Many parts of "present's FS beliefs" are actually "legends" originated from the past. "Wen Chang Di" is one of this. Read attached files. Like ancient chinese "novel" - "Journey to the West". Many people still "choose" to believe those characters were "real" - especially the many chinese deities originated from there, sigh. Understand subjects' syallus coverage, read, think & practice more will improve skills. Conducsive environment in another factor influent study. Your unit fitted with both sliding & casement windows. - The casement window is ok - picture showed fitted with screws, no more rivets. Law requires these screw to be ss304 grade or higher. - Sliding window got angle trip, but cannot see the round white-color stopper. You & neighbour to absorbe cost 50:50. May be can delay the repair till 2nd appointment, after your seller start reno. Can ask seller's reno contractor to do the repair, etc...need to coordinate between 3 parties. -
Those who prefers to use "side door" than "main door" is to save resources, out of personal interests, but most frequently on the expenses of the marjority. Example, quenuing. Anyway, these stars are only observed by chinese who stayed in Northern semisphere. In other words, those stars at Southern semisphere are not reflected here. There is a "stupid" belief by ancient chinese, even nowsday's bazi analyser who based the "happening in the sky is a reflection on the earth." Bazi's "theory" based on: Year -reflect one's ancestry or early stage Month - parents or later life Day- adult & married life Hour - kids or late stage of life Who defines this "theory", only God knows.

Both gentlemen have their pts. Engaging exclusive agent has its pros & cons; let me shared my experience on WHY/HOW i engaged EA to seller the condo unit: 1. Holding power- not in hurry to sell - - Day 1 told agent I was willing to extend the contract for another 3 months if unit cannot sell within 3 months. - Take your time, do proper screening before allow viewing. I don't to see those "ah beng, ah seng, ah lian or ah huay". - I would only sell to the one who really appreciate my reno theme, the plants I had. - Showed title deed, report (how much i bought...) to agent to show my sincerity & indirectly, I can hold. - Stopped giving agent an wrong illusion that they've found a "gold". 2. Ability/willingness to pay the extra 1% - this goes without saying, hard work deserves the wage. 3. "Mentor" level - Among a few, did a screening myself, chosed the mentor-level agent - experience=contacts, comm skills=presentation, personalities=honest, sincere, presentable,..... 4. Before selling, bought a resale HDB 5-rm with another agent, paid 1% comm. EA was aware. 5. 4-eye meeting - Set some rules, wanted her to avoid from happening/seeing. During the journey (1/8/09 - 20/9/09), met almost 20+ viewers (viewing only allowed when I ard). The buyer is a christian couple with 2 kids. They impressed me with the manner the 2 kids behaved, the daughter even could tell names of all the plants I have correctly! (P3-P4), we talked quite a lot with other things, anyway, they did not make any offer. After a night's thought, the next day called my agent to invite the couple over and I wanted to understand their concerns further. Within less than half an hour, many-eye discussion over my rectangular 1.8 meter long dining table, deal closed at much discounted price - I was happy to have found the "right" buyer, my agent was happy too. Buyer also happy. -

Optimum refers at that point of time/siuation. True, envirnoment is very dynamic & volatile, like a soccer match, many players "run" at/to different locations at the same time. That was why at later stage I added in those "conditions" in the SS. - Heard of : a wrong move of one chess, loss the whole game??

Be realised that, seller agents, especially those "exclusive agent" are at upper hand. Existing law cannot do anything to such. That was why before I signed the exclusive agreement, last year, for selling a condo unit, asked the agent to "observe" & "follow" some rules, and purposedly reminded her on a few occassions that the final discretion decision was by me, not her. There was one occasion an Indian PR with agent came second time for viewing, and signed a check asked me to "consider the amount". The amount not hit bottom price i set. My agent "kept" (I refused to "take" on the spot, as I never asked him to sign cheque, not to mention giving me OTP)the cheque and told me: "be nice to customer", "just keep the cheque for a day or two then reject it lah" , "just don't give them the OTP, we keep selling!" - wow, very tactful!. I said to her: "You can keep the cheque", I did not lay a finger on this cheque. Forget abt the agent, keep searching. -
- Clever, straight forward. - Years ago, I experencied doing "homework" till calculator battery run out. - Later put many formular and conditions here & there in spreadsheet to present many sceneriors and want to pick the "optimum". - I think I should register the patent for this spreadsheet. But who will buy? Pricing is another issue. - Along the way of building formular & conditions, the details went & "stayed" in my brain till now.

