Just now at Best Denki J8, Sharp got promo now, 42" PX5 is going for $2888 with: 1. 1+2 yrs warranty, 2. HD set top, 3. $200 Taka/NTUC vouchers. But I am not buying - just for info of those who are keen to buy. Compared the PX5 and R71 (note, not even the latest R81) which were placed side-by-side on the same video, R71 wins hands-on in every aspect; colour brilliance, black contrast (PX5 appeared to be bluish-black) and brightness. Unfortunately, I think its official; samsung had stopped the free gift promo for the moment, not sure what's its move. So now its price package is super unattractive, higher price than others and no free gifts. I think I will wait for the pc show to be over and see how... -

Let me see...since I last checked, I am alert during my guard duty in NS, I am alert when my boss ask me to go inside his office, I am alert when speaking to business competitors, I am alert when speaking to property/insurance agents, etc. And yes, I was alert when my first girlfriend told me she really loves me and she can do anything with me...(oops, too much information). Anyway, just compare the people that you are always alert with, which includes your husband, and compare the status of these people. I bet you will come to realise that your husband is the ONLY person who has family relations with you. And there is certainly something wrong when you consider this: Are you ever alert against your parents, just in case they might harm you one day? No? Why not? They could, you know, given so many child abuse cases reported; so why do every child trust their parents?? Wait I am not going into comparing parental love and spousal love, I know they are quite different. But TRUST is the key - our trust for FAMILY MEMBERS should always be the same and at the highest level. If you had noticed, its not that the young forummers here hearing that the husbands' colleagues are sleeping around, but its that THEIR OWN colleagues or worse, they read those women's magazines on how husbands always cheat on wives, and come to the conclusion that they better start *retaining* 20% of their trust for the husbands, or else...erm, or else what? They also duno...just want to retain lor!! Shiok mah! I have another question which again I bet nobody would dare to reply me: What is the difference of being the first to know and the last the know?? Oh, first to know, I feel less hurt, last to know, more hurt?? Again is 80% hurt compared to 20% hurt? How does THAT feel?? Or is it a matter of face, at the end of the day?? "Oh, because if I am the first to know hor, then those san-ku liu-por come and tell me my husband go outside have affair, I can tell them, 'Chey! Old news lah - I know already!!' Then I won't lose face mahh..." Shiok! -
Just now drove over to Fashion Bar and snapped a few pics. Upon closer look during daytime when I am not drunk, found that they are really common acrylic pieces strung together with small steel rings. (Ya ya...this first pic actually shows silhouettes of me holding the handphone with two hands. Mrs zirhk is standing there wiping her sweat and complaining...as usual.) Also checked the top and found that they are held together with our usual curtain's tracks, with the rings being attached to the hooks. This really seemed very common to me, like we can find this everywhere on custumes jewelleries and accessories. Does anyone know anyone who can do this for me??

Yes, such films can be cut into strips and you could paste three in parallel on the glass, so that it act as an indicator to tell people that there is a piece of glass in front of them. You do not have to cover the whole glass with it. Oh yes, just remembered that besglass (IMM) have such strips - they come in bright classy colours like orange, blue, etc. Can check them out if you are nearby...

Oh no, I think I had misled you with the title of the thread - these are actually not glistening string curtains, they are actual glass/crystal/acrylic pieces strung together with rings/strings. Unfortunately the white string curtains at tung lok also do not fall into the category of what I am looking for. Sighz...almost got into an argument with my wife today, as she chided me for searching the whole island for such items! She is not to blame, actually, as I was in a bad mood after leaving Katong Mall. Maybe because I am a 'stranger' to Katong Mall, but the people in Karbell or House of Fabrics were quite hostile. At Karbell, two women behind the counter were having packed lunch at about 1+. The moment I stepped in, their STARES made me felt like a trespasser who had just intruded into someone's house during dinner-time. They stopped their conversation just to stare at me, as if wondering in unison, "Who is this guy? What is he doing in our shop??" Same for an old auntie at House of Fabrics, who was chatting away happily until stranger me stepped in. With a top-to-bottom sweeping look, she placed the cordless phone against her shoulder, "YESSSS???"

