It may appear that only a small part of the glass is inserted into the metal AT THE TOP. But due to sloping toilet floor, or unflat/unsquare wall, the other sections of the glass maybe already max into the metal. But what is unusual is how come the silicon is not applied to both sides. Normally, the glass sits in the middle, and silicon is applied to both sides. This is important as the silicon can allow for expansion/movement on either sides. Also.. do not underestimate the strength of silicon. Even if very little glass into metal, silicon itself can hold the glass upright.

Put it this way.. tempered glass.. cannot do any onsite adjustement cos tempered glass cannot trim on site. If make too big.. like 0.5mm too big, then the glass will be hit by the door. The process of tempering will cause the actual glass dimension to change a bit. Thus.. it is the SOP of glass installers to undersize a bit, and let the metal strip and silicon to absorb the difference. the H profile metal strip ... does not come in variable thickness. I suspect the contractor got what was needed to bridge the gap, then accept whatever thickness was available. I am not saying what is shown is incorrect or that it can't work, it's just not the standard practice. As to whether glass doors will vibrate.. yes.. it is very fragile. Do not take it for granted that it can take punishment, just like u won't take a wine glass and treat it like a plastic green mug. A common problem is that after a while.. the glass door will slant a little due to loosened hinge, and actually rub the other panel. Bang it hard, and that is the end of both the panel and the person.

Obviously the size of the glass was cut too small, and to make up for it, a H profile metal strip was used instead to cover the gap between the wall and the glass. Also, the metal strip is too thin. Normally, a 25mm deep U profile channel is used, and it's typically about 2mm thick. Normally, it's embedded flush with the tiles. However, constraints are.. if there are water pipes beneath the tiles, or this is a last minute addition, then it can't be done. Go to any shopping centre and see the glass frontage of any shops. It's a very common method of installation.

Floor planter box can use wooden strips to cover up as u have mentioned, to extend the floor area. Alternatively.. put potted plants inside, and then top off with those brown colour expanded clay balls. Whatever u do, do not simply pour soil into planter box, as that will increase the risk of unsightly wet stains. Use as large pots as will fit into the gap.
-
U mean planter box provided by the developer? Are they easily accessible or need to stretch out of window? Is sunken below the floor or raised? So far. what I see.. really depends on accessibility and the amt of sun.

Spray duck mould and leave for like 5 min. Then use those sponge scrub with handles to scrub out the stubborns stains. All will be gone in 1 session, rather than put up with the fumes overnite. I believe is quite powerful. When use bare hands... got some tingling feeling. And I am an old man!

PLC downlights are known as CFL (non integrated). If just buy from normal lighting shop, is 100% give u magnetic ballast cos is cheaper. However, if u go to specialist shops that cater to contractors, electronic ballast for PLC is available. But that means someone else need to swap the ballast in the fixture. electronic ballast vs magnetic ballast is not the issue of "energy saving", but more of "less energy wasting". By using electronics to control the current, less heat is generated, and u will also get the "inverter light" effect.

Looks like a high end jap product which I would normally go to places like Muji or Taka to seach. But.. since u need commercial quantities.. might as well go directly to the distributor. Seaching the brand name on yahoo.sg ... got this hit... http://www.eguide.com.sg/company-14822-foh...apore,Asia.html

for apts is more relevant to contact BCA. http://www.bca.gov.sg/BuildingInfoPlans/re...copy_plans.html just to share with everyone why unlikely to get floorplans from lawyers, a property transection is a huge sum. Sometimes, buyers or sellers may want to back out of the transection or hold other party ransom, and will find all excuses, such as "actual apt dun tally with approved/provided floorplans. Thus.. the legal ppl will rather rely on the legal description, and then state "as is where is". The floorplans do not form part of the legal documentation. Renovation is usually based on ID do site visit, measure, then quote.

Small one simply means overload. There are many ratings, 9A, 20A, 32A etc. Normally for lighting is 9A, while AC is normally 20A or 32A. This MCB is sized according to the wiring from the MCB to the load, and is suppose to trip before the wire actually overloads and becomes hot and melt and fire. If that trips.. sometimes.. the electrician will simply change to a higher rating. But it means the wires may not be sufficiently protected against overloading lor. Think u need to calculate what is the total load for that circuit. Simply add up all the watts for that circuit and divide by 230V.. shd give u the ampre. If lighting circuit trip MCB.. u must have a very bright home or the wire/MCB is about to fail liao.
-
When short circuit what happened? The ELCB (the one with the push test button) trip? One of the small MCB (row of small switches) trip? If yes, what is the number on it? how many amps (A)? Did the MCB box feel hot?