Just to let you know: - I borrowed 18K from my grand mother (mil's mother)'s "coffin money" in 1992 for reno & some furniture stuff. Wedding, reno almost all come together. - Plastering, sanding, painting, electrical wires modifications, lighting installation... all done by me. Have great "sense of belong" after that. - Practised 2 skills then: "Tighten the belt" & "bite the bullet". Paid back 18k within a year. Once learnt, remember for life.

1. In this instance, you've right not to pay buyer's agent even 1 cent. Pls standy OTP doc, sign and give to buyer when he gives you 1K. Can downloan OTP from HDB's web, get buyer's agent as witness. 2. If you engage an agent to represent you, agent MUST do everything. 3. Best is by cheque (pay only at 2nd appointment, service deems completed) for traceability, payee = company -

Almost wanted to go there jalan jalan, hollow ones make louder sound!. May be can be replaced by solid stainless steel rods of different length. May I know how "long" are those hollow pipes? Got 1-3 feets long? I'm interest also to know where you hang the windchime. Fsm got specifically mentioned just ONE or a few to hang at some corners?

Coolant fluid(gas) is compressed and force to flow by means of pistol-action which's mechanically linked to motor's rotary movement. Non-inverter version's compressor motor is either "on" or "off", rotating at a constant speed, is quite harmful to the pistols and the current is also always in "surge" waveform. This compressor is exactly the same as the car's Ac compressor, buy pistol-action is coupled to engineer's rotation. Always do not switch on or off the car's ac when rpm is high, harmful to pistol. Inverter's motor is AC motor, with frequency-modulated power input, ie, high frequency(high load) higher speed, low frequncy(low load) lower speed. There is no frequent on/off actions like on-inverter type does, so technically speaking prolong life of compressor as well as less power consumption,ie no sudden surges.

BO, Pardon me for side track a bit here. Reading yr reply, reminded me of my "General Magnetic" stock which was bought many years back, get delisted recently from SGX. Have received the certificate for CASh portion, CPF portion till held by UOBKayHian. The liquid now harden up becomes "solid". Think of to frame up the "solid" for the time being and present to son when he is 21 as present, hope further this "solid" become liquid one day.

Believed you are refering to "house facing" which is the "unit facing". HDB really poses "big challenges" to fsms. Ancient houses, on ground with 1 storey, have front door, side door, back door...Definition of "house facing" is: same as front door's facing. In geographical sense, the whole building (1 hdb blk), or even whole cluster, or a condo with few block, have geomancal impacts to ppl who stay within, but do not be confused with "block facing", "cluster facing", "house facing"="unit facing". Ancient Chinese live in Northern semisphere of the earth, they know no much about the Sourthern semisphere - can tell from western's 88 constellation vs chines 3+28 ++ constellation. Due to constellation, ancient chinese built houses facing south..

The white round stain still there? Try put wet cloth on top for a few hours, say 3hr, then rub surface with same cloth a few time. wash cloth, make wet, put onto top the stain for 3 hr... repeat the same for say a week and see result.

Hi BO, Both experiences tell me buying/selling/holding property needs more "study" before the "strike" than as compared to stocks. Again, history & experence taught me to avoid buying following counters/stock: -hotel -mfg -TSC -Mult -Cons -Serv -Sgr -Com Concentrate on FIN & Proty. Property: I try the "EAST" first. Have been in the east since born, die must be in the east - come from dust, goes to dust.
