  2. Thank you. Intended to make full redemption this coming september (inform bank 3 mnth in advance), so no penalty. Actually the penalty also not much, 1.5% x outstanding + return of freebie. I hate to q, fill up form, sign here & there. I prefer all at one go if possible.....but wife..sigh
  3. Correction: temperature difference between tile & ambience ~ 28-16 = 12 degC, can cause much condensation.
  4. Need bring together the valuation report when applying HLE. HDB will ask you amount you need & check your if you are qualified to apply for HLE, if yes, will give u a letter, then you may consider exercising OTP by paying $4K to seller. You are safe once you got this letter, just wait for 1st appt date.
  5. A. Assuming the FCU is 9000BTU capacity, diffuser directed(fixed) toward ceiling(distance?), 16degC for 1wk(24x7hr). 9000BTU=2267kilocal. To condense air(water vapour) to 1kg of water needs 600kilocal (same delta temperature, ie 28degC). Assuming no loss in the process( FCU outlet-ceiling-ceramic tile), ceramic tile =16 degc, room temperature with moisture at 28degC. Can convert air to abt 3.5kg of water ! Only certain tile limited area( I guess maybe abt 4 ft x 4 ft) can do the condensation process. But ceiling slab has absorbed much energy, tile surface's temp & room's temp difference ~ 4-8 deg, not much condensation can be formed. B. Concealed in ceiling ducted- this is more likely the cause - coolant pipe with insulation tube run at ceiing, long duration of low temperature running through copper pipe, absorbed heat from ceiling (your flooring) causing ceramic tile cool enough to condense air to water. If this is the case, your below unit's ceiling, must be "crying" like raining. Find chance to enter there to look at their ceiling (your affected flooring area). I think it is logical to run the following test & observation: 1. Ask your below unit to run the aircon at 16 degC, you put thermal meters at various spots on your tiles. Paste clinical thermal meter using clay. Make measuring surface direct contact with tile. Also record room temp. 2. Record the temp of thermal meters (A, B, C, D.....) quarterly hr & observed any condensation formed on tiles. 3. Run till the droplet of water formed on tile. Take photo or video.... Take note that unit below you has right to sw on aircon as low temp & as long hr as they like = the problem will surface again, if root cause not terminated. Better write in to developer, your reason (best with pict showing wet floor) and suggest to carry out test like above-mention to find out WHAT and WHICH AREA cause the cold tiles that condense water. Once your airco is ok, running all FCUs at 16 degC, with windows open, for at least 5~8hr, observe areas around FCUs and compressor to see any "wet" marks.

  7. Interesting scenerior! Wish to know further info: - Any idea how long yr neighbour switch on aircon, day? night? - Roughly how "hot" your room (day -28degC?, nigh - 26deg C?), any forced-ventilation (fan), - Other residents (same stack) facing same problem? Or can check with supervisor.
  8. Should approach HDB getting HLE after $1K option fee paid & before signing OTP. If approved (max 80% of valuation price) then sign OTP, submit resale application, wait for 1st appt date. COV must be paid in cash (bank loan is at 2nd appt, HDB loan, I think is 1st appt). Hope above clears yr doubt.
  9. Correct, wife insisted fixed, so last yr took UOB's at 2.48%, 30yr, $466k, $1800+per mnth. Will be revised to $330+per month starting May, after partial pre-payment, filled & submited CPF HBL form again to indicated my/wife amount to be deducted.

