  1. This type of work cannot compare quotes on a piecemeal basis.

  3. If u are redoing your roof, u do not have a choice. U must install if not, no CSC. This is under the scope of the electrician, and the cost will depend on the the design of the roof. In Sg, lightning is serious. I have a large curved metal roof, and get zapped a few times a year, triggering the ELCBs.
  4. 6 yrs old.. how long u plan to live there? If planning for say.. 5 yrs.. then.. u expect AC to last 11 yrs? Is very messy to redo AC system while living inside. Furthermore.. 6 yrs ago is R22 system.. today is R410.. if R22 system breakdown.. parts going to be harder to get.
  5. T8 only got 2 levels of brightness, normal tube or Extra bright (used in HDB upgrading). If whole house use purely T5, then when throw party it will not be bright enough. But.. rather than DIY some alternatives.. this is your dream home.. go and get the T8 replaced with T5. Do it once.. then over the next few years wun have to stare at the problem.
  6. T5 is actually brighter than T8. The lumen output is higher than T8. But because the tube is smaller, the effect is much different from a T8. It's like comparing a floodlight compared to a spotlight. Spot (intense) lighting with bright and dark contrast gives a warmer feel.
  7. Batten as in normal tube? Try T5 tubes instead. alternatively paint the walls a darker shade, like mocha colour.

    300X600 is no diff from 300X300 in terms of tiling for drainage. But toilets usually ppl use square tiles cos more proportional to shape of toilet.
  9. Seperate. Combo unit is hopeless at Drying. Also, drying capacity is extremely small.
  10. Stick masking tape. Use pencil to mark out location, and draw some extra extension lines like a target. When u start drilling, the location mark will be gone, so these extension line will be useful. Use a hammer and the drill bit, to lightly chip away a dent, to create a depression so that the drill bit will sit at the exact location. Once u get a rough depression, then can start drilling. Can do the same for homo tiles.

  12. When there is slight breeze on the roof, it will turn the ball. The ball will in turn extract the hot air near the ceiling of the house. This creates a slight vacuum inside the house, and draws cool air in from level 1. So got natural breeze all the time. It is really useful. No issue with rain, or noise, but the tenant worry about bugs flying in.
  13. Close window?? For laundry to dry, there must be cross ventilation, as such.. windows must be open and there must be air movement, ie.. fresh air from windows pass laundry then out the room door. If a room has no ventilation, then the moisture from the clothes will simply stagnate in the room, and such high humidity areas will result in very stale air. This is ideal environment for air borne dieseases. Simply putting a fan in the room will not work. It needs air exchange with outside air to remove the moisture.
  14. "TOP" brand of laundry detergent got a special formula to avoid this smell problem. Not too sure how effective it is, cos I use it under partial sun.
  15. If u submit plan for redevelopment, road widening line will be the new boundary, and the remnant land alienated to the SLA. Whether they widen or not.. is irrelevant. A&A will still require u to comply with building setback but no alienation. Building setback is taken from the boundary line. If got road widening line, that line is new boundary. And if the drain is not inline with neighbour drains, then also need to redo the boxed up drain.
  16. This is not a simple question to answer. Firstly, it costs a bomb. I think is ard 5-10K for electrical meter, and another 3 to 8K for the water meter, and if u install gas pipe, could be another 10-20K. If can afford it, I will always suggest that this is something to be done. But it total reno budget is less than 100K, then this will be way out of proportion of budget. Why I think it is good to do it.. is that we dun know how old the incoming cable/water pipes are. If u shift, then they will install new incoming cables and pipes, which is especially useful to upgrade to 3 phase power supply to support those huge aircons unit to ensure the penguins are happy. This kind of work cannot be done if someone is living inside. If after move in, and water pressure not enough, power not enough, then, need to move out temporarily. Finally, it is a chore to submit water and electrical readings online. The scheduled readings are fixed for the whole neighbourhood. If missed, it will be estimated, and for some reason, their system tend to estimate based on worse case scenario. In conclusion.. it really depends on how big a A&A is involved.
  17. If solid black colour will be obvious lor. Use black granite, got pattern one.. ppl will admire the pattern instead of focus on the uncleanliness.

  19. Err.. MR 16 is the techinical code to mean 12V connector. GU10 is the technical code to mean 100-230V connector. Go ebay singapore and key in these 2 seach term + LED and u will find all the technical info and prices.
  20. Going for the good stuff I see... It's only found in those big shops selling nothing but paint. Winly Paints at Lavender Road (next to Hotel 81) carries them.
  21. Based on your floorplan.. I think u need 2 fancoil, cos if the opening is just 1 doorway, then the cool air may not spread evenly. The room with the fancoil will be cold, while it will take time for the other room to cool down. Dun mind me saying... I think the original master door shd retain, and seal up the door next to the bed. Reasoning is that whenever come home.. first thing to do is to change to home clothes or use the toilet. If the door is from the bed, then got long way to walk. Better to have direct access. Also.. shd consider hack off the whole wall between the 2 rooms.. then got the really grand open feeling.
