  1. Like your industrial looks Lubber Duckie, NICE! very practical and convenient layout, from the looks of your kitchen. I see that you are a fellow rider, looks like a road bike there on the top. I'm thinking of getting a bike tower as well, however it would be secured to a false ceiling, would that be stable? I have the wall hook for my current home. works fine for my 9kg mtb.
  2. The kitchen cabinets are from Supersimons'. All the best for your renovation, yeo99.
  3. Hello Edward, Welcome to RT, looks like the number of 3-roomers are blooming! Here's your layout; Looks like a transformation is in order, great potential for the toliet I share your delighted in finally choosing the ID, definitely a tedious process. Having said that, I'm sure you would be comfortable now after doing all your homework. My budget for renovation is around your region as well, still keeping it lwithin my budget. All the best in your renovation journey. To do all these (signatures) >Go to my controls under the 2nd menu bar, >on the left column under personal profile, >click edit signatures
  4. Happy to see the commencement of your big project, lachesis & titanax. Can't wait to see the transformation under the good hands of Jaskel. Best wishes!
  5. oic, thanks for sharing durianlane. I had a plan to put the shower under the extended area (I'm assuming since kitchen should be fine as an old school kitchen would be under wet area as well) I would be submitting for approval soon. wish me luck I would love that toilet as well, the convenience of accessing through the bedroom.. bet that a fair substantial amount money spent on the toliet. Well, i do concured that renovation's bill would usually end up more that the inital budget, hence trying to stick to the budget would definitely be the most challenging thing.. Take it as an investment guys, afterall this is going to be worthwhile asset that you and your family will benefit All the best ben1977.
  6. Welcome to RT MO2, Hang-in there, 2nd appointment isn'tn too far away as well.. once you've gotten letter of resale flat, you can ask your contractor to apply for permit liaoz. All the best.
  7. Hello Curryqueen, Looks like everything is almost in shape to move in liaoz. Congrats of your new home and new pet Puck Your beautiful prego flooring should be able to withstand her claws. Is that prego family? Your grills and gates are beautiful. Totally agree that it beats the previous tick-tac-toe heads down. Did you changed your grills for the whole house or just the corridor areas only? Mind sharing how much and where you paid for them? Nice sliding door, is it costly? nice, nice. happy for you.
  8. Hi blackcxt, hope this helps.
  9. Hello durianlane. Love your transformation, Fabulous modern design, choice of monotone colours. *thumbs up* You must be a proud owner of your newly furnished apartment. Especially your toliet too, wish to ask you about your initial layout, where the extended area was intially proposed to be a shower area but turned out to be wash-basin area? Any reasons for that?
  10. Yea, the GST alone can get us a brand new Aircon system.. Oic, sounds like you are in good hands with your contractor. Remembered you were saying that your renovation would start after the Hungry ghost festival. So I suppose hacking works is commencing anytime soon? Wish you a smooth journey
  11. Hello guys, Wellmax's number is easily within reach from the classified newspaper. To begin with, I didn't hire Wellmax, but I would like to share my opinions about the company. Indeed, Eric is very experienced and truthful in the field. I got to know him when my colleague engages them to replace his windows. He was there to show the pictures and samples of his products. Wellmax pricing is indeed one of the most competitive I must say. Aftersome time, I was told that their worksmanship was shabby, and that my colleague had called repeatedly to the company to touch-up defects. However, they failed repeatedly to turn up that my fustrated colleague given up on them and had to live with the half-past six job. So, the story goes; you pay peanuts, you get monkeys job done.
  12. Hihi neubie.. Remembered seeing you posted somewhere in the forum before. So nice to see fellow TPY 3-roomer neighbour We share the identical layout! Can't help to say this, but our toliets are sooo tiny. The marble flooring looks so nice, really a pity if it's not able to retain And what complicated ceiling you have.. Do you have a 3-D to share? Can't what to see your transformation
  13. Hi, what is the intended purpose for your oakley purchase? For sports? Fashion? Are you looking for thin frames (wires) or bulky plastics (jackets) or metalic (X-metals) What kind of lenses are you looking for? Colour-oriented(choose by colour) or light-transmission (choose by amount of light filtered) Once you have establised all these, you can zoom in to the particular eye wear. There's quite a number of parallel importers here; they normally got them from US straight and thereafter resale it here; hence you get to have these oakley beauty at a fraction (about 30% less) of the retail price. However note that these will NOT by warrant by Larrakin (local oakley distributor). Hope this helps.
