Parc Lumiere is DBSS built by Sim Lian Grp, is classified under Public Residential Scheme. "Landlord" is HDB for land title, maintenance carry out by TC, it is not a strata title building. Window grille standardisation for DBSS?? - RUBBISH!

29 years. Wife & myself are joint owners for both. We'll revise every 3 years. As long as meeting the minimum sum issue, can use cpf's OA to pay for 2nd property. 1st instalment just started few days ago, we use our cpf OA to pay. We still have some $68K in OAs can be utilised, as in june 2011, after meeting ms rule, to pay for property. This 68K can last, 1k instalment for 12 months, 2k instalment for another 12 months, 3k instalment for another subsequent 12 months...then TOP when "supply tsunami" will come as I anticipated. Original intention was 100% cpf for present's 32-year old 5 rm. I don't intend to sell this as my age not allow me to "flip" any more, and, you know those cpf rules - I foresee little chance to withdraw the $ out to spend the ways I wish. Logically, I should put as much as CPF $ there...... - Put cash in banks, no "juice" to earn. - Put cash in stk mkt, "risky". - Remain cpf in OA??? to earn 2.5%??? No way. I prefer to park them in property till I die.

Many skills in finance-related, best to be pickup and tried while one is young enough, this gives one confidence. If fails, can try again. Human tends to resist to change when get older. Without knowledge, hand-on, at this year (say 50yo) = miss the boat liao. Confidence needs to be earned but at times could be very expensive.

gimz63251073, correct. Some to add. "Planning" concept best to be instilled and prctised while one is young and become a "way of life". It is the "key" to make things happen by intention. http://www.cpf.gov.sg/multimedia/retirement/retirement.html Planning process involves many attributes, like discipline, responsibility, resistance to temptations, know-how, skills, projection, anticipation, level of confidence, wisdom, etc etc. It also involves "courage to correcton" as and when needed during the process. 1. With property pledging(automatic), memebers (before turning 55) needs to set aside 50% of MS($65k as at 2011), the excess in OA can be used to pay toward Public Residential or Private Residential properties. Illustration: OA=40k SA=50K Inv=0k total = 90K, Excess = 90k-65k=25k. Therefore, member is only allowed to use the 25k in OA (remember not 40K!) to pay towards properties. 2. Married couple(provided they nominate each other as beneficiaries for their Minimum Sum), when 2 of them reached 55, can apply to joint the "combined MSS" whereby the need to set aside only 1.5 time of the ms amount, instead of 2 times. -
This $466.2K was 90% of valuation of $518 which I took in 2009 with UOB. Lock-in 1 year, however comes with one "free" partial prepayment within lock-in. Another clause states MUST maintain >$80K within lockin period. So, within lock-in, I made a partial payment(CPF) and left the outstanding some 83K from 466.2K. Now lock-in expired, however, get caught with clause 10.2 for paying back "subsided legal fee" if full redemption were to make within 3 years from 1st day of cash disbursement. This amounts to some $1688. The yearly interest would have incurred for 81K = 2.4K. Have to pay legal fee of $600 for processing full redemption. Ok, come to your query: Because of low interest environments, I dump much of my cash into stock mkt and wife has been "nagging", 2 loans lah, put so much cash in stock lah.... 1. Recent Allgreen's stock buyback has helped me get back some $111K from stk mkt, inclusive of abt 26K profit. Have asked son to be incharge and plan for yr end holiday. 2. So, to make wife happy( so I also happy) and my ears peaceful, I actioned. 3. Worth mentioning, this ($466.2- $81K)paid by cpf, 81k by cash. 4. Another loan(80% of 1.03mil) just got 1st cash disbursement 10% ($100.3K) on 1st June 2011. 20% of 1.03mil, stamp duty have been paid by cash. TOP 2014. Just nice, will be 50oy then.

Let's face what's happening now: 1. When get older, 50 onwards, cpf contribution rates reduced. 2. Upon 55, retirement account will be automatically open, and if not working, OA will be closed. $131k (OA+SA+inv)will be transfered into RA. Then wait till 62, can "slowly" withdraw some bit by bit, how much, not very sure. 2-1. If the sum of the 3 accounts is <$131K. And if one is paying property instalment by cpf = stop. 2-2. If the sum of the 3 accounts is >$131K, the "excess" can be withdrawn, but how much, not too sure yet. 3. Upon 55, if still working, OA maintains. If the sum of 3 accts <$131, every month's OA amount goes into RA, can't use cpf $ to pay property! So, must plan properly when one reaches 55, making sure no cpf instalment for loan if MS not reached. Correct me if I'm wrong, please. -

With this MMS keeps increasing, those reaching 55 very likely to sell away "bigger" house and stay in smaller one and get some cash out to really "enjoy life" first, I foresee this is the trend. -

My SA is quite "solid", almost near 131k liao. Good news: from 1 sept 2011: employer contribution up another 1%, and, employee's salary cap will increased from $4500, to $5000. These 2 "good news" = "extra" $ goes into OA liao, chiong ah. -

The watt calculation gives you a "better picture" of what you required. Some loads run on 3phase, eg 5HP aircon. Most home appliances run in single phase & the "power consumption" some expressed as VA, horse power, BTU, Watt. Have to convert all to watt and add all up. Rule of thumb, incoming breaker & cable has to size at 120% capacity, if all loads add up=100%. -
Any number can be 为財. 四 is definitely as "丁", simply: 甲.、乙、丙、丁 I was born and brought up in "landed" "rural" area till age of 16 when move to HDB estate due to the GREAT relocation programme of s'pore. We were using the mentioned stove, on ground, in kitchen, fed by chopped wood. However, some corrections needed: 1. The stove was quite a giant, constructed by bricks & cement with some ceramic tiles(always had hairline cracks) 2. The traditional stove has "4 mouths" - A mouth where wok or pots sit onto, always on top. - B mouth leads to where burnt ash is collected. This is where the "air" in to help burn the wood. If this mouth is blocked, no oxygen will be taken in, fire would be distinguished slowly in no time. This is the so call 入气口. - C mouth lead to area where chopped wood are input while wok/pots remain on A mouth. - D mouth - chimney where carbon dioxide with all the white smoke are out. This is the 出气口。Without this mouth, one can image "how" the whole kitchen would be like after some time of cooking. A & D "mouths" facing "upward". B on top of C mouths, both mouths facing the user who can input the wood and output the ash. Chinese believes "气" relates to life. In reality, the problem is, there are too many/much "invention" of types of "气" around and ppls get confused, including myself......

My cpf $ par par: OA+SA+inv = $160k+, can see cannot touch till 55. 40% to 30%, now how many %??. One month takes $300 to drink coffee? Or, better to sell off all property and take all money & go holiday (hope by then heath condition allow) & rent the hdb flat? Claim that children don't want us? -

All these are "life style choice". Choices made today bear "fruits" tomorrow. CPF OA, whether used or not, all time subject to "interest". The only "difference" is: - If CPF $ with CPF board, cpf board will pay you interest, so you will have more $. - If CPF $ used in property, when property sold, you need to pay back this interest to your own account. Longer the loan tenure, will use more cpf $, therefore "more" interest(amount)to be paid. The "indifference" is: ALL still your money, so can close 2 eyes to this stupid issue. Real issue is, I see no chance to withdraw this "hard-earned" money when I need it.
