- The form allows seller to be "out of the picture" of any potential damages caused, out of renovation. In other words, the buyer is responsible for these damages, if any. - If really some damages done whether to HDB common property or to neighbours', cause of action will still go to the seller, since he is the rightful owner, however, with this form, seller can have the buyer to be "responsible" for the damages done.

Can't remember seeing any CC, address is 118, joo Chiat Rd. Got quite some "small hotels", KTV, eatries outlets....My console came without any holes, carpenter doing the FW drill holes on teak console, asked me whether heart pain or not - told him get thing done always comes with cost. The main concern was actually the color tone of the teak, ID made quite a few color combination samples of FW, flooring console and furniture, before deciding the colors for the wall & pillars. -

My son is in Japan now for immersion programmes, got chance to visit temples, will ask him to take a few shots and share here abt the windchimes. Metallic statue with what? featuring yr face/head? Those "Art" schools in Singapore sure have such, anyway, take time to produce one. Personal advise: Avoid buying those wooden/brass status from Indonesia/Phillippines....got "spirit" possessed.

Frosted & sand-blasted are different. - Frosted is basically a sticker with rought surface on one side & paste the sticker onto smooth glass. My kitchen sliding door come with this. - Sand blasted is permanent, glass surface is rought. My TV console doors come with this. Don't how it was done, blast sand over to make it rought?

My previous condo is granite, now the HDb 5-rm I insisted on all flooring -granite, kitchen top also granite. I've a stone-bench outside the house, also covered with granite. I like the little little "diamonds" at night. Everyday use damped cloth to mop the floor, after abt 3-6 months, the water "slowly eat into" the stone and become not so porous. Prevent putting oily can/tin granite top, oil soak in, difficult to "suck out". - I've even used flood light(very hot light) to spot on the granite floor near the tiolet entry, too much water eat into the stone, the color become odd.

1. The full-teak console is specially made-in Indonesia, I order from the furniture mall, I sketched the drawing, 8' long, 26' dept, cost me 2k+. The glass-doors are fitted by another contractor. The initial "slide" doors seemed not "blend" in with the design. 2. FW (inside hollow)protrudes out abt 3 inch. TV console went in first. FW sits on top, sealed up the gap between console top & FW. Cut round hole on FW, TV mounted onto wall & cover the hole. All cabling went into this hole. The console top where FW sitted cut a hole, all cabling came in from this hole. Woofer cable went into a hole on console top, all the way to soundbar. Total 3 holes on console. One hole on FW. 3. The blueray soundbar(have many functions, but small) work with the TV and woofer. TV comes with internet connection. 4. 4 men carried the 1-piece console from ground floor all the way up to 23 floor. 5. So far I have seen one HDB unit somewhere in Toa Payoh, havin the silimar 2-bar grille. 6. The window contractor called by ID. 7. I know the ID since 2006, Baroque Design. The contractor did not know my requirement at first, I've once rejected the proposed bar, see a few samples, & picked the present one. First time they installed the bar-grille like this. Magnetic door stopper no good lah, when open door, make loud sound. - Further more, need to drill here & there. When wind strongs, and magnet not so strong......BANG! - Just get a rubber stopper placed under the door will do, secured, cheap & practical.

First you sure is granite, not marble?. "Sticky" feeling is usually cause by the waxing. Granite requires no waxing. - New granite is rather porous - its absorbes liquid very fast & leave a patch mark, take quite a while to disappear if liquid is clear. - At night, switch on light, use naked eye, look at flooring at abot 30 deg, 1 feet between eye & flooring, can see many "diamonds" reflective dots. - When weather is hot and high humidity, stone cools, human feet warm, therefore form condensation, especially true for those ceramic tile with gloss surface. - Granite mopping - normal detergent, mix with 2 small caps of dettol in a 5 litres p will do. Granite tile take about 6 months to reach "saturation" depending how frequent & amount of water used.

