  1. I do agree that NOT to buy from Vanhoden. When I visited the show room at Taman Molek, I was served by their MD named Danny. I spotted some items there, then we started to negotiate for the price and some discount. I later found out that our negotiation was somehow fishy that I refrained buying from Vanhoden. The negotiation is like this: A queen size bed frame and lady America mattress, was quoted RM7000 Me: this is too expensive, how much you can offer/discount? Danny: how much you want? Give me your price LAH Me: me? as low as possible, my budget is around RM5000 Danny: ok LAH Me: are you sure? With the same quality given as this?? Danny: will see how LAH Me: huh? will see??? Which mean I am getting a low quality product at this discounted price? Danny: you offer a bit higher LAH Me: I want the quality to be the same as this display but given the price at RM5000 Danny: can lah, can lah. Must make full payment Me: are you sure? Can write in the invoice that I can refund if the good sent is not matching? Danny: you add a bit more LAH Me: …………… I ended up went off quickly from the show room. I think I consider lucky that I did not make any deal there…phew

I did not update my blog for long, didnt know that I received some comments from fellow forumers. yaya, a panel can only minimise the fume. The reason why we dont install glass door at kitchen entrance because I must need a fixed panel (glass) together with the glass door. If you see my floor plan, on the left, the bomb shelter door opening, on the right, the common toilet entrance. No way I can install the track and slide open and hide behind the wall. I dont like the fixed panel to narrow the kitchen entrance after listening to the fengshui master advice. So, I decided it to be in this way.

  5. I would say, lighting: Yes, need ID around. Where to place the light and the distance between each light source is a very important factor. Ur ID knows everything about the house design (where is the TV feature wall and console, cabinet etc) so, he is advisable to appear when buying lights. But for furniture, no need. Nice design furniture might not be comfy...if my ID ask me to go for something which is matching perfectly but not comfy, sorry, I wont choose it also
  6. May I know where can I get the curtain track? My contractor said he can install for me for free. I am not going to engage someone to do my curtain, my aunty is a tailor and she is going to sponsor my whole house curtain
  7. Hi steelze, it is true that the glossy homogenous tiles cannot be acid washed. If you felt that the glossy homo tiles look dull because of dust or oil stain, you can ask ur ID to arrange to buffer the tiles before your carpentry up.

  10. I bought all my kitchen basin, mixer, basin, WC, instant heater etc from Asia Excel in IMM. I would say, I met the wrong person. I bought everything there and when I share/reveal my price list to some forumers, they said they got cheaper price from Balestier branch, about 10 ~ 30%. I am so sad, chopped like a mincemeat there... +

  18. hi steelze, thank you for dropping by. For the past 2 days, only electrical work been carried out, so there is nothing juicy to share. The electrical work still cannot finish after 2 days, they will continue on this Saturday. Next Monday will run the aircon piping. I am taking system 4, with half inch insulation. the trunking is super giant and running all over the bedrooms. so ugly...imagine after years, the trunking turn yellowish... the unit is at jurong west, stone throw away to pioneer mrt. its new, 6 years old unit. the new 5 room is so small, only 110sqm.
  19. hi steelze, mine is also contra-transaction. But I am lucky that the buying cum selling process were pretty smooth for our case. We took 6 weeks for completion. Same as you, I have been sourcing for more than 15 quotations, contractors or ID. At last, we engage Roy Tan from IR Design (he was previously working at Inzen Interior Design). His quote is not the cheapest; and it is not cheap though among those that I got. But I like his design, I saw one of the project he did before I engage him. I trust his sense of creativity so I handle the project to him. I was about to sign with Ideal House. but...sigh...I dare not comment anything at the moment. Of course there are some hiccups and dissatisfaction happened in between, but I am lucky that he is there to rectify the problem. So, still consider ok. Afterall, what I want is the solution, no point to argue but nothing is done, right? I did lots of self sourcing too. I can get tiler, carpenter, door, window grills, even india granite direct contact too. Their price is cheap, but my hubby and I cannot find time to coordinate the job on own. Hubby is too committed to work, and I am always away from Singapore to work as well. Another reason to engage ID is, both of us are not really into design, we want some professional advice from ID on color matching and space planning. So, we choose Roy, I hope he is not going to bring us disappointment.
  20. Actually I am not asking the 3D for color matching. I cant imagine both proposed idea without looking at the 3D. Once the concrete low wall is built, there is no way to regret anymore. Before looking at the 3D, we opt for option 1 actually, where the basin is at the centre. My mum cannot visualise it when I explained to her about how the layout is until I showed her the 3D. Since she is the one who works in the kitchen most of the time, I really appreciate her comment the most. At last, we chose option 2.
  21. erm…at first it doesn’t come with 3D drawing, everything is just by TALKING and hand drew on the house wall. I can’t visualize the proposal of different basin location and the low wall cum glass partition; and I force him to give me the 3D drawing, at least for kitchen and living room. As you can see, there is no 3D drawing for other places else like bedrooms and toilet; not even the master bedroom too. And the 2 kitchen layout 3D drawing that he provided, he keeps telling us that each of the drawing is costing him 150 bucks. Indeed he is generous ya, since he has provided 4, right? actually my kitchen drawings were wrongly drawn also. My flooring is supposed to be grey, with chimney hood, but it is not shown and the colour is not matching as well. and, I am not hacking the kitchen floor tiles, living and dining floor tiles as well. They still look new to me, the resale I got is just 6 years old. The whole unit (living/dining/bedroom) are those (60x60)mm homogenous tiles. Also, there were no kitchen wall tiles laid at the place with cabinet. The total damage is about the same as yours!!! See, what to say? Just pray hard that it doesn’t exceed our budget too much. If not, I will eat cracker provided by my company for lunch for the coming years.
  22. My second appointment fall on the same day as yours, the 'sweet' 16th Nov. hehe… I started the major hacking work on 24th November and until now, just tiling of both toilet and kitchen were done. Yours seems progressing well. And your quote is very competitive too…