Put it this way.. Most immigration staff do profiling. If the traveller looks like genuine tourists, like got kids in tow, lovey dovey like on honeymoon, normally no problem. If got hotel bookings, return tickets.. even better. But if travel alone, like going to overstay, or look like a terrorist, then expect harder time. Normally, they will ask, stay where, carry how much $$, when leaving.. these type of answer sure on top of the head, can answer very fast. If like dunno.. then they suspect lor. Go US embassy apply for visa for tourist travel, ppl there will think u odd. Wait they think u up to something more fishy.

Sg passport holder usually no need. http://app.mfa.gov.sg/2006/idx_ConsularVisa.asp?web_id=216 Malaysia passport holder need to really pay attention. Got tons of horror stories, the most important thing to note, is that for countries not on the visa waiver program, MUST get the visa from home country. For example.. if the malaysian is living in Sg.. cannot get the visa from US embassy in Sg.. need to go to KL get the visa. When applying for the visa, may need to show sufficient $$ to last the stay there. There may be exceptions, but do not take it for granted. Got many incentive tour participants going to US kena jam at the customs there because did not follow these requirements.

Well.. casement door dun have to touch the base mah. Leave a gap between the base and the door also good for ventilation. If use aluminium sliding then got problem lor. Also.. aluminium door will face another problem.. if set in too big.. then the top track will also hit the bottom of the sink bowl.

My opinion hor ... Concrete sink support makes a kitchen adopt a old school look. It's a question of theme. But if the household got a zhu cha chef, then no choice. Normal wooden cabinet cannot tahan the chopper and running tap lifestyle. But I wish to add that the base of the concrete support, should ideally be set in about 200mm, cos when a person stands in front of the sink, waist touching the sink.. normally the toes protrudes into the sink underneath, so the 200mm addresses this issue. If dun have.. then is like a leaning forward kind of standing position.

Rooftop Terrace
yoongf replied to adam's topic in Landed & Condo Private Properties Renovation Discussion
http://www.bca.gov.sg/BMSM/others/strata_living.pdf See page 7 last para. As long as roof covering material is permanent and cast a shadow, is considered GFA. Some MC ppl also not expert in this issue, anyhow approve. then when later someone submit for official A&A, the QP submit as built and show so many additions, GFA sure burst the limit. Most important.. wanna do it simple.. do but dun get caught. If caught.. be smart enough to answer without digging up more skeletons in the closet. -
Rooftop Terrace

If CSC not issued, not allowed. If after CSC issued, is subject to approval from developer or MC, AND BCA+ URA, depending on whether got impact on GFA of the development. Layman wise, is very lechey to do the proper submissions. But many ppl do it without submissions ( and hope dun get caught/complaint). I have heard of many cases.. ID tell owner small thing.. dun waste with submissions.. then later owner kena BCA summon. Note that it is not the ID who go to court. -

Your living room "Expansion Valve" was jammed "on". Whenever the compressor is operated, instead of sending the refrigerant only to the room that is in operation, the refrigerant was also sent to the living room FC. Since the Living room FC is not operated, but the refridgerant is pumping, the entire piping will be cooled, and sweat excessively. Water dripping most likely due to pipe sweating occuring outside of the drip pan within the FC.

Whether is Malay race, or a Malay religion issue, it's still not acceptable by their point of view. I fully agree the GR is very friendly and to a dog.. friendly means licking. But licking involves saliva, and to others, it's deemed an attack! I was at ECP beach, and witnessed an incident tat really got me thinking. There was this auntie who unleashed her GR so that it can play with the waves. Suddenly. a whole group of swimmers suddenly left the water as if someone saw a shark. Then I realise.. a big malay family were swimming in the water and suddenly saw a charging dog. The Auntie behave as if nothing wrong. I felt she was inconsiderate. Anyway.. if big dog in small apt is an issue, how come private apts dun have this AVA restriction? The reason is that HDB adopts public policy, and in Sg.. there are strict leash laws, not so much because Sg is urban, but because to some segments of the population, it's not exactly an acceptable creature.
