  3. I forot to mention that a good number of hdbs are owned by private property owners and at the same time rented out. The fastest way to free up supply is to force private property owners to sell their hdb.. Which of course would be draconian in the thoughts of private property homeowners. If the mandate of hdbs is supposed to be affordable housing for the majority of singaporeans then then political backlash should be containable. Frankly the hdb flat has become more of an asset to yield rental gains. Tough measures should be in place to control the spiralling effect of this asset inflation cycle. In all fairness, property assets should be able to measure up to inflation over time but this time round, crazy is an understatement. I have heard a neighbour sold his Simei HDB for 100k COV This time round our local government is behind the curve.
  4. That includes kids.. Aged .. And transient workers.. Students teenagers etc. Not enough homes? Should check the vacancy rates in condos like the sail and esta, casah merah etc.. When bull market analyst say buy buy buy.. Bear Market say sell sell sell.. Herd instinct taking over now IMHO. 96/97 people also complain about homes too ex not enough homes.. We forgotten?
  5. I agree. If it's to stay no point speculating. I Believe we are seeing an average of 50 to 80% increase yoy. If that's not asset bubble I don't know what is. And they say Asia had it easy this downturn. If china and hongkong does a belly up on the property Market, we will won't be too far away. 700k DBSS units look like a bargain in this market. Lol
  6. the government should do more to rein in property prices than to allow SA to be utilized. It's dangerous to allow citizens to rely just on their property as a nest egg. During 96/97 peak property prices many citizens who bought end up having to sell hdb and private properties at losses. Even at current frenzy some still negative sales. We shouldn't band aid the problem. But rather tackle it at it's root. If interest rate rises 100 to 150 basis points, many investors will sell as they can't handle the instalments. The rental Market IMHO isn't as bouyant as it looks. We're seeing one of the worst asset inflation over a 1.5 year period caused by excess liquidity and low interest rates.

  8. I meant I can't imagine living under the same situation. Not that I am in the same situation. I don't think tenants are ALWAYS on the losing side, but having said so I have had experience with an unreasonable landlord who tried to overcharge me in terms of the utilities bill and always wanted to do ad-hoc spot check at their own timing even though i'm renting the whole unit, amongst other complaints like don't want to repair the aircon, and said we damanged the ancient unit and wanted compensation etc and that we mess up the place bla bla.. frankly, I was really relieved when the lease ended. I wanted to deposit the money into the account but they always wanted to collect in person, sheesh.. the horror of always waiting for them as they were always late. But of course, it pales in comparison to your stated case.

  12. It's zoned for a mix of commercial and residential. Estimated 500 units could yield from the site. Expected breakeven cost st around 800psf for residential. We could see top level at 1k or more? Another trend breaking sign. For 99 year leasehold.. Definately premium
  13. When it comes to real estate .. where it's so unregulated, it pays to be careful. For example, asking for Singpass should start to raise red flags.
  14. yeah, just got call from agent, keep telling me good buy good buy.. studio around Mount Emily.. Agents are just interested to broker the deal, they don't care whether the buyer or seller gets a good deal. They only want to know.. how much commission they can receive.... btw eiffel76, what yoongf and vincenzo76 say is true.

  18. agents like this have been throwing flyers all around, they just want to find leads to sell your property, I always just ignore such flyers.
  19. Correction: Bank officer do not receive commission from lawyers. If lawyers are paying the bank officer for the referral, kindly refer your lawyer to the Law Society for "touting" of business. Fine + potential suspension. Law Society forbades lawyers to hand out "referral" fees or any part of the professional fee to referrers. Bank officer can also get suspended or sacked, this is a breach of compliance On the other hand, agents have worked with law firms in the longest time to swing clients over to use the particular law firm and get more legal fee. Always exercise care and due diligence on your own.
  20. Although I'm a dog owner, our little one is like a family to us. Even my mum who's terrified of dogs, love him to bits. On the other hand, there are irresponsible owners who let the dogs defecate and don't clean up, very obvious in my estate. The other thing about leashing, to me leashing of smaller dogs is more for the protection of the dog, in case they run away and get lost or banged down by a car. Larger dogs need to be leashed for the safety of others. We do have to understand that other people might not understand that a GR is typically friendly, the likelihood of a GR attacking a human is low..
