hihi! moved in yday, only hub's things thou Mine will slowly shift over since i'm still authorised to have my entire room to myself at mum's place. hee! But its dead tired cleaning the house after shifting! No.1 Lightings is at Geylang, near Lor 35. Its a small little shop like DK lightings facing the main road. Prices wise its not the cheapest, but i found it cheaper than DK lightings for some of the items i wanted. I also went to Crown Lightings, was cheaper for downlights, but didnt give me Osram or Philip bulbs, so i didnt wanted. Variety not as gd as those bigger shops, but have quite decent range of normal ceiling lights and hanging dining lights. We told the boss we r on tight budget and he recommended lights and prices that fit in way budget wat we expected.

Aubrey, i tiled the beam area as well. it did not appear to me as outstanding, maybe i was more obsessed with my kitchen cabinets instead. Btw, the wall tiles picked were white with wavy pattern on it, i.e. the surface is not totally flat. Another thing to note regarding ur 2nd choice toilet tiles. we took the same tiles as well (i guess most of us were sold by the mock up at Sin lek!) but there was this diff of 2mm for the height of the grey n beige tiles. If u wanna take this combi u may wanna check with them if the current batch of tiles still got this problem.

hi goodman, IMO ur quote is very expensive. we did almost the same stuff, 2 toilets + kitchen overhaul + misc. Going into details: 1) hacking - shdnt cost u more than $2k for hacking and disposal. 2) 2 toilets wall+floor+waterproofing was $3k for me. My selection of tiles were priced at <$3psf. 3) Plumbing sound reason to me. But bathroom accessories is extorbitant @ $100! its usually given FOC for most IDs/contractors. 4) Polishing shd not cost u >$1k, mine was done only at $600 for living room + 3 bedrooms 5) Paint is ok, but can be lowered. Any limitation of no. of colors? 6) very tough to gauge ur carpentry work, did ur ID/contractor list down the specific length for each item?

Most of the listed houses here are put up by agents. I found my agent thru this site as well, n i understand from him sometimes, agents will just put a dummy ad to attract buyers to call up. Unless knowing the other party is an agent too, they will not reveal if that unit is actually a dummy unit.

hi cyberkinetic, i've explored the possibility of scrapping off the rockstones instead of plastering. What i understand from >10 IDs/contractors, these days, they do not do scrapping anymore, more work more labour and i suppose will end up with more cost. My resale flat came with rockstone as well, everything in fact, including ceilings, sewage pipes and even the DB box. The plastering turned out very smooth and nice, so far no cracking as the pockets u r concern is actually very small. In fact, what i read from others' T-blog, some who had their kitchen walls plastered instead of tiling had to punch holes in the wall to allow the plastering to stay on. I chged my DB box, but forgotten abt pipes n its too late to regret now. U may wanna take note of these small details? Electrical wiring to be done b4 plastering, if u want them to plaster the fine lines/groove between ceiling and cable tray. Else, it doesnt matter if they plaster 1st or wire 1st. Aircon, i suggest doing after the plastering. In case next time for any reason u wanna chge the trunking/fancoil position, u'll not have a bare wall with unplastered rockstones in these original positions.

xvirusga I sealed back my open concept kitchen firstly due to initial plan of air-conditioning the living room, and secondly becos although we dun cook often now, i dun wanna end up washing BOTH the kitchen and the living room when we do happen to cook. occasionally may have friends coming over to do cooking experiment together also, just to play safe. Actually u can do those half glass half wall partition with glass decal on glass door? Can go to any tile shops n take samples, then tell uncle which tiles from which shop. I took all from Sin Lek cos i prefer their selection over Hafary, but i think pinkpetter took tiles from diff shops.

Its curtains day and hub is alone at home watching them doing the installation, while i continue my countdown to knockoff time! booy its a gd website! So far the lamitak laminates were quite satisfactory. Of cos, the hi-gloss ones will leave a lot of finger prints, gotta live with it. But i dun really get to see the 'waviness' some of them were mentioning. I think i'm a bit blind. haha! I think having 1 wall with diff color from the rest of the wall makes the place stand out. I picked quite dark color for my living room too, but seems like quite well-received so far. Guest (even painters) commented that the color is quite relaxing. Have u tried playing w the online mock up in ICI website? http://www.dulux.com.sg/painterintro/painter.html Rectifications mostly done. But as we move ard the house, there bound to be little things we find that could be fine-tuned. haha! nvr ending process lah. Moving in this sun!

Took a 2nd look at ur floorplan, ur layout is pretty similar to mine, i suppose uncle will also be very shui bian n do all the way to the pipe and no extra charges. Rune Gd that they acknowledge the non-acceptable works! i think ur tiles shouldn't be a problem too. I had my MBR toilet floor tiles dig up n relay becos they forgotten to conceal my aircon drainage underneath. It didnt look any diff b4 and after. Pinkpetter also had similar rectifications, all swee swee too.

SOOOOooo cute! I wished i had the guts to do this. I scare my hub will faint, or frens come over will laugh their head off me Anyway, uncle maybe a little forgetful at times, he used to say he'll call us back but also MIA. to add on to wat gongkia mentioned, i think uncle really very chin chye with the payment now. When he called us up for last payment after rectifications, he asked if the balance 30% is ok for us.. kept going "可以吗? 不可以跟我讲。真的可以吗?". When had to 'convince' him that it was ok with us to pay him all the balance even thou we have not shifted in. He said some owners tell him they cash tight, can wait 1-2mth he's also ok. After paying him, i was still bugging Jason to finish off some painting touch up and its done last wkend. This fri still asking their door sub-con to take a look at my PD door. No issues with their after-reno services.

congrats! what's the reno plan like? I think ur concrete support still looks, not really super old fashion type.

its ok, uncle dun really bothers abt the exact fit. His carpenters will go up to take measurement n do full length. Even if it exceeds 7ft, i doubt uncle will charge anything extra.
