  1. you mean downlights? it's really a matter of personal taste whether round or square is nicer. Maintenance wise would be similar for both. but the uncles in the light shops did highlighted that for square ones, any misalignment during installation or on the holes on L-box/false ceiling would be very obvious so this one needs to see the "gong fu" of your contractor~

  3. hmmm 75% is quite a norm leh. Sorry a few more questions: 1) Is your storage heater in the same toilet as your rain shower? 2) okie this is going to sound very stupid, but no harm checking - is the piping connected correctly, i.e. cold water to the cold side of the mixer and hot water to the hot side of the mixer? why i asked this is becos this is what happened to my tap... the water was getting cold gradually, so i kept adjusting to the hot side but it just gets completely cold soon. after that i realised the plumber actually swapped the cold and hot side... no wonder water not hot.... i felt really stupid at that point Water not getting hot enough can be caused by: a) the hot water is not hot enough to start with. b) there is not enough hot water to mix and give you the desired temperature I think in the physical sense, water pressure should not play a significant part unless the water need to travel a long distance before reaching your shower Meanwhile, you can try turn the temperature setting higher, say, 85~90% or even max., it should be able to last for a longer shower

  5. for silicon, don't think can get rid of it by mopping... you've gotta scrape it... but i chose to leave it alone cos was scared of damaging the floor/cabinet surface due to scraping...
  6. let's take a break from my kitchen stories~ (yes, still some more kitchen stories are on the way! ) This post is especially dedicated to BANNED...... (or rather, for his gf? hahaha ) The Green Story Maybe, maybe... it all started with the green kitchen. Somehow, we end up getting many stuff that are green. Some examples as followed: Clockwise from top left: ■ Dining plate (i love this pretty floral patten! ), green plastic tray, apple cutter, all from our favorite meatball place - Ikea ■ Green lime detergent, green handwash, green Ikea peeler ■ Green containers... from Ikea again ■ Green sieve for drying veggies - nice, bright green we have here, but i a bit regreted on the choice of colour... cos i can't tell whether some small bits of veggie is trapped at the sieve when i try to clean it... natural protection colours siah still have many other green stuff around in the house~ looks like green is the winner for "colour of the year" at our place~
  7. The water will get colder then the hot water is slowly using up, but it shouldn't last for 10 mins only unless you are using VERY hot water. My Ariston is 15L only and can last me through a 15 mins shower with no problem. What is the temperature setting on your heater? (the dial near the red light - it is pointing to around 50%? 75%? max.?)
  8. i used the portable induction hob for cooking... for temperature control, with some practice, you will be able to get it... not so difficult Pros: Very easy to cleanSafe - does not get burn by fire/no heating sensation on hands when cookingheat up much faster than gas cookerif you are using portable ones like me, anything wrong/spoil, just throw away and buy new one. fuss free, trouble free, and cheap. Cons: Need to use pot suitable for induction hob only - end up having separate utensils for induction hob and microwave etc...Electrical tariff is more expensive - can really feel it if you do a lot of Chinese cooking esp. if you like to boil soup Above are just my personal experience. Do read all the threads on induction hob/gas hob in RT before deciding... and decide which type suits your cooking pattern more
  9. it will wrap especially when weather is very humid... just give an example - but this is what happens in temperate country with 4 seasons.... During spring time, weather is super humid (worse than Singapore). wooden toilet door became very difficult to close. however, once spring is over, the door will "recover" by itself and no problem with closing it anymore maybe it helps that you keep the toilet dry as much as possible? My mom always uses fan to blow dry the toilet after everyone has showered

  15. from what i understand from HDB website, it is applicable to cash that you can't loan, so the downpayment paid in cash will be counted. As per your example: Valuation - 300 k COV - 20K Bank loan = 240K. Total cash component = 80 K. During 1st Appointment: Pay 10% of 320k i.e 32k & some misc fees (stamp fee, conveyancing fees etc.). Can pay within a 10-day period. During 2nd Appointment: Pay (80k - 32k - 5k) = 43k you can also call the HDB hotline to double confirm... those at the hotline are usually quite helpful
  16. hey, long time no see... just wondering... how do you know that they haven't changed their address on IC? cos they might have changed address on IC but haven't informed others (e.g. banks, various institute etc) that they have shifted.... my sis is still receiving mails from previous occupant... it's already been 8.5 yrs

