  2. Look for product with steel grade crafted on its. I bought a sturdy stainless steel disk rack and it is has steel grade 403 on its.

  4. To also not: some painter will add water when painting, if the paint is too thick. Hence, If you intend to store the remaining, let the painter know that you will store for future use, don't add water into those stored paint.
  5. I've tried combat and other popular brands products but all don't work. Surprisingly Ant Gel works like magic. And it is odourless. Made from food grade materials so no issue for children or pets too. You can get from NTUC,Giant or Homefix. Around $11 for a tube. Brand is Golden Hammer. The packaging looks not promising but effect is amazing. There are no more ants in my house just after 2 days. My parents 40 years od house have more ants so took one whole week to see the effect. I've recommended it to many friends and relatives, all are amazed with the result. . It not only get rid of ants in your house, but also outside your house, and the entire ant colony. You wouldn't need pesticides, vinegar, baits etc. anymore. Another forumer has suggested Terro-Pco above. I've not tried it but both works the same. Either one should be fine.
  6. Use oil based sealer. And then use matt instead of glossy finishing. The advatange of matt finishing is easy touch up, you can do it yourself as and when. Alternatively a direct painter can do the job for around $150.
  7. If the pins are embedded and not protruding, it may be easier to just patch up the area and leave the pins inside. Otherwise, will need to dig the area inorder to remove the pins, this will also require patching up. Patch up: mix white cement with paint to form a paste. use scrapper to smoothen out the paste. Cost less than one dollars.
  8. If the masking tape residues are recent one, you can try using masking tape to 'stick' them out. Have to do many times on same spot to clear them.
  9. It is good to do for old resale flat. If you have just done a renovation then there is no need to. And there is risk that those workers brought pests from other house into your house. Pest control is more needed by landed property to get rid of rats, snakes, spiders etc. My friend has tried a few different companies but all don't work. The pests will return after awhile. Traditional method (e.g. using ants powder) etc. are the cheapest and most effective so far.
  10. An update from my post above. It's coming to 2 years and my Panasonic bottom freezer fridge is still in good condition.
  11. I feel safer when DIY because I will ensure everything is done properly. I've seen how my other friends got screwed up by agents. Whether to use an agent or not, we still have to do our part and work. Can't rely on agents unless you are prepare for surprises .
  12. I am sceptical of engaging cleaning company after reading this thread. Shall engage those part time cleaners to do spring cleaning for me. Steaming is really easy to do. I invested in a Karcher steamer and have used it more than 20 times so far.
  13. I recommend Magic clean stain & mold. You can get it from any supermarket. Cost around $5 for a small bottle. Cheap & effective.
  14. Is there a gap when you close the door? I have similar issue with kitchen cabinet (done up by ex-owner's contractor). Please reject if there is gap because lizard can get in. This is happening to me now. Little creatures love such hiding place.

  17. Hi Umaisarah, having an agent friend helping with documentation is just an excuse used, I did all without an agent, it's very easy following instruction on HDB website. I've no experience selling but personally find it no harm signing exclusive because the agent will be more commited to sell the hosue for you. And I agree with mummychua that having too many agents kindof cheapen your property becasue you have no control over those agents advertisements all over internet and newspapers. And indeed you can negotatite the commission. To sign an exclusive, the most important factor is the selling record of the appointed agent. There are too many inexperienced and crooks agents in market.
  18. Hi Umaisarah, I bought my resale without going through an agent so there is no need to pay 1% agent fee. Some seller agent will only deal with own buyer agent in order to charge buyer 1% buyer agent fee. Not so ethical but many of them still workaround this method. Hence before viewing, I made clear to the agent that I am DIY-ing but have an agent friend to help me with documentation work so will not be paying any agent fee. Usually seller agent or co-broke agent will agreed because they hope to close case ASAP. Most are charging seller 2% agent fee which in turn is also pass on to buyer in the sales price. I don't really have an agent friend to help me with the documentation actually. It is very easy if you follow the instruction on HDB website. Further, the seller agent will also remind you of important things to do because the seller agent is also afraid if you are unsure causing delay in closing the case.
  19. I've blacklisted Genius Air-Conditioning at Ubi Road . The boss came down 5 times to fix my leaking issue and each time ended up with more problem and made me paid almost $700 with issue still unresolved. Ended up I tried naturalcool and it's resolved within 1st attempt.
  20. My TV was collecting dust in the living room so I gave it to my tenant. Tenant was extremely happy initially but after awhile she threw it into the store room. All we need is just a laptop. A TV is a white elephant, doesn't suit our life style.
