  1. Just for knowledge. ABS stands for Acrylonitrile Butadiene Styrene, is a kind of "plastic", rather "fragile" if thickness more than 2mm, will "crack" easily and color tone will change if subject to prolong heat & UV light..Some "pcv" pipe is actually PP material, some flexibililty, those bigger pipe use ABS material. For long run, Alu is better.
  2. My parents' unit got afternoon sun, I understand the "effects". Bite one, I never buy an unit subject to afternoon sun. - The brick wall is so hot, take few hours to cool down, even at mid-night, the wall still hot. Hall & room kena the sunlight radiation. - Only solution is to "isolate" the suhlight from reaching the brick wall (clading or wall-plant to cover the whole wall) HDB is studying this. - Another "compromised" to have "isolation layer" in between the outside & inside wall, but ... reduced strength. - Reduced "brick wall" as much as possible, replaced with glass, especially those "sound-proof" glass. - btw, after talking so much, the most practical way is to put curtain & adapt to the heat.....
  3. 1. Are you sure the relocation of incoming "ELCB cum switches/fuses" made by contractor is permanent? If yes, meaning quite many power cables(power pt, lighting..) already re-wired. Or relocation is just temporary? Very interesting. 2. Must know the reason of relocation such, ie: old location obstruct something, or the incoming 3 phase/1phase power cables riser somehow "modified" after TOP. It is right to ask lawyer to get an answer. 3. Your bought the unit which was "unsold for years" by developer? 4. PM you the contact details for a PE friend for years.
  4. Observed the cracks whether is "top down", "bottom up", or "left right, right left". "Top down" or "Bottom up" cracks easlier to handle. - "verticle" cracks - Best way is to "enlarge" the crack, make surrounding wall (say 1 ft from crack) rought using punch, "enlarged cracks" filled with hard cement, wait dry, whole area (1 ft from crack) apply plaster, wait dry, sand surface to same as other walls. Paint over the whole wall. If just fill cracks with plaster & paint over - you will see the "repair marking" obviously. By doing this, or just paint over the cracks, the cracks will surface within months. -"Horizontal" cracks - more serious, the "contraction force" is great. Make sure the "upper" part of wall drops down not! Same method as above for repair, MUST wait dry before re-painting. Give them time, if not, you will spend more time. Do not tell me HOW to repair, an insult to their professionalism!, let them do, not to your satisfactory, ask them back again until one day..hold their money...my story: - observed both V & H crack, similar to yr situations, after reno. I let cracks further till the ceramic tiles(on wall) also cracks. -They came, fill up, repainted & go. Cracks comes again. Calls again. - Told repair man my idea as above kena answered back like insulting to them. - They came 3 times already, cracks still there. - Wait until one day, I get work up get other party to repair & backcharged them. Anyway, I'm holding back $10K+ Note: I repaired the cracks myself previously(now old already & don't feel like to hand on), the above method work, I have tried many method in facts.
  5. IRAS is paying attention to one who RECEIVEs Angbao, not the one who give Angbao. You are safe, fsm not safe if he does not declare this in his personal income tax, if no roc registry. If his service is based on proprietary entity, is quite alright - accountant hard to check. If he acts on behalf of a pte ltd, needs to issue a receipt as proof of service provided.

  8. Yes, they do. It's alright they're exercising judgement based on certain norms. The question is I prefer to wear short with slipper (those evening lauch) for casual occasions like this, and looked like "a poor old man". I like to wear "care-free" style when not in business. The Waterfront Gold is calling me , agencies & developer have closed door meeting last Thursday. In Singapore, most influential figures like to drive cars with White, Black & Silve colors, as I have noticed. Can tell this at private clubs.   9. May be worth to wait for a while, but, developers, are very unlikely to reduce price because now the "sentiment" is "good", though the stock mkt is temporary "soft". If you're really keen & got money, aim yr targets (location, $psf, FH/99/999, TOP, etc) go to those VVIP launches, you will get big saving(3-5% at least). Try register yourself on-line as keen buyer, at various developers' webs. You will receive info on these VVIP launches. I have been to a few VVIP launches, ALL agents there are "very one kind", you can sense(see) the eyes/mouth got the $$ stamps, so be "mental prepared" if you were just there to "look see look see".

