"no need to prove anything in court first?", yet, the judge makes a decision only on evidence? if u show evidence in court, so that the judge can make his ruling, den u are proving ur case in court. -
oh, it can't take rugs on the floor? so tt mean i can't use it if i have one of those big rugs on my living floor with my sofa and coffee table sitting on the rug?

in our current societal climate, a lot of times, it doesn't pay to be an honest salesman in our business dealings cos most of our customers, through past experiences, either doubt us, or try to "makan" us. but think about it this way, we're the ones who will have to live with how we do our business. so do we wanna have a clear conscience and conduct ourselves ethically and honestly? or do we wanna cut a few corners so as to try and level the playing field a bit? i know my stand. and as the chinese saying goes, i won't tremble in fear when there's a knock on my door in the middle of the night. -

i would recommend El Bano at 486 Sims Avenue, just a few shops before Viva Nueva. Look for Annie. Prices are competitive and service is much better than Viva even though my ID brought me to Viva. U'd think Viva would serve me better since ID brought me there. But no, my 2nd visit by myself to check other things out, they gave me the impression that i'm wasting their time asking prices and hinted me to look around at other places first or search online for exactly what i want, den ask them to quote me. Well, i did. i went to Jln Besar shops to source, got almost the lowest possible pricing for each item, and passed the list to my ID and he asked them to quote. Best thing, after 2 weeks, they didn't even dare to get back to him. Cos they couldn't match the prices i gave them. Even my ID also thinks they can't match. And El Bano not just matched, but beat some of the prices. -
Get stuck? as in if it goes into a small space where it cannot turn after bumping into the obstacle, it will be stuck there in that little space? Not entirely clean? So still can see dust, dirt and hair on the floor after it has finished cleaning? Also, as gimz asked, will it go frm one room to another? or i have to pick it up and place it in another room for it to clean tt room?

sorry, whether scrapping wif dealer or LTA, all items in ur car must be in working condition, regardless whether u're selling the car or scrapping it. however, u can always replace ur expensive items wif cheaper ones and resell ur items to other car owners. and for that matter, sports rims means sports rims, not those metal wheels used by taxis hor. those are steel wheels, not sports rims.

when one party makes any accusation/application via the Charter, the onus of proof is on the male party. when she cries foul, he must prove his innocence. when he cries foul, he must prove he suffered a disadvantage instead of her proving her innocence like he had to do in the former scenario. the onus is always on the male party to prove themselves. that in itself, shows a biased position. so tell me den, how does the Charter serve to protect both men and women in the same breath? when it is the men who always have to prove themselves? whether the innocent party or the aggrieved one. i'm sorry, even lawyers, counsellors, women's rights activists also say that the Charter does not adequately protect the men as it does the women. so i cannot agree wif ur statement. -

