    Topic 3.2 Direct pricing and tips on Carpentry works Hi everyone, I managed to retrieve my account in renotalk! today, I am going to write about carpentry works Most of renovation projects consist of a major part in carpentry. Especially in residential properties. And it is the most crucial part of the project which plays a big part in your design and the overall look of the house. I have worked with many carpenters before and of course at times having a big headache on the workmanship issues. The most important thing in carpentry works is the quality and 2nd the workmanship. Let me give you a rough idea of how does the direct price looks like when contractor hire sub-cons to do it. Kitchen cabinet : $80-$100 per ft run Casement door wardrobe : $160-$180 per ft run Glass sliding door wardrobe : $200-$220 per ft run Tv console feature wall : $15 psf Tv console : $90-$100 per ft run Vanity cabinet: $90-$100 per ft run Full height cabinet : $250-$300 per ft run This can be use as a reference. However, there are many many different prices in the market for carpentry because of con/ID mark up and also the workmanship. I have personally used the cheapest and the most expensive ones as comparison. I cannot say that the most expensive ones gave me the best quality though and the cheapest doesn’t mean the lousiest as well. The easiest way to see the quality of wood is the weight of the doors. there are some who gave solid wood which was real heavy. But do take note that at times, solid wood will have warping issues. Since the carpentry works start off in the factory before it comes to your house, it is important to have QC once it start installation in your house. I will recommend home owners to take a look while they install just in case if any mistakes of placement. And the con/ID will be checking on the workmanship and finishes. Other than the quality of wood, I suggest getting better brands of laminate instead. Your con/ID will probably restrict you to specific range of laminates. There will always be a price list in the catalogue itself (some remove it though) and you can do a check accordingly if you want to know the price of it. Outsourcing in the carpentry works can be done very easily if the design is not so complex. that subjects to the con/ID will be comfortable with it as well. Most carpenter will be able to show u simple drawings. Do make sure you make an initial on the finalised drawings with measurements preferably and keep a copy for yourself. To prevent any conflicts or misunderstanding in between. As the dimensions of carpentry works is very important. The price in the con/ID market for carpentry is really WIDE. it can range even more if you are getting a premium one. My advice is that, Do ensure the quality of works is reasonable for the amount paid for. Carpenter industry is pretty hot right now due to the Bto especially. the price will probably go up in future when more and more carpenters are needed.     this is currently the 4th month that my reno is carrying on. to be fair, initially delay was my fault because of my hardware stuff and lightings that I have not purchased. now I dunno where to put my anger. So here is the story. Everything was going well until nearing the handover date. Johnny spotted some problems with the workmanship of my carpentry and ordered the entire wardrobe and feature wall and kitchen cabinets some of the parts to be redone AGAIN. Here is the hit count Redo-ing Kitchen - 1 time wardrobe - 3 times feature wall - 3 times I only have this 3 carpentry. HOW MANY TIMES CAN A CARPENTER MAKE MISTAKES?! At one point, the big boss even came down to supervise the work done. Johnny sent me some pictures of the after and before. There really is improvement and i thank god that I have an ID who cares enough to offer to redo instead of forcing me to take it. I was being promised that the carpentry will be nicely done by the 1st of June so that i can arrange for the furniture to be delivered on the 2nd and i can shift in on that date. (auspicious date). when i went over on 1st. OMG. i saw.. my bloody kitchen cabinet not seated on the base and being supported by a few plywood. knowing full well how fussy i am and that i am shifting in, this ISSUE is still very apparent to me. idiot carpenter takes no pride in his work and trying to pass this off as OK?! This was made me lose my temper. I started going through all the carpentry one more time and seeing the problems that i mislooked the first time. I called johnny and demanded he meet me. he said that he will meet me on 2nd june with the carpenter and painter. When the new carpenter saw the work tt was done, all he could do was shake his head. Said that the original carpenter workmanship quite poor. The day that I met the new carpenter, Johnny met with an accident (2nd june). sooooo end up, bo bian. i liased with the carpenter directly. but doesnt stop me from getting angry from the other workers' "touch ups" which i think is poor work in my opinon. like the skirting is not done nicely. it has been 2 weeks since the accident. my house is still not done. my furniture has already been delivered. i worry that the workers moving in and out will cause damage to my furniture, someone might steal something then i dunno who to blame. I'm honestly extremely annoyed that this is going on. actually, the problems are very small however, the dragging and dragging of this stupid reno is starting to make my blood boil. even planning for my wedding was not this tedious. I know that Johnny is a good ID and its because of the accident that causes this unfortunate delay and slip in normally high standard of service. Everything was stress free until this. My blood is boiling but i duno who to scream at. Johnny is unfortunately the poor soul that i am scolding now. I WANT TO MOVE IN!

