Cov - Where Is It Heading?
Always Happy replied to doraemon88's topic in HDB New/Resale Flats, Executive Condominiums
its good news for 1st time buyers...its more affordable now with lesser cash.... valuation higher its ok, cos can use loan to pay off... With this, resale prices should more or less stay intact......lesser COV, higher valuation -

Tv In Front Of Living Room Window?
Always Happy replied to terrywei's topic in Living, Dining & Storage
I had this dilemma before I tried placing away frm the window, on the main living wall with the sofa directly opposite on the common room wall. It somehow made the room looks so narrow and congested... unless; 1. To put the sofa by the side. 2. Buy mini size furnitures 3. No sofa/ coffee table Finally i decided to place the TV like what yr ID sugguested. -
When Is The Right Time?
Always Happy replied to RenoJoy's topic in RENOVATION IDEAS: Interior Design Themes, Space Planning
Start as early as possible to look and see around on the trends and pricing for ID and furnitures You can get yr carpenter to customise items if market items sizes/pricing is not right. Not just furnitures, include lightings and bathroom items as well. Magazines/Renotalk is a good start. -

Does it stain easily? water/oil..etc How to maintain? mopping? Understand u apply a coating...does it help? Hope u can share with us on yr experiences... Best is allow me to visit, haha??

Poll For Cov Paid (2009)
Always Happy replied to cacabi111's topic in HDB New/Resale Flats, Executive Condominiums
Woooh, let this thread continue.... I wanna knw the market rate COV buyers are putting out for their resale -
Your fear is loss. How long u wanna stay there?10,15, 20yrs? It is a deciding factor Yr unit location is the key factor for future selling price. 34k COV should be for prime areas with good nearby facilities, I dont think prices will head south drastically anytime soon. Anyway you are already legally binded by the OTP, no way you can backed out. Compensation maybe infact higher than your loss in future

Cov Dropping Does Not Means Price Is Decreasing..
Always Happy replied to Jgal's topic in Finance and Insurance
My thoughts, They just gave up their balloting chances, not as if they dropping the units. 25% still need to fight against the remaining 75%. Alot of them maybe just trying their luck. When other BTO started, they may be attracted by the lower prices and hence left. Its really expensive for a start. My friend got a unit at 8th floor(second floor to be exact), is already $560K for 5rm. They have to take up a 500k loan, meaning $2400 per mth for 30yrs. I think its pretty daunting for 1st timer buyer/couples, and maybe some dropped after meticulous calculation But hey, i want a unit there... -

How Many Signed Otp Last Week?
Always Happy replied to Ely's topic in Housing Rules, Policies and Procedures
in such cases, it will be a court case, as they are legally binded in a contract. Once OTP signed, it is legally enforced. Seller can opt out, but need to compensate the balance should the buyer finds a lower sale/COV and time.