i do not blame the seller's agent for doing so. rmb, the seller is paying him commission to act in his(seller's) best interests. so even though seller may be willing to settle for less, agent must also do his bit to try and increase the selling price so as to look after the seller's interests. at the same time of trying to increase the selling price, yes, he also gains but look at this frm this angle, suppose he manages to increase the selling price by $15000. his increase in commission is only $150. for an increase of $150, do u think any good and proper agent in his right mind will take the risk of bursting the deal, and having to hang onto the unit for another 1-2 months, spend more money advertising, spend more time wif viewings, all for the potential extra earnings of perhaps $150? tt's super short-sightedness. most selling agents just want to close the deal and move onto the next unit. no agent wants to be stuck wif an un-sold unit for too long. i've met good agents, i've met bad agents in my search for my home. but i still hold a neutral view of them. at d end of d day, we always only hear horror stories of bad agents. but we seldom hear stories of good agents. the % of agents out there who are bad, when compared to the whole population of agents practising in the industry is not high. in fact, it is actually only a few black sheep among them, but cos the media tends to propagate the horror stories, less aware and less calm consumers become super suspicious of all agents. everything tt whichever agent does, to them, has an ulterior motive. the ultimate protection for oneself is awareness. and if u're inexperienced, the person who can help u wif that, is ur own agent. so when appointing an agent, its best to ask ard for recommendations. recommendations frm ppl u can trust. so tt u knw tt ur agent will be honest and fair in his dealings wif u. -
Does not matter whether it applies to u or not. Regardless of the ruling, if u are paying him commission, tt means YOU are his client, and he has to look after YOUR interests. if seller is also paying him, den he also has to look after seller's interests. tt's why there is a conflict of interests. so in ur case, ruling or no ruling, since u're paying him comm, he has to look after YOUR interests. if throughout the deal, he did not do so, den u have 2 options. 1) no need to pay him commission. OR 2) pay him commission and then report him to the relevant authorities IF you have proof that he did not adequately or professionally, look after YOUR interests. Proof such as undesirable facts about the unit that he did not reveal to you before u made an offer, untrue or stories given to you tt are inconsistent with that which he gave to sellers etc etc. If no such proof, den only option available is Option (1). However, did u sign any commission forms wif him? if no, den u can dun pay him, claiming conflict of interests for him if u pay him. dun let him smoke u wif this ruling saying its not effective for ur deal. Conflict of interests has always been there for agents who act for both parties. in any deal, any middleman who acts for both parties will always have to deal wif conflict of interests. if u had signed a commission form wif him, den u got no choice but to pay him. however, again use this conflict of interest to negotiate a reduction in comm payable by u to at most 0.5%.

just a suggestion: u can re-furbish all u want, but if ur dog is not trained properly and disciplined well, this will happen again. when dogs do such things, or behave in a manner we deem as mischievous, it is not cos they want to annoy us or they find it amusing for them, it is cos thr is something wrong. perhaps a need of theirs tt we're not meeting, or we're leaving them alone for too long a period of time. they do such things to get our attention. to tell us thr's sth wrong somewhere in our relationship wif them. -
yea, it wouldn't seem to make sense to hv trunking inside false ceiling. suspending the pipings frm the real ceiling, within the false ceiling shld be good enuf. just ensure tt insulation is properly done wif d correct materials. of cos, some will be kiasu n insist on enclosing the pipings in a trunking before concealing everything wif d false ceiling. sure, it looks nice and makes one feel safer (ie. shld piping inexplicably burst, still gt trunking to contain the leakage - actually this logic is flawed.), but thr's less ventilation and air tt is trapped within an enclosed space does heat up more. on a warm day, d air temperature in d room may be 28deg, and that which is within the false ceiling will probably be 29-30deg. but the air temperature inside the trunking would be even higher at maybe 32deg or so. this wld definitely cause more condensation on the pipes within the trunking. imagine a cold piece of metal placed in a refrigerator. do u see any condensation on that piece of metal? no, we wouldn't. take it out of the fridge and place it in room temperature. within seconds we see water droplets forming on its surface. it's the same logic/theory, cos this is science. sorry, no offence meant to anyone. just saying tt the reason for occurrence of condensation under such circumstances is due to a scientific theory.

yes, i wld suggest u do as wat "godloveyou" suggested. furthermore, why pay them 3k to stay together wif them? u might as well pay this 3k to a landlord for a short-term lease and stay by urself wif ur family, instead of wif some stranger's family. not to mention, such a stranger is oredi beginning to give u problems. can u imagine wat other problems they might give while staying wif u? short-term rental is not gg to be easy to find, so u'll need that 3k. typical hdb 3rm flat goes for abt 1.5k to 2k monthly. bt tt's assuming tenant takes a 1-yr lease. so for only 1-2mths, landlord may nt be willing to lease out to u. so offer landlord a slight incentive to take ur lease by upping the rental a bit. as far as the discount given in ur selling price, let it go. dun let d issue fester in ur mind. it'll only make u more frustrated and give u more stress without any benefit to u or ur family. wat goes around comes around. wat u lose here, u may gain in ur new plc or in other areas of ur life.