- Mine. Simple TV FW with 3 pilers at left. 1-piece 8-ft customised full-teak console. 42" TV with soundbar, woofer. Granite flooring with false ceiling, PLC downlight. - 10 ft shoe cabinet below casement window, original balcony with sliding door -knock away. Actually not so many shoe to keep, as a bench for sitting. Worth mentioning about the 2-bar "window grille"- 3mm thick hollow rectangular aluminium, back-screwed. Follow my last condo's style. 56' KDK RC ceiling fan. - MBR, 2-bar "window grille". -
Wow Piang, why bother to look for so many IDs. I just "use" back the ID 3 years ago who did my condo. "Know you, know me" is the key. The trust & rapport already there, just tell your ideas, some specific materials, then come with some graphic sketches, colors matching is important. Materials kept changing, good IDs must catch up with time & new systems. Dakato Residence pretty ex, just downloaded the price with unit numbers:

At first thought of just to wash dirty cloth in backyard, since you ask, tell you more: - This BIL has quite some hard-to-die "bad habits". - He molested the newly-arrived(3 wk) maid at home, one night. Maid called SIL (she's a licienced tour guide as well as mini-bus drive, work odd hrs). - She rushed back home, found her husband drunken. Called BIL's 3rd brother. He arrived & suggested her to make police report. She did on the spot (near mid-night). SIL informed my wife this after police took BIL & maid away (mid-night). - Both of them released the next day. BIL (coach driver) instructed not to leave Si'pore. Poor maid back to Agency. - Report will be out in abt a month's time, if convicted of molesty, SIL will proceed to lawyer to cut off the relationship. - Before this maid, SIL has a maid worked for them abt 9 months and one day, she "suddenly" run away to the agency and wanted to be back home in Indonesia.....something fishy somewhere......sigh, as the chinese saying: "water get frosen to 3 feet ice not within a day". -

- False ceiling/L/rectangular box. help reduce "horizontal beam effect". Best is 4'' thick, not 6". - Always install "downlight", could be PLC. LED or halogen, with false ceiling. White & warm light to choose from. -Caution: warm light no good to human eye for reading, thought it marks ambience "soft". - Recommend to install "Legrand switches" with curve surface. - Think carefully the "grouping" of lighting with switches. - Never like standing fan or lamp, very obstructing- when mopping floor. - Avoid "suspended" carpentry works, not sustainable for long, thought look nice. - Try not to have more than 4 main colors for hall(flooring, sofa, wall, carpentry)-same color with different tones is ok. - Wall/flooring colour try to contrast. - Folyer is important, pay extra attention to it. - Try not to install "fixed" stuff, after 3-5years, you will get "tired" of current design and want to change. - Ceiling fans also important, unless you install to switch on aircon all time. -
Gap is unavoidable, wall not straight. Contractor should have installed a kind of rubble sleeving which provides elasticity in contact with wall, as well as applying silicon Gel to make it water-tight.

Hi ngunadi! Can help ask yr friend the address where he bought u the wc, i'm interested, especially those "big" ones, 4-5', solid tube. PM me, thank a lot. Want to test to see if can break "negative energies". Saw some in stationery shops but look not grand, more like "toys". Have been in Japan & Taiwan, saw many of these, saw some tubes arranged in "one row". Saw some Japanese temples hang such at corners of roof below. Taiwanese's very "cute", colorful as well. Too bad did not buy.

- Actually, many "angmo" houses built with "down" staircase directly link to main doors. - Saw many private house got back yard got staircase "down" all the way road. Thomson, Anglican High area, Chai Chee industrial area, whole strench of private opposite RJC.....so many... - No wonder malay cannot get rich, because their "raised" up wooden houses got direct staircase all the way "down". - Houses built on slope always got steps all the way "down" - Best to build houses in valley, so when go out, all the way "up", when go home, all the way "down". Before going "up", downpour, get "drown" first. Impression kills. Imagination makes one go mad.

"High grade" in cohesion (bonding force between 2 different material) force? - Epoxy glue so far is the best for bonding. All homogenous tiles have been "heat treated". The tensile strength is pretty weak, layman called "fragile". If u "must" put oven within the cemented cage, "season" the cage first by blowing air to "burn in" , making cement dry and some cracks (patch up the cracks) then apply tile externally and blow air to see if tiles still "stick" to cement or crack together with cement. I lived in Kampong when I was young and the stove (burn by wood) made of cement and with ceramic tiles on walls. All tiles had fine cracks. -
