earth, moon?

Recalled you mentioned: 1. Obtained OTP on 17/11/10, means that you have to exercise on/before 30/11/10 (14 days, both start and end date inclusive). Believed you have secured a bank loan. 2. Seller admended OTP wants buyer to pay security deposit to existing tenant when TA expire. Have u found out the amout of security deposit? Got laywer's advise on this? Now seller wants to withdraw OTP issued to you (he must have lost his head by being far too calculation, or misled by his agent , if you agree, he MUST pay you: 1. Cancellation penalty of bank loan, which is at 1.5% of loan amount (you have to pay bank this amount, may be + some admin charges, if you wihdraw the bankloan) 2. Return 1% deposit, with interest (1 month interest, not 14 days) 3. Transport(house, bank, laywer), manhour loss, opportunity loss(forego another offer, now at higher price) Estimated above sum first (actually, all agents should have known this) ask if seller willing to pay. Don't ever exercise OTP on the LAST day, at lastest a day before the last day. When exercise OTP day, also expect an inspection and ask agent to create an inventory checklist( 4 parties to sign), this is the norm. Days before completion, inspection again according to inventory checkllist. Note: I guess seller is far too calculative type and has failed or being misled in understanding the significance of withdrawing the OTP issued. -
After 2 encounters, I guess my brother is correct enough, avoid indoor "wood" flooring - shink, scratches, rot (if wet constantly). Hacking/replacement whole room(2) of flooring - big operation, messy - if is it a MUST, might as well do the whole house's flooring. Permit, accomendation, safeguard of assets while work....all need to consider. If the broken area is/are not so unsight, just cover it with "somethings" - carpet, basket, book rack(behind door?). Reserve the resources for the timebeing, till a time comes, replace those major one at one go. I personally prefer "natural stones" like marble & granite then other "artificial" tiles. Bopain, subjected to others' pressure, I do the kitchen flooring with homo tiles and kitchen/tiolets walls with ceramic tiles. 1st 5rm also homo cum ceramic. Now granite flooring, except kitchen & tiolets. Hunted a few IDs in 2006 and "attracted" by Baroque's John's hand writing and signature. Since then, engaged Baroque twice. John has left Baroque, Miko is the "old bird". For mere discussion, not "shooting", wording may appear a bit fierce. In other words, can I say you believe "more" that non-livings generate qi too than "only livings" generate qi? Taoism stresses only living things generate qi. - Why fs's qi likes water so much? - Through main door only? windows, gaps? back doors, side doors no chance? - Anyway to "know/detect/sense" qi is retained, via "smooth", "not smooth" of events taking place.

Advises: 1. Clause 11 on OTP, if you are urgent & need resale application to be submitted asap, don't let agent putting 90 days which is the maximum. Put your grand signature on every single page of the OTP, to avoid one or 2 pages being replaced after this, don't even leave blank. Agent or seller whether sign on every single page or not, up to them. Get hold a copy of this OTP after seller/buyer/witness have signed. 2. Ask seller : Have they got house to stay after selling. Or are they NOW looking for house to stay. If they are still "looking", good luck to you. 3. Believed you have standby the HLE? for hdb mortgage. 4. Preferably pay $4k in cheque then cash. 5. Be standby, agent will ask you to sign some "paper", make sure which is which, especially the commission rate letter, see clearly the % and figure then sign. 6. Commission only payable to agent upon completion(2nd appointment),if he still wants his commission, he will follow throught the process till completion. 7. Utitlities accounts transfer, not so urgent, abt 2 wk before completion will do, ask agent for "favorable" to do this for you. 8. Renovation you should know lah. Be happy will stay lucy.