There are some of contractors promoting such films at my block, because I am moving into a cluster of three new blocks that are quite closely built besides each other. My mum used them for our kitchen windows; lasted us for more than 8 years, till we moved out its still stuck on the glass perfectly! I will try to get some contacts for you...

I think for these young women, it not so much that there is something wrong with the marriage that the wife starts to monitor the husband - that can, like you said, be resolved with some serious 'talk-it-out'. I always believe if there is a problem, there is always a solution. However, pertinently from what I see from our young friends here is that they seemed to walk into a marriage worshipping the 80-20 trust's rule, pre-disposed with the 'benefits' of husbands' monitoring and advocating some kinda "women's support group" for those with the late-nite-husbands. All these, when the marriages are still sailing smoothly, without a single glitch, without the husbands having done anything wrong (or yet, so they may say...). And if there is no problem, how do we solve anything? I believe this is the very reason why your kind words had been falling on deaf ears. And that, Chunky Monkey, is really scary to me. I seriously feel for their husbands... -

Rightfully it is not allowed by HDB to let the buyer move it de - the ownership still belongs to the scoria76 and under HDB's policy, nobody is allowed to occupy your flat besides yourself. So if the buyer want to go sue scoria76 for going back on his promise, they have no case de. But of course, if no one complains, HDB will close one eye lah - you think civil servants really so hardworking meh, go find work for themselves to do?? Oops...

Sorry I must say that about the 'pushing' part earlier, it meant like things just got so heated up, when talking, the hands are waving and sometimes will tend to give a light push on the shoulder lor. Both my wife and me are the same, so we kinda felt that we are quits on this, of course must avoid doing it frequently lah, hehe. I will never touch a woman, of course, whether my wife or not. Not that I wei-da lah, but the backlash of abusing women in Singapore (whether legally or by the society) is just too huge to bear... -
Think should not look back to see who's right or wrong, but just consider how you can resolve the issue now. At this point, I don't think they will cancel the sale just because of this, too much trouble since they already made so many arrangements. Somemore to move in early is not a good reason for them to cancel the sale, and you can even sue them for damages. Anyway, you did acknowledged that they had explicitly told you that they wanted to move in early, plus you had agreed, so it was 'kinda' your fault that it slipped your mind cuz you were busy and all that. Ways I can think of is to accommodate the buyer as far as you can, eg if the goods are arriving you can let them receive it and keep it properly in the flat. For their rental, if their landlord is ok to let them stay longer, maybe you want to help pay a little as a token? For me I will pay (maybe 1/4?) cuz its my fault, but I emphasise there is no legal obligations, just ways to show that you are trying to help with your best efforts...

If I Direct To Seller Agent, Should I Pay Agent Fee?

Put it in a simple way: You only pay commission when the agent had done work for you. Eg, if you read the classified and found a unit you like, you call the number and went down to the unit to see the flat, likes it and decided to buy. What had that agent done for you? Some people will tell you that the agent is going to do the paperwork after you confirmed to buy, but please lor, the agent represents the seller, he gets 2% from the seller and he NEEDS to do the paperwork in order to get his 2%, doesn't he? In such cases, I would say you do not owe the agent any commission because ZERO work is done to find a suitable unit for you. Now, let's say you went to see the unit that you read up on the classified, went down to view but you do not like it. So the agent tells you that s/he has other units as well and ask you to take a look. In this case, the agent just out of convenience tries to sell you some of his/her exclusive units, and IMO s/he STILL had not done any work for you at all. And if these units are the agent's exclusive units, then s/he would be getting commission from the seller. With or without you, the agent MUST sell the unit because its his/her exclusive mah. So, same as above, no commission. How do you know whether exclusive or not? Just ask if there is a seller's agent. If there is no other agent, then your agent is probably the exclusive agent for that unit. The only scenerio that you pay the agent commission is that when you call up the number on the phamplets in your mailbox, call up the guy/gal who approaches you on the streets, or your friend/relative introduces the agent to you, etc. The moment you call up the agent and gave him/her your requirements, you are actually requesting him/her to do work, and s/he goes find a suitable unit for you. S/He subsequently brought you to go see a few units, and you finally like one of them and decided to buy. In this case, the agent HAS done the proper work for you. And if the seller has an agent, it will be a co-broke situation so your agent will represent you to negotiate a good price. In this case, I would say you should pay the agent his/her due commission of 1%. BTW there is no such commission of 2% for buyer, not even for private properties. Don't let the agent rip you off... -

