  1. Those prices that you stated is as per display price or after you bargained with SBH? Usually when ID say give you $3psf, they are referring to the display prices in the showroom. So once you had chosen, they will go get the tiles at lower price, and they earn the difference from there. Thus, if the display price is $3.15 psf, you ID cannot be getting at $4psf lah! Think there might be some misunderstanding somewhere lor...
  2. I really suspect you will only move in when I am also moving in! Have you extended the surrendering of your flat? I managed to get until end-Oct'07 - think maybe in Sep'07 I will ask for extension again.
  3. Like I had said above, this is the reason why diyhdb.com was set up and am I glad someone did it! Finally, there is no need to pray and hope that we will meet with the once-in-a-blue-moon "good" agent or be stuck to pay the undeserving commissions. We now have a choice. BTW, I am in sales too, and I cannot agree more that people who work hard and honestly should be paid their dues. However, that I had not network enough to know that there are good agents around cannot be further from the truth. During a period of time where I was contemplating to become an agent myself, I had worked with several of them (whom are still my personal friends till-date) when I have referrals and also consulted them on the industry. Also thanks to their hard work to close the cases I gave them, the mere referral fees (not commission) I get from my 'freelancing' at that time can easily make any working executives green with envy. But alas, I just felt the industry is not for me lor... I think this is a friendly debate on reasoning/logic so let's not question each other's background/credibility. I would not answer your question on how many transactions had I experienced, but would only say most laymen in my social circle would always think of me whether they had questions/problems with brokering of properties.
  4. If you are really keen to help people, I want to encourage you to look towards helping the old folks. I am not complaining, but orphanages had always been blessed with the most volunteers and funds for obvious reasons: Cute children. The handicapped centres are second in line, perhaps due to public sympathy and also govt's hefty contributions to its funds. The last in line is always the old folks' homes, where its most unpopular among volunteers and receive the least funds from the govt. Thus, I beg you to join me in channelling some of your charitable energies to these old grannies and grandpas - they had contributed to our economy in one way or another and definitely deserves our tender loving care. They can be a great joy too! Go to the NCSS website and indicate that you would like to help old folks; I sure the guys there would be more than happy to show you the directions.
  5. I hate to say this, but I would say most SINGAPOREANS would not try. Proven capable until proven wrong? Tell that to MOST (I emphasise, most ok, not all) Singaporeans and they are likely to tell you, "Wahh, then if wrong already too late leh, I will lu-gi one leh!" This is the kind of attitude we have on this little island; we must always have the best-est, and take all the time in the world to consider this, consider that, prevent this, prevent that; in mist, we miss out on all the more important stuff in life. If this is coming from a 19-yr-old girl, I will proclaim her to be dreaming in her honeymoon wonderland. But coming from you, especially when you had been cheated TWICE before by men, it takes this statement to a whole new perspective - this is love, isn't it? It is not a business venture, not a big purchase where you have to conduct a risk analysis and decide how much you want to commit/invest. And this is seriously something that most Singaporeans are lacking in. I am typing as this tagline just popped into my head, "Dare to Love". Do we truly DARE to love?? I guess the answer for the girls in this thread and alot of other Singaporeans is a BIG *NO*. And at this point, I think I truly appreciate my wife, because she truly dares to love me, despite that bad incident in the past, despite my late night out entertaining, despite all the women I always have to socialise with. She doesn't ring me every other hour, she doesn't ask why so late, she doesn't demand for my time. When she ask where was I, she is satisfied when I say, "I was out with my friends". When a man has a woman who DARES to love him despite all the skeptics around her, its automatically makes him committed and faithful, for all these love showering on him are just too valuable to lose. And perhaps, this is also something that women just cannot understand/believe.
  6. Hi sorry to piggyback this thread, but hope to ask the experts here a question: I need 4 x 9000btu fancoil and 1 x 18000btu for living. My aircon man recommends: 1. System 3: 2 x 9000btu + 1 x 18000btu (inverter) 2. System 2: 2 x 9000btu (non-inverter) I kept trying to tell him to get all non-inverter, but he told me that cannot find non-inverter multi-split with 18000btu (whether is system 2 or 3), is that true? Or maybe he meant not powerful enough? Then again, is it true that inverter multi-split is more powerful than non-inverter multi-split? I heard that for inverter multi-split, the BTU does not change for each fancoil, whether one unit switched on or all units switch on. Whereas for non-inverter multi-split, the BTU will change dependent on combination and how many fancoils are switched on together. How true is this?

