  1. I don't think u will find any brand of wall fan that offers on site servicing.
  2. Come to think of it.. usually such heater got a pressure relief valve to release excess pressure when over boiling. Perhaps yr relief valve is stuck open and allowing steam to be vented out?
  3. Your symptoms sound like steam coming out of the water heater? like a kettle? Water heater suppose to heat to only max 60 degree, not to boiling point. Perhaps this model got a rapid heating phase.. where there is max heating.. and water boils over too fast? I not familar with gas heater.. but it really sounds like the regulator is set incorectly resulting in overheating.
  4. The important detail about undermount is that the solid surface must overhang the edge of the sink by 10 to 20mm. Also.. when choosing sink. choose a model that the rim edge is flat. There are some sinks have raised reinforced edge. which can't be undermount properly. For raised edge.. then the solid surface will not be able to overhang the bowl. Therefore need to get the correct sink for undermounting.
  5. There are a few sizes.. as well as different screw thread dimensions in the market. U need to post a photo of your tap and the hose u intend to connect to, then we can tell u wad u need.
  6. I is better to undermount, so that there is less chance of leakage between the top rim and the solid surface. Is easier for contractor to undermount. The sink rim sits on the wooden carpentry top, the solid surface just place above the rim. Water on solid surface just sweep into the undermount sink. Double bowl in 70/30 is better, I use the smaller one to put the wet garbage bin. Is better to get those better stainless steel which is darker in colour. Bright stainless steel.. if kena dent/acid burn.. the damage more obvious. Sharp corners are nicer, but rounded more practical. Very important is able to match the kitchen tap with the basin. Try to source them together cos mounting position may be akward if tap is too big for basin. Just my opinions only.
  7. U put those bamboo blinds. Then u put cupboards inside the PES. Bamboo blinds will hide the cupboards. Or u install a frameless glass wall, same colour as the PES railing.. then hide the cupboard behind it. By right cannot paint, cos will affect overall building look. But some buildings already very messy, so the MCST see no point enforcing it. Rattan basket go those shops like Manila furnishing?
  8. Yep.. is the trend now. Points to take note: Have a tiled skirting say.. 150mm between the vanity top and the mirror. Mirror cannot tahan near water. There will be black marks below. Such designs only look nice if it's bright, ie.. got light shining the vanity top. Plan the light point first, because mirror hard to drill on site once delivered. dun forget to include a medicine cabinet to store things like spare toilet roll, cleaning stuff etc.
  9. TV Wall mount brackets require steel expanding anchor bolts, not those plastic wall plugs. Most walls are built with hollow bricks. Very seldom u see walls made from solid brick or concrete. The reason why your wall looks thin is because these high precision wall panels do not require screeding, as such u do not see the typical layer of cement screed, thus giving the impression that there is only 20mm. These type of wall material are stronger than simple wall screed. installation is not an issue, provided when drilling the hole. dun boo boo overdrilling the size of the hole. Besides.. wall mounts are not meant for dynamic loading, so it's very safe.
  10. Can get those stain remover from NTUC, Giant.. either come in plain brown bottle or blue bottle. Is basically hydrochloric acid, which is similar to concentrated bleach. The challenge is to spray.. let it attack the stain.. foaming.. scrub off using brush and gloves.. repeat until gone. not realistic to expect 1st time to remove it totally. Dun use those steel wool. They will permanently scratch the gloss surface and leave gray hairline marks.
  11. grass need consistent sun. Got shadow means grass balding. Err.. Use those new generation artificial grass. Those long strain type u see at those indoor football pitch. Really feels and looks like grass! And these type dun need to confine at balcony area.. can run in to the living as well.
  12. Never fill up with soil. Must always use pots in sunken planter. If the planter ever get choked with and water cannot drain out, it will be very interesting. Put pots and then fill up the voids with those clay coloured expanded clay granules. Can mix decking over and pots.. dun need be consistent.
  13. My advice.. 1. Try not to use PLC. Use E27 holders instead. If PLC, and not bright/ too bright, u cannot adjust the wattage due to different PLC holder. E27 u can simply change the bulb to lower/higher wattage. 2. Your corridor outside the bedrooms, 2 downlight is enough? 3. Try to put in wardrobes before u do yr lighting plan. If u do without consideration for wardrobe, then ur light may be off centre with walkway in bedrooms/ kitchen/ service balcony. 4. Works areas.. like kitchen and toilets.. I prefer to do very bright by using multiple lightbulb fixtures. When wake up early morning.. going into a super bright toilet really wakes a person up. Therefore, toilet.. consider 1 down light at shower area, 1 at basin area. 5. Kitchen avoid using downlight, due to shadows. Florescent tubes or undercounter T5 is best for kitchen so got lesser shadows.
  14. I have used a lot of them. Prices psf is more or less similar, unless u go for those really exotic designs, where the psf is similar to comparessd marble. No regrets. There are several issues to consider. 1. Wood gives u warm feel. Tiles are cold. Can u accept the coldness? 2. There are those truly flat tiles, but I prefer those with chamfered edges, and more textured. They look more natural. 3. these tiles are rectangular, 100mm X 900mm. and most are warped due to their length. Thus need bigger gaps between the tiles so the warpage is not obvious. 4. Stagger the tiles. Wood strips are never aligned perfectly. 5. These tiles are printed, and the design is not full bodied. So.. edging needs special attention.
  15. sometimes the wall is a feature wall, then no skirting looks nicer. But practical problems are many. When mop, then the bottom area will have grey smudges. Dun look 5 star. If the floor is wet, then there is potential for capilary action where the water seeps up the wall, behind the paint, leaving whitish spots on the paint. Actually, I find that huge marble skirtings really add class to an area. Therefore, I try to make the skirting more obvious, rather than blend them in. Some ppl use wooden skirting on tiled floors to get the warm feel.

