Basically is building a feature wall with a door held by magnet to hide the entire HS wall. not connected to the HS door at all. -
I think need to get some facts right. HDB is still a stat board. they corporatised only a small portion of their organisation. HDB is introducing more design into flats to meet rising expectations. The whole idea is to be just like any private developer, and any public assistance scheme is to be through a subsidy/grant that must be applied for, rather than given upfront or built into the price. A lot of ppl fail to realise.. private developer do not have to build roads/ bus interchanges/ land set aside for religious purposes., whereas HDB has to develop the whole township, hence the increased deveopmental cost. SLA has always existed, formerly known as Land Office. The whole thing about HDB paying for land is thanks to the former Prez question.. "how much is the govt worth?" At that time, all HDB land was worth $1. SLA $$ goes straight into the govt reserves, because is treated as capital, not revenue. it does not become the govt's operating revenue. Thus.. last few yrs, govt operated in deficit because gains from SLA land sale not counted as income. All these figures are in the open on MOF / HDB/ SLA website, and openly debated in parliament. I have to admit it takes a lot of energy to figure these things out. HDB is such a big organisation, if there is something fishy going on, I am sure there will be whistle blowers. The fact is.. these accounting practices of HDB paying SLA.. is really the right thing to do from an accounting point of view.

The productivity of a worker is much higher in a factory than on site. Wood frame is cheap, relative to the cost of the laminates. Gluing laminate to the wooden board requires constant weight/pressure to ensure no bubbles form during the drying process. This can't be done if the wardrobe is in a installed vertical position. Small kitchen cabinet doors can get away with it, but not full height wardrobe doors. Assuming an expectation of the same level of workmanship, a onsite relamination will require many trips back to the jobsite to do minor touchups. This is where the costs add up.

Lacquered simply means a clear coat of polyeurathene over the wood grain, giving the wood a very hardy surface. However, is normally used on wood grain surfaces or uneven surfaces with intricate designs. If going to be white in colour and not wood grain, then go for laminates. A top cabinet that goes to the ceiling has many issues to consider. It will make the kitchen look a lot smaller, especially if it's those long narrow layout. It's ok if it's a big square or open concept kitchen. Topmost doors may hit the kitchen ceiling lamp. The height proportionality of the top cabinet doors to the topmost cabinet doors is the most tricky part. To match the bottom cabinet height, the top cabinet door height is more or less fixed. This means the topmost door will be quite short, and it will look out of proportion.

Err.. setting on fire is considered Arson, and if got ppl become char siew, then really get subsidised housing. not say I mean.. but use marker draw or cause cigarette burn is quite an effective way to send message across legally. -

Same for me.. but I found that it was the rubbish truck ppl who did it. To reduce the number of stops, they send 1 guy in front to consolidate the rubbish into collection points, every 3 houses merge into 1 pile. If the house too much rubbish they will wheel the whole bin over. Sometimes.. my rubbish bin kena interchange with the neighbour. -
If someone dare to bid $100psf.. u try asking him for a performance bond for the difference up to $200psf. Anybody can quote $100psf, and then midway threaten to walk off unless u agree to top up. To check on contractors, ask for recent project and talk to the owner. If owner can give good reference then is ok. Other way is performance bond, whereby if contractor fails to deliver, can call the bond to get another contractor to finish up. Only financially strong contractors can get performance bonds/credit facilities from banks. Trust me.. if a contractor is reliable, it will be closer to $200psf.

Is not so much about having a partition between the tank and the oven. Those combo hob/oven/tank gas cabinets are still sold in stores today, and the partition is just a sheetmetal. What is most important for oven is the vents to release hot air. Usually, for built in ovens, the vents are towards the front, so any heat buildup is released to the front rather than allowed to radiate to other sides. As long as the heat is allowed to vent out, then there is nothing to worry about. As for the gas hose and regulator, can just check got the safety mark. http://www.safety.org.sg/

This is my opinion... Wires will last about 20 yrs, then likely to have problems such as insulation failure that will require rewiring. If u dun plan to be there for more than 8 yrs, then I think no need, assuming the existing point locations are where u want the points to be. If u intend to stay there for more than 8 yrs, and u dun mind ad-hoc re-running of exposed casings, then dun rewire. Usually, ppl rewire to relocate points, or they are going for full scale showflat look with all hidden wirings. Fires resulting from wires are rare, but the consequence is huge. Is usually due to overloading or sparking due to too many plugs into 1 adaptor (where heavy adaptor becomes loose and fall off) If wanna have piece of mind, then just change those high current ones, such as AC/ water heater or induction hob. Usually high current means heat generated means plastic insulation turn brown/yellow means brittle means short means sparks means fire.

The trick is not to make the corner a 90 degree corner. Have a 500mm wide or more door at the corner, 45 degree to the sides. This has many benefits, such as not having drawers bang into each other when opened on both walls. A corner means only 1 side can open at any 1 time. -
Can Install Ceiling Fan On False Ceiling That Has No Bone Inside?

Something must be wrong. Firstly, even screwing on false ceiling frame is not enough. Standard installation is to mount the hook unto the concrete slab using expansion bolts. Even in those temp hawker centre, steel brackets/clamps are used to hold the ceiling fan to the beams. Even if got false ceiling, the standard procedure is to mount the hook, then get a ceiling fan with a longer rod. Or if it's those hugger design with a mounting plate, it's to use a thick plywood as a mounting board above the false ceiling. Ceiling fan is a life and death installation issue. Must not compromise. -

plastics worse enemy is heat and sunlight. Which is a better environment? Within hot false ceiling space or embedded. Embedded is lesser evil. Embedded pipes is ok as long as pipe is not constantly presurised, like cold water supply pipes.

Is common to embed the drain pipe into the concrete floor slab for new developments. Just have to make sure that the insulation is done properly.

No such ready made tiles.. is normally custom cut from granite or marble slab. Largest homogeneous tile is 800X 800.

Err.. The figure of 6.5Mil is not a population target. It is a planning assumption for the various govt agencies to size public infrastucture, such as housing, transportation and utilities. It could simply mean a lot more transient tourists or short course students, not necessarily resident population. Property prices correlates to demand for a certain locality. There were tons of empty flats in JW and Ponggol, yet property prices in the central area still rose last 2 yrs. There is no basis to say just becuase there are empty flats in JW will imply that central area prices will stabalise/ collapse. Such a situation suggests that ppl like to live in areas of high commercial activity. So if the regional centre concept plans takes off, in areas such as where the circle line stations interchange with the existing MRT lines, places like Serangoon could be another Dohby Ghaut, Novena or Tiong Bahru. -
Water Dripping Out Of The False, Plastered Walls

if is a leak, then u will see a particular spot very bad.. and got rings ard it. sometimes.. pimple like structure will form. If it's black spots.. or water droplets over entire board area.. then.. is related to bathroom moisture problem. But moisture usually related to design problem... like wrong material or toilet no window. Err.. anyway.. how u check upstairs neighbour, u mean u hack up the floor to see if the waste pipe was leaking? Best is to open up yr boxup, enough for a head to go through.. and see if the bare concrete got water leak stains. -

40 X 40 .. so far I see only 2 shops got wide selection. Hup Kiong.. and Unlimited Unlimited got widest selection, but is not a showroom.. more like an office on Bendemeer road.
