  1. Yep.. nett rental income is taxable. dun play play.. since rental data is captured through stamping during lease signing.
  2. Are u sure your M&E guy is working for u or the aircon company? VRV is highly specialised equipment meant for large halls or ***** constraints. Perhaps u may have specified that u wanted your entire basketball court sized house to be AC on together. VRV means that all indoor units need to be piped to a central location, compared to a situation where a outdoor unit may be placed closer to the indoor unit, improving efficiency. Also.. VRV is not exactly scalable downwards. Cooling 1 room with a VRV is overkill. Maybe a penny wise pound foolish decision. think get a second opinion.

  4. If there is no dimmer involved, and it's nothing related to high voltage stuff, a 110V lamp can be used to operate on 230V, by simply changing the plug. Wirings are usually rated for current limitations, rather than voltage range.
  5. Wad material? u mean the laminate cupboard below the vanity top?
  6. there is a thick copper mains cable running into the DB box from the meter. That cable costs a bomb, and electrician will quote based on how many meters of thick cable it will require to relocate. Furthermore, each and every circuit needs to be extended as well to the new location. In my opinion, it wld be cheaper to build a feature wall to conceal the box. If wanna relocate, and yet expect concealed trunking, there will be massive hacking to accomodate the huge trunking.
  7. For me.. I actually secured the glass shelf to the perpendicular wall instead of the glass screen. Get the widest / biggest stainless steel bracket, instead of those cheap tiny plastic ones. I have seen some ppl use silicon to glue the glass shelves to the glass screen ad added stability, but.. algae problem later. Anyway.. glass shelves.. + glass screen.. soap stains very obvious, unless use frosted glass.
  8. Actually, I find that Sim Siang Choon has a large selection of stainless steel products. They have a large range of cheap chrome to expensive 316 stuff. The SS range are those not so whitish ones, heavier ones,.. and the price tag can really tell the difference.
  9. Manila Furnishings.. along Thomson road.. opposite United Sq.
  10. The ID that u are thinking of... are the true professional Interior Designers, which typically charges close to 30K to 70K simply for consultancy alone, exclude the works to be done. They are the ones that developers use for showflats, and are normally associated with professional firms who do not advertise. Most IDs out there.. are more like project managers, who deliver what the customer wants, rather than brainstorm/trendset for the client. There are many retail ID firms out there who do brainstorm for the client, but be prepared to pay for consultancy.
  11. Why HDB? They just build the township. Management of township is not under HDB. Govt Agencies? Which? If u are the boss of the govt agency, wld u raise yr hand and shout.." shoot me". Township managment is under Town Council, who is headed by a GM, who is appointed by the GRC, who is headed by the MP, who was elected by the residents. So.. if wanna shoot arrow.. shoot the resident lor. Put it this way.. if a TC Gm wanna take action.. it cannot be targetted at just 1 block. Must apply equally to whole town. Thus.. is a big task. If wanna fast response.. I suggest.. hold the RC accountable.
  12. I think ppl need to feedback to the relevant authorities. Most of the time.. I noticed.. sg ppl like to bark up the wrong tree. This forum writer.. just say.. Town Councils... he expect all town councils in Sg to reply to him meh? Sg got org chart mah and if ppl want a response.. then aim properly lor. Aim at HDB or SCDF sure get generic response... "not under their purview". Might as well complain to UN sec gen.
  13. Water pressure is determined by the height between water level in the tank and the point of discharge. Bigger the distance, higher the pressure. Thus.. highest floor is lowest height between water level and the discharge point, compared to a unit on lower floors. Therefore.. with regards to low water pressure.. there is device called a pressure tank, which works like a balloon. When rooftop tank got high pressure, it stores the pressure in a balloon. During low pressure periods, the balloon will give a boost. http://www.anwill.net/pump/products/booster_pump.htm When water level in the rooftop tank is low.. like during evening time everybody bathe/cook, pressure becomes low. Midnite.. tank is full.. water pressure higher. The pressure tank will store pressure at midnite and release next evening. However.. if midnite.. water pressure still low.. sigh.. then need to consider mechanical pumps liao. therefore.. with regards to solving low water pressure problems.. need to first determine what is the max pressure achievable.
  14. Lately.. many brands have a filter element known as "catechin" which is from green tea leaves. Suppose to improve air freshness. http://sg.lge.com/ir/html/ABboards.do?acti...leases_read.jsp http://www.fujitsu-aircon.com.sg/multi.htm So.. AC efficiency din change last few yrs.. no reason to "update".
  15. I have come across many old flats. Seems like ppl do not "update" their aircons for the sake of updating. Spoil then change. Last time.. aircon design change often.. window.. to split.. to high efficiency.. to inverter.. Past few yrs.. changes mostly due to green tea filter... this worth changing meh?
  16. Suggest town council install "Lost and Found" notice board at each void deck. If ppl leave things on public areas, simply relocate them to the notice board. Will be real interesting to see undies pinned up there, and see who claims them. Alternatively.. if ppl hang clothes to dry outside.. paste a sign.. "Gurung Kuni pls help yrself" in their language. Last time.. we fear ppl steal shoes from shoe rack outside.. now.. sigh.. where are the mischevious kids..
  17. The setback is really subjective to the user, whether got protruding tummy or not. From my own experience, 4inch is mininum so that absolutely no chance for toes to hit the base. But from a proportional perspective.. 200-300mm looks more "right". Some designers like to put lights in this area as well.. so.. bigger depth is nicer.
  18. Hmm.. Might want to consider recessing the concrete support directly below the sink area by ard 300mm inwards towards the wall. We humans have toes. When washing dishes, and the tummy lean on the sink, normally the toes will need some space. If not, then the dish washer will not be standing in vertical position. Also.. the waste pipe for the sink appears unusually low. Either u plan to have a very small bottom trap, or there will be extra piping turns after the bottom trap (which will reduce storage space below sink)
  19. Planning for a 1200L walk in fridge? That's a huge fridge base.
  20. I am using the Mit 62T fridge.. trust me.. if u cook daily.. and shop once a week .... is not big enough. Now I know why ppl want side by side fridge.. need the freezer space.
  21. Several shops at Peace Centre and Sunshine Plaza offer this service.
  22. Ikea Calypso.... $39. 3X E27 X 23W = SUNLIGHT!
  23. For me.. I file annually, then ard Feb.. I throw away all the statements except for bank and credit card statements. Actually, these days.. bills got nothing more than name and address mah. Hmm.. hamsters not smelly at all with those wood chips.. stil think is the jealousy thing.
  24. First of all.. I am not a lawyer hor.. but I think "gardian" is a genetic term with no legal meaning. There is only 3 legal terms of "legal guardian", "foster" and "adoption". Since yr intention is to legally own the child, and deprive the paternal parents of future rights, then.. u are talking about "adoption". http://www.law.com.sg/family.htm#Adoption_Application Now.. based on what u have described, u do not have any legal basis at all to adopt. Firstly.. if u observe child neglect, then is to report to MCYS who will investigate. Likely they will give the father and mother many chances to do good. Even if both parents fail to make good, it wll fall to the grandparents or relatives to look after, but "legal title" don't leave the paternal parents. If u really want to know your odds.. then see what the parents feel about giving up "legal title" to the child. If parents no hue.. then contact a family lawyer to start the adoption process. Many emotions involved, here, so be prepared for all outcomes. For sure.. u and this relative of yours will not be on good terms anymore. Imagine.. if someone come up to u and accuse u of child neglect.. how would u feel.