  14. Hi Miss_YB To begin with; 1) Find out the BTUs required for to cool your room(s); General guide is calculate the Area (Length in metres x Breath in metres) x 600. Having this figure tells you the fancoil size to choose for each room. e.g 4.2m x 3m x 600 = 7560 BTU, hence I would look for fancoil able to support the above BTU using Daikin inverter for e.g would be FTKS25DVM, up 8530BTU 2) Add up the total 3 BTUs would tell you the Condenser size required; e.g Find the condenser which is able to to support the sum of Max BTU capacity, assuming that all are using 7560 BTU fancoils and using Daikin inverter for e.g would be 3MKS71ESG; up to 24225BTU 3) Check your usage; Inverter or non-inverter? I would stick to your choice of Inverter.. in terms of your usage. 4) What brands then? According to figures from NEA, Daikin A/C seems to peform better with COPs. I do understand that Daikin generally cost more than other brands, however on the long run, it is more cost efficient as well. So back to our above example; I would choose the best (or highest) COP that fits my condensor. In this case, the configuration would be as italics above. http://www.coolserve.com.sg/htmdocs/produc...ils.asp?id=2448 5) which retailer? At this juncture, there's some highly recommended retailers amongst the forum like GC, creationair, HT and Imperial.. Get your quotes for the above configurations; ask specifically what pipes/ insulation (type- armaflex? Thermoflex?; thickness 1/2inch? 1/4 inch? class?) it comes with. Do note the quality of worksmanship (feedback from the forumers) as a consideration. This allows you to compare apple with apple. Quotes usually doesn't include A/C racks as well. Difference in price ranges should lie around around $90- $200. 6) extended warranty? After much consideration; extended warranty (if given check specifically if it covers the inverter-board card) is not really necessary as coverage if warrant by the retailer and not the manufactuer (Daikin) where you get replacements.. These are my 2-cents worth. Hope this answers your question.
  15. hi Apprye Pardon my ignorance; but does Huper Optik comes with those reflective surface as well? I'm looking for those of privacy features? Would would the charges be like? The Huper Optik webby didn't seemed to say much.. TIA.
  16. Hello Froggy, Good to see that your reno is progressing well. Hang on there. Meanwhile, on the topic of handing over; does Edmund have those "L&D clauses"? I was shared by some colleagues about the "Late and Damages" where you can opt for charges if contractor failed to deliver on time, design goes way out of your desired outcome (unless you are the one whom wants to change during the reno process) as well as damages charges inflicted by the workers...
  17. wow Mr Yeak and his team are very efficient with their works. *Thumbs* up for your smooth reno bangbang. If you don't mind waiting for a little longer, you can get your electronics from the upcomming Comex
  18. Hello samgalz, Congrats for moving in to your new home. And also clearing the Kingkoil issue.. seems like customer services are pretty lacking here They seemed pretty nice during the warehouse sale previously though.. Just wondering if you still have any nuggets of advices for us noobs out here; like something that you find really worth spending on at your reno; or something that you might not have done..? (ps, thanks for aron's Aircon recommendation. Will KIV him:)
  19. Can check out Calligaris, also from Italy, available from XZQT at Orchard ION. They have a wide range on showcase.
  20. Didn't find the Megatex courts sale very impressive.. Found that the sales price matches Best Denki weekend sales price. I used a Samsung fridge, Samsung LED tv and Panasonic mircowave as a comparision.
  21. Hi, FYI, my parents purchased panasonic non-inverter sys2. Everything was fine for the first year, till the MBR fan unit was leaking water. Despite having serviced, the problem recurred after a week.
  22. Hi, recently saw a Balinese Theme renovation done by Tiler Seng; You can view his works from here Gp tp post #188. Hope this helps
  23. Hello Alan1388, Welcome to RT, so nice to another fellow 3-roomer. Just to share; I would be getting my keys the following week as well, same time as you. Like curryqueen, my budget was $25k, but slowly ballooned to $30k liaoz. And I hope that it stops there *pray pray* Manutd1927 brought some good advices; with all these in mind I'm sure you can sustain $13k, (only reno; w/o fittings.) A forumer; stray801 did that with that kinda of budget You really need to access the current condition of your flat, consider what is necessary; if you deamed if the current stuffs is useable or still up to your standards; E.g kitchen cabinet-just change the laminates of the cabinet doors; For flooring; I'm not certain what's your current condition; if parquet-you may just polish it, Tiles-you may choose to respray; engaging faithcoat like gimz63251073 alternatively you may overlay with laminates (if current floor is 1st layer). Generally things involving hacking and carpentry would cost more. my 2-cents worth
  24. Hello sanntann, Hope I'm not too late to welcome you to RT. Likewise I'm looking forward to the 25th Aug as well, will be collecting my keys then. How's your trip to the IDs, I don't have much plesant experience like froggy with ids, walked to one of them in IMM, and turn up that the ID didn't do anything at all after 2 weeks after our meeting; and purely added the things I requested ontop of their "BASIC 3-room resale reno" package. Needless to say I didn't continue with them.. Anyway, take your time to do your research; get at least 3 quotes.. it would be easyier siince you have an idea what you want. Once you finalised your desired layout (you may like some ideas from some magazine like home-style; or IDs), then conceptualise and ask them for quote. Henry should be able to get you a rough idea of the market prices; he seem to be a popular contractor here in renotalk. My price ranges about $8000 from the cheapest to the most expensive quote; I got myself a storage bed as well; You are right a (queen) storage bed would cost anywhere from $840. Usually you can get a better deal with purchase of mattress (purchase with purchase they call it). Eventually i bought my Kingkoil Bed+storage devan at just above $2k during the kingkoil sale. Goodluck with your quotation.
  25. Yupz, Agree with ne0mesis, Aron has a good offer for the panasonic package. However I pull the brakes and decided to settle on Daikin instead after considering on my requirements as well as power consumption.