  18. there was once, my fren's mom clean forgot to pay the monthly installment (old folks liao, a bit forgetful). Almost a month later, the HDB officer called her, saying things like: we know it must have been difficult for you ah, we understand your situation ah etc... if you can't pay, how about paying say $50 this month first? we can work out financial plan with you etc.... my fren's mom almost LOL on the phone another fren was retrenched and jobless for ~ a year. when her CPF depleted, HDB called her to "remind" her to put money for installment, offered to work out financial plan etc.... so it seems that HDB is quite forgiving on those who did not pay the installment but, while some families have genuine financial needs, surely there are pple who abuse HDB's leniency........
  19. would like to ask... now that there is a 7-day cooling period, seller can only grant OTP after 7 days, so it's not possible to put 5k to seal the deal immediately, rite? Does it mean that seller can still change their mind on the selling price after 7 days?
  20. Reminds me of my own house-viewing experience... It was also an agent from Pr****x (okie she was wearing her badge so i know ) it was at an open house of a pretty nice unit and the place was flooded with viewers. seller was asking 40k but still waiting for valuation report. Many buyers seemed keen and we quite like the place too. We made an offer of 38k and at the same time, asked seller agent about amenities around that area. Me: how to get to the NTUC? (i know there is an NTUC supermarket around that area, but not sure of exact location) Seller agent: there is a minimart downstairs... (Me: *duh* ) Me: i'm asking how to get to the NTUC... Seller agent: very near only, just walk around you will see. Then of course, she kept pushing that a lot of amenities around ah etc... dun miss the deal ah etc... Meanwhile, she said she will check with seller on our 38k offer and asked us to contact her again at 9pm, when the open house supposed to end. We left the place around 7+ for dinner. Since we had some time, we decided to explore the area. obviously, we were not able to find the NTUC, so we stopped some random passer-by to ask for direction. Me: excuse me, how to get to the nearest NTUC? Passer-by A: erm, you can follow me, i'm going that direction. (we walked together, about 30 sec later. she paused) Passer-by A: are you SURE you want to walk there? it's very far you know? at least a 20 mins walk. Me: *shocked* huh? so far? someone told me it's very near?? how about taking bus there? Passer-by A: erm it's in between 2 bus stops so you gotta walk quite a fair bit too................. So immediately, we know that the seller agent wasn't very honest... At around 8pm, the seller agent called my agent, said someone made an 40k offer, do we wanna increase our offer... at that time, after being fooled once, we were a bit half hearted liao... then just before 9pm, my agent checked with her, she said some PRC couple offered 42k, do we wanna increase our offer since the couple wanna OTP liao, etc etc.... at that point, i told my hubby, forget it... if someone wanna offer 42k, let them take the flat... i dun feel good dealing with this agent and i dun think the place worth 42k COV. anyway, my agent later found that there were no such "PRC couple offering 42k" around... the unit was still in the market for weeks after... it was just the seller agent's trick to get higher price... soon after, we found our ideal home - though we paid more COV - but the place is soo much better and we are totally in love with our home! i must thank this seller agent for playing such tricks... else i wouldn't find my current home i guess, what's yours, will be yours. what's not yours, no matter how much effort you put in, it won't be yours... if really need to go through so much unhappiness to get a house, it might be better to move on....
  21. when i was chatting with aircon guy last time, it seems to be like this: When weather is hot: around Jun~Aug - at least 3 weeks lead time. when weather is cool: year end - can be as short as within a week depending on the shop's schedule. but like what froggy mentioned above, it's the best to book early

  23. as i mentioned, it's in my hometown... so it's not in Singapore our TV is provided via fiber optic, similar to Opennet's concept of having TV and internet from the same point. nah, they came down to check and tried to rectify, but that's the final verdict they gave~ but i heard this from my father.. so it also could be that he couldn't understand their explanation fully i'm trying to relate this experience to several Opennet guidelines like having big bending radius, install termination point near TV etc... but i m not sure of the technical background behind these recommendations.
  24. just to share some experience, for discussion purpose (i dunno much about technical matters regarding opennet, all experts please feel free to contribute your opinion ): at parents' place back in my home town, they are having optic fiber connection for both internet and TV. even since they have this installed, the TV will hang when changing channels too fast... gotta switch off and on it again to get it to work so my father checked with the provider. their explanation is that, the distance between the termination point to TV is far and with too many bends on the cable. therefore, data transmission to the TV is disrupted and hence it hangs. (we have ~6 to 7 bends from the termination point to the TV due to the layout of my parents' home, btw) so maybe that's why Opennet recommends to place termination point near TV....
