That's really criminal in my book. I suspect a lot of sellers not really that serious. At AMK St 32, mid floor 5RM, I think blk 354 valued at 500+K. Dunno how true this is and COV askg according to agent is 80K. Die man like that. HDB sooo ex, condo don't say. It's unreal. Grandeur @AMK - 1200+ sqft asking for 880K? Cannot make it man like that.

Spot on and sound advise. Our first falt at Sin Ming Ave was re-sale but we didn't take grant. When a walk-in unit at AMK (brand new unit, altho blk already abt 5yr + old), we were able to off load first falt quickly as our obligation to stay was only 2.5 yrs. Lost abt 10K on the 1st flat but nebbermind. Bought AMK 5RM for 317K (inc legal+stamp duty). Current mkt value now abt 450K. The grant will lock you in for 5 yrs and you will not be able to seize an opportunity of one became available.

He's quite ex. I didn't do any reno with him but I had a smallish job for him to do (recommeded by a fren(. His quotation for that small job wsas 25% more than anyone else. So didin't use. Otherwise he seems quite nice and responsive.,

Good advise all round. Am planning of re-doing my 2 toilets, kitchen + carpentry. Initially thot of upgrading from 5RM to EA but the maths just doesn't look that healthy for me in the long term (whether mkt dips or not) Anyway expos like this for me is to look at ideas on layout, innovation in utilising samll spaces etc. Personally would not sign up at an expo. One ID chap some yrs ago also told me that free a/c, cooker hob, hoods etc are all gimmicks and cost already built into package.

Horrible things. Had some which I suspected I accidentl;y brought back from Batam Ferry on a golf trip. Took a good 2-mths to eradicate. No necessary to throw furniture away. Recommend a good pest control company (not cheap) and get them to spray everyweek. Also for 2 bloody months I get up at 2-3am in the am, take powerful torchlight and look for the buggers (active at night). Catch and kill them. I also used this product call VSafe (can get from some NTUC) and spray around bed frames, crevices, cornices every week for abt 3-weeks. Use a sealant to seal gaps and crevices etc. Finally got rid of the problem. It was **** I tell you. ****.

Looks a bit pricey. Don't be in a hurry, look around. Can't believe that th ID is charging $60 to do some patch work. Calculative. I would drop them on the shortlist for this alone. Carpentry is really ex but you need to see the quality of the materials used. Check on few completed projects and specify the quality you require. Document and get this signed off as proof.

Wt an unpleasant experience. Glad it all worked out well for you. 3% comm? Wow, when I sold my place at Sin Ming Ave back in '04 the comm was 1.5%. I now think twice about upgrading from a 5RM to to a EM/EA to prevent the hassle of having to deal with agents. Most are alright but some are absolute parasites just out to make a quick buck. I'm lucky that I have good friends who are lawyers that provide free advise and I alwys run agency 'paperwork' by them before i sign anything. 3%

I was super **** luck. Our place at AMK 32 was walk-in as minority quota (remainder flats) avail. So we bought a brand new 5 room unit back in '04. Only 2K booking fee.

wow I think that IDs will have a hard time next year biz wise when things in the economy wind down. Was thinkg of moving from HDB to condo but looks like not worth it at the moment. My AMK flat's location cannot be beat. I'm thinking of re-doing parts of the flat again (itchy behind). Would still work out to be a lot cheaper than transacting the flat, new loan + debt