  17. You do not have to include any mention of tenancy extension with agency. U are the client, why do u let your supplier dictate the terms of the appointment? There are tenacy agreements which are pro-tenant, and there are tenacy agreements which are pro-landlord. Which would u like to use? Do not get intimated by the tenant's agent. U are the landload, and u are putting much more at risk compared to the tenant. Landlord shd be dictating the terms. According to the tenant's agent argument.. if the tenant fail to pay rent.. and u decide to evict him, then landlord still have to compensate the tenant for early termination? My opinion is simple.. u are the landlord and u should be calling the shots. If the tenant does not recognise this balance of power, are u comfortable passing a 500K or more investment to such a tenant? This type of tenant, I rather not have. U have to understand 1 thing. An agreement is meaningless unless u go to court to get it enforced. Obviously, u have assets that looks attractive to a plaintiff. Now, can the same be said for this tenant? Therefore, Who shd be calling the shots?
  18. If u got those switches with detachable faceplate, then dun install the faceplate while painting first. Normally, electical works come in first.
  19. Can consider changing to those Philips "extra bright" tubes. Will give about 20% more light output per watt. Can consider changing lamp fixture with E27 holder. Ikea got sell 1 model about $39, can put in 3X E27. Alternatively.. Just remove the lamp cover will be bright liao.
  20. Your house currently have a 2m front setback only, while yr side setback is 5-6m? BTW, is yr driveway is directly abutting your semi D neighbour?

Actually hor.. 21m width.. less 2m side setback.. less 2m airwell between the 2 chalets..leaves 17m width of footprint. 17m divided by 2 chalets.. gives 8.5m each. 8.5m (W) X 8.5m (D) = 777sqft footprint per chalet. meaning each floor is about the size of 3rm HDB flat. Actually quite comfortable...
  22. URA will not approve such an application. U can't detach from neighbour and changing yr neighbour from a Semi-D to a mini bungalow. Imagine the hefty property tax increase neighbour will be facing. Even if u build 2 chalets.. the property title is still one piece of paper. No bank will lend for half a title.

If your block has to be evacuated, and neighbours have to pass yr main door to get to the staircase, then ur main door has to be fire rated to ensure the means of escape. This is necesary so that if ur unit is on fire, the fire rated main door can hold back the fire for 30min to give the neighbours 30min to evacuate. If your door is currently not fire rated, then according to the HDB guidelines in the link above, the replacement door need not be fire rated.
  24. We all have to make PR talk once in a while. It's really a question of whether the audience buy the story. If land constraint is really the issue, then just build higher HDB flats with 4.8m ceiling height. Same number of flats, same carpark provision, no additional lift landings, invalid live on grd floor, able bodied live on loft level. Think out of the box.. go 3D!
  25. Swiitch on 2... dun mean consume 2 heater leh. The instant one.. unless is actively heating, wun be consuming much power other than the LED light when in standby mode. When the instant heater detect the storage hot water, the overheat sensor will auto cut off power. Hack toilet tile sure will cause damage to water proofing. When worker hack.. dun really take care. My view is this.. waterproofing fault is very costly to rectify.. involve hacking, rewaterproofing, retiling, downstairs false ceiling, painting, and work downtime. Given the high opportunity cost of defect, dun risk it lor. Imagine if toilet floor is marble.. and u can't get back same tonality... xim tia leh.