My advise: Get the contractor to breakdown the items as details as possible, not "lumpsum", so can have a better picture & allow you room for "bargain", 1. flooring/wall tiles - material varies, best to quote a range, $$A-$$B psf. 2. Cabinets/wallrobe - psf - material varies a lot. ABS is expensive, ply wood is cheap, solid-wood expensive.... 3. Lighting/power pt/sw/scv/tel - single gang/double gang, brand, make, all vary. Ask contractor to put down the brand/mark if possible. 4. Painting - basecoat, 2 coats, 3 coats? ICI, dupont?Any enamel paint for pipes/door? 5. Sliding window is much cheaper than casement windows. 6. A 1-hr fire-retarded door can cost >1K. 7. PVC/folding door is cheap, "solid" wooden door is exp, glass/pp door in between, lock's price also varies.. Alway wise to standby contingency plan(~10%) (some $ put aside) for variation order, just in case. Hope above helps.

  14. Thanks for the info. 三合派 & 三元派, use luopan in all occasions, use Bazi and also put emphasis on North East South West. Recommend FS items. Tend to use 挂.推命 传统派 , hardly use luopan, except for 阴宅 auditing, emphasis on "internal" & "external" geomancy(格局),door/roof position, river/pond/reservoir, mountain...., road direction... Angbo subjects to income tax....don't get caught.
  15. You're the buyer, so deal ALL with your lawyer. Yr lawyer is supposed to work out the sums & inform you to issue cheque to buyer's lawyer. You will likely to be advised by yr lawyer to issue cheque to pay maintenance fee to the MC, issue to MC's name..... Don't worry, work closely with yr lawyer, he will inform you duely.

I believed the "AIP" is granted by bank's representative sitted around new private properties' lobby after "hearing" the borrow's financial situations, it has quite smiliar in nature to "letter of intent" in business. But all these has no legal bearing on both parties, that is to say - have = don't have. Much saver way is to get "letter of offer" from finance lenders, but, during the meet-up, need to present essential doc.... to prove your "financial worth", & the "letter of offer" will be issued approximately 7 days after the meet-up after the lender has completed their evaluation of your "financial worth". LOO will last usually 6 months. If you have time & energy, approach a few lenders & get their LOO and compare and make the decision....
  17. Further to the FS items issue. Actually, I'm not saying all fs items are no good. My understanding/comprehension of functionality of such items are originated from their shapes/beliefs, thus influent one's "state of mind" based on one's beliefs on such item. The item itself will not directly bring one the impacts one desired, however, due to influence one's "state of mind" , one changes his mood/confidence level, behaviour, etc, once these attributes improved, fortune changes & follow. One's "fortune"(福) depend on his "luck"(运),luck relates to one's personalities, once personalities change, PR improves, change the way one see and react to events (attitudes), luck changes..... I have not come accross a person with "wired" personaities comes with good luck. This principle is smilar to students who pay their worship to 文昌帝,in return for good results. If a student has been on "average" scores, after praying to 文昌帝, he will feel more certain & confident and thus cools his mind and concentrate his minds on his study, "good result" is not far from him. If a student who just merely paying worshiping to 文昌帝,and does nothing else, do you think he can score well? That's why ppls say "no free lunch" in this world, every effects(actions) pay.

Some "stupid" questions here with regards to house audit, so forumers can understand further: - Usually, how long does hse audit lasts?, in term of hour. - Did fsm see environment "outside" the unit, or even the geomancy around the building/area? - Did fsm ask specifically "What" you expect from him, or, did you ask/request "what" you expect from his audit, like peace, wealth, health, study... - Do they use "Loupan"? - Do they "write" down those "suggestions" & pass to u or, U write/remember what he says. - Payment? cash/ cheque? Angbao? Official invoice with receipt?

  22. Very interesting. Leosmk, since 2007, how is it now? You choosed coaxial cable i/p(SCV) or RJ45(correct term?). Original no cables from rooms to faceplate in riser? My previous condo TOP in 2006 came with all the cables with SCV coxial input, so I looked for a reuter with such input.

  24. 1. See SLA's map and have a overall view of the Geylang River, a few sharp turns and become (塘如曲尺,人丁苦楚). From geomancy point of view, no good. But, at closer look, is a mirror-image of "inner L", is good. If situated at "external L" then (凶) 2. If the condo embracing within a U-shaped river, will be the best Geomancy. 3. Make sure the river flows & with clear water. 4. Main entrance at left is good (青龙), NS facing is good for Singapore situated at 1 deg N latitude. Can't see the (白虎)& (玄武)from plan. 5. Must go to site & observe, if were to comment more.
