hi TS, reading your account on the matter, its harsh to blame the contractor because he did offer to change the tiles for you but you declined because of personal reasons? if thats the case, you cant expect him to solve your personal issues right? I propose the following: 1. Ask him to cover the extra warehouse storage cost you will incur 2. Convince ur wife that a dog is a man's best friend 3. Stress at work ? I suggest u exercise at least 1 hr everyday to release more endorphins

too narrow , seems like you only have 40 cm to manoeuvre at each side of the bed. can the wardrobe be placed adjacent to the wall separating BR1? I think u have enough space to put your WR there + a wall mount TV. -

Maybe I can list out a few items for you to benchmark. Like I said, maybe your requirements higher than mine therefore the higher cost. This is from a contractor (not recommending him because my reno havent start yet): Lourve windows x 3 sets = $900 PD Doors x 3 = $1,000 Material + Labour for WC and basin x 3sets = $2,250 Wall tiles for 3 toilets ($3 psf, total 148sqf) = $2,380 Floor tiles for 3 toilets + waterproofing ($2.80 psf, total 120sqf) = $2,750 Total to contractor for 3 Toilets = $9,280 Vanity sets (budget $700 x 3sets) = $2,100 Total 3 toilets = $11,380 Repiping (stainless steel)for whole house = $2,500 Supply Material and labour for rewiring and lightings for whole house = $2,500 (not sure why his rewiring and lighting is so cheap, potentially some hidden cost here) Im thinking your high cost of renovating toilets is probably coming from the toilet capentry?

Rocky, Ave 5 good location. value can still go up when the future tampines town hub is up. i think 10k plus can do 3 toilets already. at least thats what im quoted for 3 toilets. maybe you have something grander in mind! rewiring at 7k also sounds abnormally high. In any case yours is probably a high budget reno so i will just look foward to the tranformation what theme do you have in mind?

if really cannot hack, might as well restore the balcony. I have a feeling that area will go to waste if you leave it the way it is. The bedrms flooring looks ok. my second flr is all laminates If you are not doing too much capentry, 50k should be doable base on your job list. btw, how much cov did you pay? looking out from the window, you seem to be at tampines 800+?

Can the remaining balcony walls be hacked? or do you want to restore the balcony?Currently its like neither here nor there. The condition of the floor is quite good. congrats

hi Z3phy, quotation look reasonable in most parts. labour for laying the 5m brick wall looks very cheap. Painting looks cheap too. Capentry cost look scary. Just curious about the theme you are going after , you have cement screed floor + 5m brick wall + $2.5k full height glass showcase all in one living room. is it a modern scandinavian look? any 3d drawings to go by?

Hi, very interested in your project because your floor plan is exactly the same as mine. If you are not in a hurry to move, you can post your jobscope in this website and request for quotations. Dont have to restrict yourself to contractor yet. just go to meet 2 or 3 ID and you may get some creative ideas from them. Then go and find a contractor to execute those ideas. But have to warn you, nowadays a lot of main cons are as exp as ID.

thats a lot of homework done on the herf floor. i will be doing reno mid of 2013. Im also considering herf. hopefully u will still be in this forum by then to give some reviews on it:) good luck for your reno!

Brick wall is a must for me My $1,600 quotation is for a 3mX2.6m wall. I think this is the normal rate. I also checked this quote against Mr K's quote (a contractor who is rather famous here). His quote is slightly higher at $1,900. So your contractor estimate at over 3k is way off! If you are talking about 2 full panels (8.6sqm) You should be looking at ard 2k max. If the qty you need is big, KHL group at king george avenue sell craftbricks at a cheaper rate than the tile shops at balestier. They are selling at approx $8 cheaper psf. The drawback is their staff dont seem to have enough product knowledge when you talk to them. have fun renoing!

Craftbrick wall may be cheaper. I got quotation for 7.8 sqm from contractor. The quote was $1,600. Based on your price chart attached, i probably need 2 panels. Plus installation will cost me $2,250. But maybe the advantage of this is that u can easily do it after u move in (easier installation that doesnt need hacking)

check out their care and maintenance section. Seems like a rather vunerable material. no more craftbrick wall in your final layout? quite a pity because your Air TV console will look awesome in front of a brickwall. HERF flooring looks great, do you think inter locking mechanism is enough to prevent water from seeping underneath the floor? I know its waterproof but if water is trapped underneath,there may be a unpleasant smell?

hi andrina, saw in the initial plan that there is a staircase extension. Do you have a picture of the extension? Very curious how it turned out... I think you must have spent >90k on the entire reno?

Idont know who your ID is but I thought you are single? how come your ID gives you a 3D drawing with happy family photo in the living room? maybe he just take the drawings from his other projects and pretend like he design this for you? just wondering only lah...afterall you pay for ID, should expect more ID effort from him right? gd luck in your reno