    Hello fellow 3roomer! I am also on my reno journey but currently still waiting for hacking permit.. zzz haha... I envy many 3roomer's living room in this forum...all of you have almost over 6400 in size for living room.. mine is only 5400.. I dont get how does that equate to the same floor area of 65m2. :(

    Topic 4 How to prevent getting cheated and scammed by contractors/ID Recently I read about many of the scams and cheats in this industry. Why is that so? Because it is simple for them to open and close down companies without having the need of being sued. The amount for a customer to be cheated of during renovation scams hardly to be above hundred of thousands per person. Therefore, going through all the civil proceedings will waste even more money on the victim’s side and there is no guarantee that he/she may get back the amount. Then, the culprit goes off scott free! I feel the need of giving advices on prevention of getting into this kind of scenario. 1. Reviewing the contractor/ID’s reputation This might not be 100% accurate because there are some firms who advertise themselves. but for sure, those who advertise themselves but doesn’t deliver as promised will have their bad reviews coming by. Keep the minds open and even if you see bad reviews, do contact the home owner to get more facts. And on the other hand, you can get more info from the good ones as well. 2. Research on HDB and ACRA If you are renovating your Hdb, be very sure that the company is a licensed hdb contractor. most importantly, the contract which you are going to sign bear the letter head of the hub registered one instead of some other names. They will usually say that it is due to GST etc. Although there are those who are really sincere in business but just to be on the safe side. ACRA search is one of the important one as well, give it a search and screen through the company address and make sure it is valid. If at any point of time now you feel something is not right, I will suggest getting another contractor/ID. Because better to be safe than sorry. 3. Ask for showrooms/ reno in progress flats Do ask the contractor/ID if there are any REAL showrooms instead of those in the office etc. look for projects the company done before. and also current ones. where you can see that the company is really into business. If possible, ask for a timing where the owner is in to research more on the firm. I will recommend minimum 2 showroom flats to view and one of it have to be going to complete or just completed. when you are at on-going sites, be sure to find the renovation permit from HDB to double confirm their license as well 4. Be alert Be alert in the payment progress. Do not give much more than what you see in your house. there is no fix rule for this because different quotations works differently. If you stay alert, you will have better control of your money. even if the company winds down, you do not lose the maximum. Some might wonder why I did not recommend for checking on RADAC, CASE etc. Because no matter how many prizes, trophies or accreditation the company have, it only help to the minimal when there are problems arising. To prevent ourselves being a victim, we have to know if the company is a true and operating for legal profits through hardwork and sales. HDB licensed contractor will be a safer one because to become one, they will have to submit invoices of minimum $50k to support and also to be in the business for minimum of 1 year. HDB will then contact the various house owners for feedback before grant. The most important is that when you sign the contract, there should be no room for doubts. All questions should be cleared by then. of course sometimes we are so unlucky when all things seems to be alright and yet suddenly the company shut down. I have seen a few friends in this line whose business are good but due to some unforeseen factors, they are forced to close. but they are not cheaters or scammers, it is pure business failure.     Could you please kindly share with me your contractor's contacts? Mine is also a 3rms flat but resale. I'm keen to know about the kitchen cabinet. Is HPL, Blum runners and hinges in good quality? I probably will just do a 20 ft kitchen cabinet( top and btm) and 10 ft iQuartz worktop. Thanks.

    been asking around for my 3 rm bto... simple reno consist the followings 28 ft kitchen cabinet with HPL, Blum runners & hinges, 12 ft iQuartz, sliding window for svc yard, swing tempered glass door for kitchen entrance, kitchen base, fridge base and 2 shower kerbs, 4 x 6 ft feature wall, 6 ft tv console, 7 ft sliding wardrobe, labour to install toilet accessories, heaters, kitchen hood n hob, sink and mixer... IDs quoted range from 13k to 17k

    It will be a great achievement if you could DIY tiling of mosaic tiles. Maybe you need tile spacer so that the gap will be more even when you join two sheets of mosaic together. Local hardware shops sell in pack of one hundred but you dun need so many. You can try to get some from your tiler friend Tile adhesive will be better as it sticks really well. A bag of 25kg should be enough if you are applying 3mm thickness. Mapei Keraflex Maxi S1 is quite good and about $25/bag. You can also use premixed dry mortar which is less than $10/bag. Just need to add water only. Try not to use those that require you to mix Portland cement, sand and water. That is very cheap but you don't know the proportion of each. Just my 2cts. Happy DIYing.