Just to add further to Yoongf's comment: - Seemed that agent, you and the seller failed to understand the significance of OTP. - The $1k cheque(option fee) from you is in exchange your OTP to buyer, if you decided to sell to him. - Correctly, this process has to be done at the same place, same time, with your & witness(agent)'s signature on OTP. - Buyer takes the OTP home, & within 14 days, to return the OTP with his signature & pass you a $4K cheque(or can be any amount <4K, not exceeding 5K with the option fee. - You cannot make offer to another seller within this 14 days. - You better at the quicker earlier time bank in the cheque. - If seller does not return OTP after 14 days, or he within 14 days, indicates to you he is not interested to buy your flat, the $1K cheque is then rightfully your & you can start selling again. - If $1K cheque bounces, then you may consider take action.   13. Homestly speaking, I get sick of filling up those CPF HBL form when interest rate revised & monthly instalment amount different !.
  14. Lawyers like to "talk" to lawyers via "black & white", and like to send their "b&w" to the other parties by hand or registered post. In private bank loan situation, lawyer A handles yr case in the beginning goes oversea and cannot come back in time to close the deal....that's why HDB wants themselve in the "safe side", say min 6wk. Another party is CPF board, forms pass here & there take min 3 weeks to be effective! Make sure HBL/3 form from lawyer to cpf board on time to effect the trasfer of $ to your bank. If you make partial pre-payment to bank later on, sign another HBL form. once monthly instlement revised, another HBL form!
  15. "Cheap" is not always a good thing. What I think/experenced the following are important: - Quotation to breakdown price by each single item, provide transparency, therefore honesty of supplier in a way or so. - If possible, go to the ID who you know, instead of a fresh new one. Know each other win half the battle. - Indicate what material to use for each item, so no dispute later on.
  16. Suggest you to forget whole issue, frame the cheque up, next tell your story to grandchildren. Try making selling house as a pleasant experience.....
  17. - Wash face with normal soap, instead of "creams". - Avoid washing face with warm water. Use normal tapwater - Avoid taking chilli, spicy food, those "agitated" food - Take more fruit with fibre, like watermelo (too "cold") for ladies, papaya, banana, apple - flush out "toxic" within intestines. - Effec will be observed ~ 1 wk later. Make above become habit....
  18. To reveal, I never cook cos - Mother & sisters cooked when I was young, then father cook and brothers cook before I married. After marriage, Mother-in-law cooks, practically afternoon & evening meals. Shs is a great cook, but old amt tire already lah, always ask to my children: "What to cook". Wife doesn't cook, son cook! Teach "ah Mah" to mix this & that and how to use the mount-in oven. Also a good cook in school's scout - fried rice, sweet potato soup, steam rice, loose corn with butter.....
  19. Must know what materials before action: - black solid surface: granite? cultured marble? Wood? - White patches: enamal paint? glue?......
  20. - You are legally entiltled to the $1k option fee(cheque) which was meant to be paid to you in your name, if seller opted out not to purchase later on, though before you offer him the OTP. - bounched cheque = seller intended not honour his word = seller has "intention to cheat" which is a criminal act, can make a police repoort & with this report, proceed to small claim court..........if you have time & energy & found worth doing so. - I'm sure agent has some "ill-intention" by holding the cheque, or letting you aware such, for after a week. Check it out. For me, i would replace the agent without hesitation if found he/she has "ill-intention". - Anyway, bounced cheque also has cost owner a "punishment" fee, you may "feel better" if not to go further on this. Think another way - can always get back this "$1k" from future buyer, right? But must get the agent corrected first.
  21. - With PA, seller need not to be at 2nd appt. - They open joint account, money bank in. - Seller knew agent house sold at higher price, agent claimed to be cov. - Both together withdrew money & closed account. - Legally ok, but in term of morality not ok lah. Watch out for such!.

Talking about PA, reminds me of what my friend( sec sch classmate, had been agent for 5 years)told me about his real estate partner did: - Look for those desperately need cash & want to sell away house. - Lend seller money, interest free, get his PA to sell house by agent. Pre-agreed to sell house at valuation price. - Agent arrange house valuation, 2 sets. One high and one lower. - Sell buyer at high valuation. Told the desperator house sold at lower. - Agent open one bank account. - Bank in proceeds, withdraw all money, closed account. - Passed cash difference to desperator. - Agent earned (high-low)val + comm.
  23. Generally, my personal views abt Pasir Ris: - Flats price comparable cheaper, less demand. BTW, one EA sold 600K with finger print recognition locking system, clap, light on/off. - I drive, but really "hate" so many traffic lights, if u realise, there are many pesdestrian crossing lights as well. Something wrong wrong somewhere. - Many empty plots of land available for further development - Flats good for young couples (cheap) as steping stone...also go for retirees (bicycle) ,go seaside jalan jalan. - Many eatries outlets closedown during the past years. Those along seaside- failed packed & go. Macdonald at Drive 1- bye bye. - Shops at Loyang Pt, frequently exchange hand. - Potential to be developed further to extract clowd. - No "famous" Pri/sec/jc around.