  11. Erm, if its not about retaining 20% trust, then what is it about? I am getting confused. Ok, if you trust 100% you will get hurt, then u mean you trust 80%, will you get 'lesser' hurt? Or is there a percentage, as in 100% hurt and 80% hurt?? How do they feel like, respectively? To me as long as my wife is unfaithful I will be hurt liao lor, don't have more or less hurt one leh... Really lor, what exactly is the benefit of 'trusting 80%' versus 'trusting 100%'? Nobody can tell me yet, asked three times liao...
  12. Not all got cover - I am talking about those small crystal glasses like shot glass that (God forbids) the bars/discos use for tequila shots one. These are very elegant and nice lor, especially for those who did not 'kai kuang' for the statue, no need to pray and just want to offer water and flowers...

  14. I dun see anything wrong with the wife earning more leh; my wife's salary is slightly higher than me and plus her tuition income, she is earning alot more than me also. However, when comes to decision-making, she does not demand to have the final word and respect me as a husband also. It works fine for us. I think in terms of ego, must admit sometimes will feel abit depressed, but that actually push me to work harder. And I think if she hides from me and I find out later, I will feel even smaller!
  15. In a realistic situation where the agent 'bao ka liao' and represents both the seller (who is paying 2% comm) and the buyer (who is paying 1% comm), what do you think he will do? Persuade the buyer to accept a higher price, or persuade the seller to accept a lower price? Let's not talk about 'good' agents, 'responsibility' or even 'ethics' lor - in a REALISTIC situation, how many agents out there are good/responsible/ethical? Especially when their ricebowl is FULLY on commission? Again, in a realistic situation, the true reason why agents ask owner to excuse themselves is to control the whole game - the agents want to pick and choose buyers, not simply based on which one can offer highest offer, but more as to which buyer is paying comm, which buyer is bargaining for lesser comm, which buyer got co-broke agents, etc.
  16. This is the reason why there is such a company called "diyhdb.com". Erm I am not from that company or supporting them, but I really think such a service is fantastic and hopefully can put the rest of the agents on their toes. Anyway, I really cannot think of anything that is so seriously bad in a resale transaction; its really just a simple thing, at most don't buy lor. If you do not do anything wrong, its not like you can lose tens of thousands of dollars or go to jail. And what can the agencies' legal department do?? Remember agencies are not law firm; they do not provide legal services. Their legal department PRIMARY PURPOSE is to act in favour of the agency and recover commission - along the way as they try to help themselves, you MAY benefit in spin-off, not directly. Let's not talk about unique situations, but in day-to-day cases where the transactions are not smooth, the probability is that the agency will lift its skirts and run away. You really think they will offer legal advice to help you, a NON-PAYING CLIENT?
  17. This happened to me also. Accordingly, if no appt is made with HDB after xx days after the signing of the sales agreement, the agreement is considered null and void. So what will happened to your friend is that during the 1st appt, the agent will ask him/her to sign another new sales application with a changed date. As I was told, if I refused to sign the new sales agreement, I will be considered to have voided the agreement and at most can get back 2 x my deposit only.
  18. Two agendas I have here: One to help you, and one to make sure such unscrupulous agents do not cheat our hardearned money. Have you checked on the part where the agent wants to incorporate his/her comm in your OTP??

Doing the paperwork lor; one set of documents to submit to HDB for 1st appt, apply online for your resale, go down during the 1st appt date, arrange for 2nd appt, go down during 2nd appt, the end. You will be disappointed if you expect the agent to come fetch you to go HDB - maybe if you give 2% comm then they will come...
  22. I think ackerman now is pushing for glendale and lakeview - the difference is the pillow-top in glendale. "List prices" for Glendale is $3688 and Lakeview is $3199; of course do not commit at this prices, make sure you bargain more. Erm, just a hint, can go down at least few hundreds one lor... BTW simmons gallery is going to have another promo from 31st May'07 to 3rd Jun'07 - if ackerman does not give you good price you can go check out the gallery...