    My mosaics are here!! This is how it glistens under the glare of the noon sun, silhouetted by leaves of the trees, as it sits on my car boot.. I hope I can carry this out. Or I can always engage the skills of my current tiler, who has become my friend over a week of curry puffs and 100plus drinks. Hehehe..

    Thanks guys. The installation of the mosaics can only be done after the cabinets are installed. Earliest 3 weeks from now. I'm getting excited too. Haha. 15 years ago I installed the laminate floor for my 3 bedrooms all by myself. 1 room a day. It was back breaking but truly satisfying. Not forgetting wallet saving too.

    Haha.. sometimes I amaze myself with my optimism.. I will update as I go along. However I'm quite sian about buying the tools that I will probably use once. That's why I'm asking around for loan of tools. For sticking of tiles I will be asking my tiler for advice this Tuesday. Grouting will be another material I think. Btw I have requested my tiler to leave me a smooth and flat surface for easier application. The curry puffs and 100Plus drinks I invested in them over the last week helps a lot. Hahaha..

    I am also trying to save some more money by attempting to install mosaic tiles myself. Yes you heard me right. D.I.Y. I.N.S.T.A.L.L. M.O.S.A.I.C. T.I.L.E.S. I ordered mosaic tiles from Taobao, at a cost of less than S$2 per sq ft. This is so much cheaper than the average $9 to $12 for equivalent tiles sourced locally. My contractor quoted me $500 to lay these mosaics. However, I thought to myself.. How difficult can it get, when I can easily get more than a few hundred hits when I searched Youtube for instructions on DIY mosaic installation. The area is not large, only 4m wide x 1.2m tall. It will sit above the 2ft glass backsplash above the kitchen cabinet. Since this glass backsplash will be perfectly horizontal, my task sounds simpler still.     I received this update from Amcon Express (my forwarder for Taobao shopping) last week. The 2nd round of shopping at Taobao has been consolidated, and will ship to Singapore ETA14Apr2014, and will be delivered to my address a few days later. However, I have requested delivery to me takes place slightly later, due to the messy state of the flat from the renovations. A screenshot of the email, showing some details of dates and such. Last item receiving date is 4Apr. It takes only 10 days to ship to Sg. I think they are rather efficient. (Note: I am not related to Amcon, nor trying to sell them to you. I am just a happy customer of their's)

    Haha, I will just let them complain if they want to. I have the permission from HDB to demolish anyway. When it is their turn for reno in their next house, they will also disturb their future neighbours then. What goes around, comes around.

    Jus to add my 2 cents here... Cos I was advised by my ID tat cos ours is a BTO, all e wiring etc is concealed n most probably we would wanna continue wit concealed wiring for additional or shifted points.. N according to how electrical works have been planned sometimes it may jus be too late wen we think we need additional sockets somewhere wen electrician is already done wit his trip n gone, incurring further transportation costs etc.. I had to give up a couple of ideas I suddenly had n thought i may need due to electrical works already done before I cud mention these, resulting in extra costs n pushing back other works to have e electrician back to settle e wirings again.. Thus another option for us owners is Eubiq power points.. Some of us may already be aware of tis, some may not so for those who don't wanna go thru e trouble n high costs of concealed wiring, can consider going for tis as all tats required is a power point socket tat will be removed n e eubiq track will be tapped on from there for electricity, thus giving more options for add on power points.. Useful areas wud be tv console area, kitchen area if need number of sockets to stock up for electrical appliances etc.. Study room as well of cos.. It looks classy n sleek, easier to access n user friendly. Could actually be a cost efficient way comparative to having electrician run concealed wiring n adding points for us.. Hope it helped!

    Hi mrs merry! We got our coffee table from Galanga, they had a few items that were made of this similar screed material. Cost $399 if I remb correctly but had to pay additional $50 for delivery (or you can pick up on your own but its really heavy and have to fix on your own too). Console's from Helping hands located at Kovan (you can google their address!). They sell all sort of teak furniture made by ex-convicts. We paid abt $700 for it. Very value for money and meaningful purchase !