That's what the officer told me also - somemore very 'caring', said if I got wife and children really not safe, because in previous estates, illegal immigrants, wanted criminals, etc broke into the vacant units to stay. So if all these bangalas and criminals saw that there is a family there, and if they are hungry and no money, what do you think they will do?? -

I value the "forget it later" part. I believe in order to maintain a long term relationship (or even in friendships), sometimes we just need to forget about it. No need to "da por sha guo wen dao di" (break the claypot and find out all details!!) lor, no need to find out who is right and who is wrong, etc just move on lor. And when I said move on its really move on, not like those quiet quiet couples just hide inside and never say. Ok I am going to sound like bragging again, but I think the very reason why my wife and I got married is because we can do just that - like the saying goes, "Fu qi liang, chuang tou chao jia chuang wei he" (in a marriage, quarrels last only from the start of the bed to the end of the bed, meaning very short). Sometimes we can arguing until shouting and pushing each other, but the next morning either one will write a short note to say, "I l**e you, let's forget it, ok?" and we dare say that we truly forget it... -

This sounds like those very cute, quarrelling old couples that you sometimes see - both of them would complain and complain so much about each other, but when you stop them and ask, "How old long you both married?", the reply would be "30 years" and suddenly just *ding*, both of them kept quiet and start to smile slightly in embarassment, looking at each other... So sweet! -
For Simmons promotion, just pop by any gallery, try to hint that you heard there is a promotion coming up and I am sure they will tell you about it. I was at Great World City branch and the girl tried to sell me on the promotional prices already, except that delivery has to be after 31 May'07. Ackerman's tel is 6255 5575 for toa payoh, and 6749 5755 for kaki bukit. Simmon backcare 4 is way above $3k leh - did saw one set at ackerman, but not sure if its backcare 4. There would be more choices in the gallery.

That really depends on the contractor lor - if the tilers are their own workers, they would rather get them some labour jobs to do, rather than to lose the whole thing altogether, right? From what I know, don't talk about "robert-carrot" cases, usually the contractors do not earn alot from getting tiles for you. They earn more in the labour costs. To prevent disputes, very simple: Get the tiles supplier to come down and ask them to thrash it out in the spot in front of you. Don't let them say one thing and push you to the other person, making you like the middleman when you are actually the customer! Worried that the tiles supplier don't come down? Then negotiate some kind of terms of payment, like 10% upon ordering, 80% upon delivery and 10% upon complete installation. The last 10% will make the tiles supplier come down.

I believe still can extend until end-Dec'07. Not sure if all those enbloc cases in Blk 90 had all taken their keys, but let's say the last person to take is end-Jun'07, he will have four months to surrender, which means end-Oct'07. But surely they also want to extend mah, so I believe the SLA will only fully take over the place by end-Dec'07 to demolish. -
Ask your contractor to quote you for just the laying of tiles, inclusive of cement and sand. Then you can walk into any tiles showroom and bargain with them, telling them that you are buying it yourself and not having any ID/contractor as middlemen. They should be able to give you a good price, in fact, they might even give you the same price as what they gave the ID/contractor. You can go to the whole stretch of tiles shop at Balestier; coming from Thomson Road, first turn after you see the first 7-11. Or you can go to SBH, at Toh Guan Rd opposite IMM. Or maybe Multibuild at 10 Defu Lane, Fullion Building. All these above should give you a very very wide range of selection liao...
