Hi Tiler Seng, I need help with current granite flooring. It's only 5 years old but looks dull, with some water sipped in. Approximately 700sqft. Could you advise what service can help to clean or make the flooring nice again and provide the quote for 700 sqft?

Is this real photo or 3D drawing? The bathroom looks strange, the tap is running. Did the photographer deliberately let the tap water run just to take the photo? And HDB disallow exhaust fan in bathroom . . .looks more like a drawing to me, not the actual.

I prefer EM but there are other more important factors. Location is my top priority, so I will never consider a EM in Bukit Panjang, Bukit Gombak, Jurong West, Geylang etc. It also depends on a family need. EM may not be suitable for elderly and children. My friend's grandma fell from stairs to death the first day they moved in so they quickly sold the house. That was in the past when there was no MOP ruling.

If you are referring to new aircon piping, it is already included in the aircon package price. Usually 9000BTU for common bedroom, 12000BTU for master bedroom, 22000BTU for living hall, very much depending on the size. The last I heard from Gain City, it cost only $60 more to upgrade from 9000BTU to 12000BTU so worth considering upgrading. But please check the maximum/total capacity of the compressor. If the compressor cannot support the total BTU, then it will be pointless. I recommend you to visit Gain City and listen to their sales talk. Price is fixed so the sales people are upfront and transparent. They will also show you the cost to upgrade the copper piping and extended warranty etc. You may wish to consider removing aircon from your main quotation as this is something that can be easily sourced elsewhere and your contractor will do the co-ordination with the aircon supplier. Don't put all eggs into one basket. If you are very comfortable with your contractor, you can also add at a later stage. If you put in aircon, window grills, iron main gate etc. into your first contract, then you will be paying a higher deposit as deposit is usually 10% of contract price. Do you really need 2 aircon in living/dining? My friend who is staying in a landed property has 2 aircon in his living room but 1 has became redundant because 1 is good enough to cool the entire living room. His dining area is nearer to kitchen so not part of living hall. He had a ceiling fan above his dining table. Another friend did his BTO flat for only $15K yet his contractor threw in FOC aircon . I should be getting my next aircon from Gain City as extended warranty is very important to me.

Air Con $8,500 for air con is TOO much. Price for Mitsubishi system 2 and 3 should be around $2K+ & $3K+. Total should be around $5K - $6K at most. You can check out the prices at Gain City. There is also one seller in the forum that is selling at quite good price. Painting $1,600 for painting is ok but should document how many times. Usually 3 times - first painting, before carpentry, and final touch up. And usually different kind of paint is needed for ceiling so need to check whether there is additional cost for ceiling paint. And ask for painting to include painting the bathroom pipes just in case you need it. My contractor's quote is inclusive of doors and gates if required at no additional cost.

Most people will move furniture either to parents house or to a rented self-storage space. If you are renting another space to stay, then it make sense to move your furniture there to save on rented storage cost, provided your landlord agree to it. The problem is more of where to find a landlord who is willing to rent you a room for just 2 months. Most will ask for 1 or 2 years contract. My suggestion is to stay at relatives or friends' place near your house so it's easier to monitor the renovation work. Going on a month holidays and leaving everything to your contractor? You can do this if you are prepared to return with a heart attack! And you wouldn't want to receive a phone bill that can bomb your heart. Be it a big or small renovation, must monitor, monitor AND monitor. Not to mention that you are doing the whole house. -

I suggest to DIY. Advertise in StraitsTime and you will be overwhelmed by the number of responses despite just a small advertisement column . You just need to advertise once, no need to do it weekly, because serious buyers will be flipping through the newspaper property buy/sell columns very actively. Agents here are not professional and don't do much except to close case and collect commission.

Did I read correctly, 'Best among the best'? They just want your money. You are buying/selling a house so it has no relation to whether an agent is good or not. My Agent A was very diligent and patience, brought me to view >10 houses. Then I saw Agent B's advertisement, view 1 house, like it, and bought it. So, which agent is good? Does it matter?

$75K COV, Tiong Bahru. Basic condition. Jan 2013. Corner unit, super high floor. Bright & windy. My neighbour just sold his, slightly lower COV but total price to the buyer is $15K more than mine due to higher valuation. -
$50K doesn't guarantee a nice house, and indeed too large a sum to splurge on a 3 room. My friend recently done up her resale 4 room for $25K. And yes, a decent job done. Most ID/Contractor will not help you to save money so you have to do your own homework. For instance, you can consider using 600X600 tiles for kitchen backsplash, it's really nice, and at most a hundred over dollars. But a ID/Contractor will recommend you to go for more than a thousands dollars glass backsplash in order to look good. I find glass backsplash overpriced and getting common nowadays. Saw a forumer using motif tiles and the effect is 'wow' from forum readers.

Rate of return on property far exceed the interest on CPF. Unless you foresee that a property in 20 years time will be cheaper than today. Property is one of the must-have vehicle to curb high rising cost in Singapore. If save on renovation cost now, it will cost you more to do the same renovation in future. Higher labour cost, higher material cost, higher GST, higher taxes etc. To enhance your property value: Invest in prime location such as Tiong Bahru. Forget about Changi Point or Woodlands. To enhance your renovation value: - Go for good flooring like marble, granite, parquet etc.
